View Full Version : Why does EC projects completes faster than full Pte developments?

Anyone noticed that EC usually completes (and TOP) much faster than full Pte developments (regardless of the size of the development) ?

Usually completes in less than 3 yrs, even the slower ones takes maybe 3 yrs and 1 quarter.

They cannot use their worker for other contractor.

EC tender:
The Successful Tenderer or the approved developer shall at his own cost and expense,
construct and obtain Temporary Occupation Permit or Permits for the whole of the said
development within forty-eight (48) months from the date of acceptance of the tender by
the HDB.


Condo Tender:
The successful tenderer shall construct and obtain Temporary Occupation
Permit or Permits for the whole of the Development within the project
completion period of sixty (60) months computed from the date of acceptance
of tender by the Authority (“the project completion period”). Factors like
inclement weather, festive occasions, tight labour market, etc which may
delay or affect the progress of the Development have been taken into
consideration in the determination of the project completion period by the
Authority.

however, fast or slow, it is all depending on developer's planning.

Usually but not all, EC are built with multi storey carparks alike BTO flats and without basements. That's why can build faster than private condos.

This seems to be the most compelling reason.
