Studio in this area asking around $4000 per month. As I m withholding all my units in this area for rental, I cannot give u an exact figure. but if u asked me, studio in this area has the potential to reach $5000 per month.You may think it is unthinkable. but lets wait for all the units at Suites@Orchard to be filled up by Japanese Companies before opening my units for rental. wink wink ;)

Dear brothers and sisters, your handsome uncle wish to tell my story if u don't mind spending a bit of your time listening.

I vividly remember, in 2005 when the government announced the tender for the 2 IRs, I jumped out of my bed and quickly study the proposal.
That faithful morning, I did not take my breakfast, because I know in my heart, Singapore is going to change forever. Change for the better in global status.

As I studied the mouth of the dragon, I followed its slender body along the Singapore River and it ended in Great World City. I know, that any properties along this stretch is going to HUAT BIG BIG.

I then reviewed my 2 properties in River Valley and decided that I shall wait patiently for the completion of the IRs, or at least to stay put 5 years in this location. For I know, all new residential properties around Marina Bay will scale new highs. I know this from my experience and my grandparent's in Hong Kong property investment.

The key here is to be able to use one's Third Eye to visualize what it will look like after the completion of the IRs.

I tell you, your humble uncle meditated persistently every morning for 3 months.

Lo and Behold ! I saw the FUTURE....

I told everyone I met to park along Singapore River, as it was the most affordable by then. Sadly, only a few believed in me, as they think casino is a bad thing and they bet that property prices will drop.

I sold my 2 properties in River Valley and quickly moved to River Gate and Robertson 100 then they were newly completed and had many GUNIANG owners...GUNIANG because they have little experience in property investment in other countries...they did not know how properties in London and Hong Kong rocketed at every new development cycle..

I told my GUNIANG neighbors in the 2 projects: sell your 2 bedders only above S$1.5million. That was in 2011. They thought I am crazy and all of them laughed at me. Got one agent even laughed loudly at me. But this OLD BIRD is not aware of my connection with the Japanese companies. I told the agent, the Japanese shall flood this area like the Singapore River. She laughed even louder and sized your handsome uncle's body up and down.

Only recently last year, one buyer offer S$1.7 million for my 2 bedder in Robertson 100 and I accepted it. My rental then for my 2 bedders was S$5200.

Excuse me again. Sometimes when you are asking too much lower than your neighboring projects, the buyers can get disgusted by you. Reason is simple, they thought something wrong with your project. After all, they are buying something that costs millions, so they better not risk it and play safe despite what they can see the potential of the area. HUMAN NATURE.

So what is wrong with Parc Sophia ?

Nothing except only construction of Sophia Hills Condo surrounded it. Come on la, this will only last like 4 years. And a bit difficult to get rental only the GUNIANG owners of Parc Sophia got scared cannot tong liao selling cheap.

My advice to brothers here is not to scare the snake in the bush. Go in there do not sound too eager to buy, play the GUNIANGS a bit so they will sell you cheaper. I bet many of them dun read this forum.

Then just WAIT for uncle's signal.

Many gongkia angmoh GONG GONG go and climb the Sophie 100 steps. Going up Mt. Sophia and down the mountain are 2 different job. You do not climb the Sophie 100/100++ steps, you use it to go down the mountain. But to go back up to Mt.Sophia, you take a little stroll up the gentle side of the mountain.

Below show the 2 different ways of going up and down the mountain. By the way, you can use stairs "b" provided by Cathay .

Then, depending on which mall you want to go: You will use stair "a" ( which is Sophie 100/100 plus steps ) to go Plaza and use starir "b" to go Cathay.

For going up the mountain, always use the red arrow route as shown. Unless you prefer to lose some massive weights, then by all means climb the Sophie steps.

But let me remind you, Sophie steps is haunted..ONLY If you climb the steps without stopping, then it will be one hundred steps. Depending on how many vulgar words you have said on that day, the steps will increase according to the number of vulgar words you have used that day.. That is why you see the angmoh all cannot tahan, half way sure stopped and rest......Be warned...........

There is a pathway besides 8@Mt Sophia that leads directly to Plaza Sing's MSCP, unfortunately they locked up the door some years back. Bro BJ maybe you could ask them to open it for the benefit of the residents @ Sophia. :victorious:

yes, that is a reasonable price if you have not invested in top of the line super luxurious furnishing. It can be pushed higher, but if it is just basic furniture and furnishing, then it is a fair price :)

uncle also very happy u have brought glory to us by not giving in to lower asking rental.

i have walked from DBG mrt to peace centre and to me its already a far enough walk. it is roughly a 5 min brisk walk, or 7-8 min usual walking pace walk. now, the distance from peace centre to the condo is another story. isnt it an uphill walk? given that most people will talk 7-8 min to get to peace centre, i can safely conclude that the DBG mrt to the condo will take not less than 15 min in total. thats considered long by today's standards.

As I mentioned in the other thread, do not believe when some advertisers describe it as a 5 mins (some are even more absurd to say 3 mins) walk from Dhoby Ghaut MRT. And those who mentioned 'that staircase' should really go and walk that staircase themselves, especially at night!

In 2008, when I first bought Robertson 100, the same group of people (nick as shown in this thread) did the same talk down. However, they did not have the guts to buy and missed a profit gains of S$500 for every square feet invested. The gain here is going to be more than that.

Very obvious from the video, you can see many young students because of the university SMU and the Art's School. Further, this is near Istana, where the President works. So there will be no KTVs in this area and security will definitely be first class.

When you have a rigid residential zone that is limited by mostly red/commercial sites, it means you will not be able to expand the area. The size of the residential zone at Mt.Sophia means that it will likely remain as it is for many years to come after completion of Sophia Hills. Hence supply will be limited for this location.

In the first place, why the whole of hilltop Sophia is being used for residential is obvious that the demand for residential in this area is so high that there is no more place to expand anymore. The project at the hilltop at Mt Sophia marks the final phase of residential development at Mt.Sophia.

And if such is the case, you cannot expand the boundary of this Sophia Area to build more condos anymore, making it one of the most distinct, valuable and unique location in District 9.

if brothers and sisters look at the map carefully, from the School of Arts ( marked Yellow E ) after Cathay Building, there are only 3 buildings ( Marked Blue 4.3 plot ratio ) before the entrance to Mt.Sophia/ Mt Emily. So I really do not understand why some say they need to take more than 15 mins to walk that stretch.

In fact, when your uncle was little, I used to play around that area while visiting my friends there.

Last time, I could cut across within the 3 buildings. Now I am not so sure..maybe one of these days I shall try again my old route :)

Try taking this route if you dun mind climbing only a few steps. The total distance calculated using onemap is around 596m.

1) Enter POMO building and exit from the side.

2) Then climb a few steps up to the School of Arts foyer.

3) Exit to the main space in front of Cathay Building.

4) Then just follow the crowd and walk to the MRT station.

I used to be able to take the back lane behind all the buildings ( save around 80m ). Apparently, the management just told me a mins ago that they had closed it..too bad :(

This is the real Lion City..the soul..the power and the energy..The elevated part of the whole civic district. Just like:

As you can see from this youtube, uncle starts at Peace Center ( Foot of Mt Sophia ) and ends my journey at POMO Kaplan Campus.

The journey to walk past the 3Ps ( POMO, Parklane and Peace Center ) took merely under 3 mins ( See the timer at the bottom of the video ) and you can see that uncle's walking speed is really darn slow like a tortise as compared to the abled young and beautiful people walking past me (wink wink ):

If you can get 2000psf for Marina One, then go for it brother :)

It is a different concept for the 2 locations. For me, I decided on Sophia area because it was fairly unnoticed and not as loud as Marina One area. Food and shopping in this area is also cheaper and more reasonable.

In addition, you cannot move the historic treasures from Sophia location to Marina location, can you ?

Hence I think Marina One is super high end and I can only afford the most 2 units there. But here in Sophia, I can get more at this moment, at least ;) wink wink

He works in raffles place and prefers to just stroll there in less than 8 minutes. He seems to like the eateries around there and cold storage is just across the road. He is renting jenny Chua's apartment. I only realize in the AGM last week, that one of the ex police commissioner has a unit there too. Son of our late president Ong Teng Cheong also has units there. I do not mean Emily park but my condo.
He should have stay in Emily. It is a very nice area to stay in. Still he is very lucky he had already booked a place here .

If you are talking about existing Toped projects, you can try CityVale- a small project but the layouts of the units are not bad..( Hint: you can partition the 2 bedders into 2+1 study in this project wink wink ).unfortunately no unblocked units...and most good units are facing the small road.

Mt Sophia & Parc Sophia layout is good by today's standard ( Mt Sophia is the better one ) But they are right beside a major construction, and unless you can wait it out, I dun think you can stand the noises.

Cathay Residences, 8@Sophia ( Has good facillities ) , Suites@Orchard ( Has good facillities ) and Nomu are 4 very well located projects in the area. Unfortunately only some units in Cathay and Nomu have real unblocked views and not many owners here are willing to sell. But who knows, you might be lucky.

2 major construction here : Sophia Hills and Sophia Residences will have many unblocked and nice views...unfortunately they are not TOP yet.

Most projects here have little facillities unless you willing to go further like Parc Emily or wait for Sophia Hills and Sophia Residences.

Does that make any difference when you consider to buy properties? What are your thoughts?

As mentioned by AllthePies brother above, usually for new launch, we would not consider the tenure of the project but rather the location except under certain circumstances. These circumstances are unique to each project and I will reveal to you what they are in due course. One example is you will see a freehold project just TOPed and then got enblocked. There are unique reasons why it can be so and how one can identify such projects..but that's another story for another day.

Since location is the key to investment success, let's just focus on the location first:

Let's look at Oxley Rise location. The portion at Penang Road which is directly accessible to Orchard Road has been blocked by VisionCrest and a row of conserved buildings. It is unlikely that there will be any road change because under that row of buildings is a CTE tunnel.

If you drive, this location is much better than River Valley and more exclusive. In addition, our Mentor lives near that area, hence it will bring prestige and good luck to your family :) However, if you wish to walk, I suggest you take the walk yourself to Penang Road from the site and decide for yourself. Similarly, take the walk at Sophia Hills.

For Sophia area, it is full of live and energy from the young people walking around. There are many campus of Higher Learning here too. Hence, the rental demand should go up gradually and should spike suddenly middle of next year due to the influx of new corporate tenants into Singapore. For Sophia Hills, it has a class of its own because it is right at the peak of the mountain (or hill ? ). Also it has a larger land area, hence the facilities should be very nice and complete .

Although Hoi Hup builds many HDBs, they have also built many landed houses which make their layout unique.

To make a better judgement, I will have to wait for the layout of the 2 projects :)

Good point that you made on the location of oxley. I am working at haw par centre, just next to the oxley site and yes, I find that is quite a nice and serene area, except for that eye catching ERP gantry.

Sophia is more bustling for sure. I'm looking forward to Sophia launch especially after reading your comments. I didn't have much inclination to this area until now and when I'm free and not wearing my heels, I'll go take a walk to the hills.

Singapore’s 50th birthday will be marked not only with things to do, but also by new landmarks to see that will pay tribute to its people and history.

A commemorative walkway embellished with a mural depicting ordinary Singaporeans and an 8km walking trail that highlights the nation’s story will be launched in November next year, said Minister for Culture, Community and Youth Lawrence Wong yesterday.

“Many things that we are doing for SG50 are events and activities,” Mr Wong told staff and partners at the ministry’s second work plan seminar in the Bugis+ shopping mall.

“But (the new walkway and walking trail) are physical landmarks which we can leave behind and remember even for many years to come.”

The permanent 300m Art Connector will link the City Hall MRT station to the National Gallery Singapore, which opens officially next year.

The walkway’s design will feature the “diversity of our people” in portraits taken from the community.



From next month, Singaporeans will be invited to sketch themselves from a digital photograph for portraits to be incorporated into the design.

These will be made and collected through the Portraits of the People campaign roadshow, which will travel to 50 locations until May next year, and through a microsite, to be announced later.

People whose portraits are used will be able to look for themselves in the resulting large community mural on the Art Connector.

Yesterday, Mr Wong also announced the route for the Jubilee Walk, a walking trail announced earlier this year that aims to connect elements of Singapore’s past, present and future.

Highlights of the trail include the National Museum, Padang, Marina Barrage, and a new Jubilee Bridge to give pedestrians barrier- free access between the Merlion Park and the promenade in front of the Esplanade.

There will be trail and monument markers, mobile guide apps, and a mass walk in November next year to launch the trail.

Mr Wong said the ministry has worked on “building a cohesive community” in the past year through infrastructure and programmes in sports, the arts, volunteerism and youth sectors.

Next year’s sporting calendar would be busy as well, he noted, with Singapore hosting both the South-east Asian Games and the ASEAN Para Games.

Student Cleavon Tei thought the Art Connector was a creative idea.

“It’d be interesting to walk along that area and see portraits of Singaporeans. It’s a different kind of artwork that you won’t usually see at an art gallery,” said the 15-year-old.

i agree wif u that many guniang owners are asking way below the potential rent achievable in this location. i do not blame them, because there are many construction in this area. There seem to be a big supply coming from the huge newly completed projects like Sophia Residence and Suites@Orchard here.

i can tell you, all the empty units will be taken within the next 6 months. Already the office space is facing a shortage now. This could be attributed to many Hong Kong and Japanese offices relocating here. I forsee the next 2 great influx will be from Korea and Thailand.

Take note also that a new Law university will be completing within 3 years in this area, time almost tallying with the completion of many projects here.

Once all the renovating old buildings and completion of new projects and the campus is done. The next focus will be the 3P Buildings at the foot of Mt.Sophia. The first eye sore Peace Center should be gone very soon.

Yes, good sister.

However, if you are looking for city view, I think for this project it is better you go for the swimming pool view.

There are many units here with swimming pool views- This project has many facilities too that will appeal to the angmo expats.

It is only 7 years old, and with an original lease of 103; it still has more than 90 years to go..a bonus compared to most 99 years project in the CCR area of the same age. :)

In addition, it is very accessible to both the Orchard side of the location and the more serene Mt.Sophia side. You do not need to climb the stairs to go to Mt. Sophia, just walk a "secret" path within the project and take the lift to main security gate and off you go to the top :)

However, I think the only drawback now is that the construction noise here is currently quite loud for some units..but that's for day time only. ( Note if you view a unit here on weekends, you will not hear the same level of construction noise as weekday..so pick a weekday to view as well. ) Anyway, this is only temp.

If i m correct, most if not all one bedroom face suites@orchard. Also these one bedroom are good size (approx. 700-800sf) one bedders by recent year standards (last 3-4 years). Location speaks for this project. I m not vested here. Just my feedback.

Indeed this is an amazing project after going via the info brother shared here. I am very impressed with the complete range of facillities. In the very near future, we may not see such a big scale of project in CCR anymore. It is like River Place or Aspen Heights...awesome ! Further this is located right in the bullseye of CCR.

And did I read correctly ? This is a revenue generating project as the income from the facillities are going into sinking fund ? Wow amazing Hoi Hup...you did not let uncle down :)

However, I am a bit disappointed there are so few 1 bedder, otherwise I will be sure that this will be a 101% sold project :)

Sophia Hills will be the first project to have integrated conserved buildings redeveloped into a clubhouse, restaurant and childcare & Kindergarten Centre. This is extremely convenient for its resident to leave their kids within Sophia Hills while heading out for work etc. Developer is still in the stage of planning on seamless connectivity with public usage of restaurant and childcare center. This may translate into lower maintenance fee for Sophia Hills owners.

Very obviously, you did not read through the whole of this thread. Very lazy ! But uncle forgive you :)

As I explained before already, all the existing owners in this area are GUNIANGS.

Reasons being:

1) They are worried of the construction noise.

2) Worried cannot find tenants due to the noise.

3) GUNIANGS by nature and they if had sold below S$2000psf, they shall regret come 2015.

Exact same thing happened in Singapore River before uncle FRY THE PRICES THERE UNTIL NOW HIGH HIGH.

The lower you ask, the more difficult it is for you to sell as buyers will think you are a GUNIANG and something wrong with your project and it has something to do with the eye sore at the entrance of Mt. Sophia.

S$2000psf for a new project here is CHEAP like dunno what. ( I shall reveal why later in this thread, so stay tune ! )

The current owners here are going to regret it once uncle start the FRYING- IT SHALL BE UNSTOPPABLE !

( Hint: Please note uncle dun fry a location using mouth only ! )

For new projects, leasehold not very relevant unless in a few rare cases. This is because the lease still got a good big part to run.

But if say the lease already expended more than half like 30 years for 99 years, then there could be a problem due to banks unwilling to give loans for your buyers.

However, most projects 25 years liao already LAU KOK KOK ( old ) and most likely will be pushed for enbloc .

UNLESS the project has been condemned by developers due to previous unhappy dealings with the owners, most in Singapore will be successfully enblocked if put into the market.

Logically Freehold should rise more than the leasehold in Orchard area ( If you look at Cairnhill area, the older the more eXpensive ).

But for here, most FREEHOLD owners ARE GUNIANGS as I explained before. Like the previous Robertson 100 and River Gate owners who sold way way below my price. I told them $1million for one room, they ask me go fly kite. Now they themselves flew kites because I really did sell at S$1million for 1 room at Singapore River !!! Worse is I dun think they can afford to enter this segment any more !

There are both PROs and CONs of buying a leasehold or a freehold property. Today uncle nothing to do as all my kakias all very hardworking suddenly, so uncle shall reveal a little here.

Today I shall reveal the pointers about leasehold project first.

But be very discreet and do not CHEONG out to BUY after reading this. Otherwise I cannot imagine when the cooling measures will be removed liao.

Buying a new leasehold or a leasehold with most of the tenure intact is a good bet because it is usually cheaper costs wise. The project if well maintained can also attract a lot of tenants and if facilities is complete even better.

1) Usually because of land costs here, if you can get a huge leasehold project in a superb location is a very good investment. Just keep in mind that after a certain amount of tenure is expended ( usually half of the lease ), the price can go down. Or you may have problem finding buyers. But if you have held that long, usually the income from tenancy ( if cannot find buyer .) or capital appreciation (if can find buyer) would have already paid your investment off.

2) But tenants demand for such projects are usually very high like River Place which is leasehold But still very popular because of facilities and location. It is also very well maintained. For brand new lagi better because many tenants in the vicinity would shift to the newly completed projects definitely.

3) For old leasehold projects, the KANCHEONG owners are more willing to go enbloc than the GUNIANG Freehold owners. So like the old leasehold at South Bank, you can see how it surprised many when it went enblocked at a super price.

4) Location is top consideration for such projects. Especially those near to infrastructures like MRT or Malls or Schools. Or for investment, city ones are better as revealed in the previous email between my Japanese counterpart and me.

Indeed, uncle blackjack has a Third Eye... Actually, uncle can read the minds of most mere mortals (99.5% ). Even if uncle did not see the person, but by the way the person drew a map or plan, uncle can see what is in the person's thoughts. Allow therefore your handsome uncle to guide you through this little analysis: Let's start by looking at the plan at Marina Bay, what does it tell you ?

1) The person or team who plans this is very smart. But unfortunately, they are not as handsome as uncle.

2) You see the bottom right there are 5 plots of mixed development blocks already confirmed. They are "Pink" color ones. What does this tell uncle ? The very fact that they go for Mixed ( Residential & Office & Commercial ) plots here reveals to uncle that they must be expecting :

i) Office space demand to go up.
ii) Residential demand to go up.

3) You see, why not all office or all residential like as before in the past 30 years ? This tell me that they are not very confident that they might meet this future demand. That is why they play SAFE la.

4) The next point to note is that they start the release of the plots from the far edge of the planning area. ( right side of the map ) See, why not continue from the old area on the left, or simply starts at the middle and expand out ? Again, this shows uncle that they are expecting very overwhelming response from this area...again they want to play SAFE . In case they release the plots and immediately all makan up, they still have the reserves to expand.

5) You look at the old area on the left, all are "BLUE", "BLUE" , "BLUE" meaning no residential at all ? So it has become very obvious that many want to work in the city, play in the city , but no condo to buy in the city currently. That is why you see they launch very quickly DUO and this Marina One. Of course the media will tell you the response is lukewarm...these people that buy Marina One want to crowd with you in the showroom meh ? Think carefully.

6) 4 places on the world map which used to be coveted locations for investors had now lost their favor due to instability and unrest. And these are not your get-away secluded locations. Now, you may be wondering after looking at the map that should not we all go cheong Marina Bay area ?

Logically that should be our or rather, uncle's ultimate aim. However, I doubt that even if we are centa-millionaires, we might not have the full power of financial resources to help majority of ourselves here capitalise on this. That is because even if we use all our spare resources, I presume most of us can only afford Maximum just one 3-bedder here with no other property.

So the key here is not to be greedy and prepare to ride on the coming wave at the second desirable location- Sophia area. At this location, I think most of us should be able to afford at least 2 units of 2 bedders. That is, going by the current prices.

Let someone else be the hero. Because uncle's logic is very simple :

1) It may require at least 5 years for the first batch of projects in Marina Bay to be completed. While in Sophia area, there are 2 ready brand new projects with available units right now: Sophia Residence and Suites@Orchard. With one upcoming Sophia Hills that should be completed within 4 years.

2) After 5 years, I think most likely the most of Marina Bay area will still be under development. For it to be fully developed ( or even 60% developed ) like the Central in Hong Kong with all the major facillities and infrastructures, it should take another 20-25 years.

3) 5 to 10 years later just the right time for you to beat the SSD and the ABSD and unload your Sophia area units with the gains needed to buy a proper quantity of units in Marina Bay. And further, just in time for you to capitalise on the completed infrastructures there.

Of course, if you are very rich, then it is of no concern to you. By all means you can just jump straight into Marina Bay projects right now. As they say, early bird catches the worms. But let uncle remind you, you need "TIME" and "EFFORT" to build a project, it does not just appear over night. And without uncle frying it.....you know the prices may just simply sit there.

At Sophia area, the projects are already there, uncle also here liao. ( wink wink )

Dear good brothers and sisters of this forum, there is something very handsome uncle here would like you guys to keep in minds constantly:

Many places in our world.. this planet that is, is a barbaric place. For example. people are left to die, ungracious acts of one human against another..even in some civil city, you have bloodshed of neighbors against neighbors, friends against friends, or even children against parents.

But many human brothers and sisters, regardless of their race...never did wish to stay under this kind of environment. But they have no choice..either they have no money, or like the Japanese love song "Helix Bridge" by Ayaya I shared with you, the lady cannot bare to leave her family with the guy for a new life else where.

Like our ancestors who came to this Singapore island from different places, all to seek refuge during extreme hardships.It is only through a true understanding of our history, that we will understand the true meaning of peace and harmony. That we will treasure what is humane and what is civic.

We cannot blame any of these violence against humanity during war times on any innocent new generation of any race who merely wish to seek a peaceful life for themselves and their family. Because nobody on Earth is a saint. If we can point a finger at an exact race or person or nation for brutality of wars, there will be no need for the constant fight against Evil. Like I said before, even gods would need an army to protect themselves against Evil.

We should rather, work together as ONE SINGLE PEOPLE with anybody who choose to work with us and build this young nation into a great and powerful nation. A place for all PEACE SEEKERS. I believe that is the true reason why we exist.

Because of the exact same reason that our ancestor had suffered the brutality of wars, that we should give the new generation of any skin color a fresh new life here in Singapore: REGARDLESS of RACE, LANGUAGE, OR RELIGION.

Dear friends, if ever there was one important wisdom that I learnt from business is that negotiate only when your seller is weak.

If your seller is strong under any circumstances, for example like high market demand, shortages,etc etc..you just have to accept his price or walk away from the deal. No point wasting your effort and time unless you want the property badly.

But when your seller is weak in just one condition, for example low market demand,need of money,etc..you can start to negotiate with him. Because this is the time when he is willing to spend the most time with you. Long enough for you to convince him, dig out more information from him, etc etc. This time would be a great pity if you miss a good deal.

I feel that market sentiments is weakening NOW..with many windows shoppers, and seller more than willing to spend time for a discussion with you.

Take this opportunity to use your marketing skills to psycho him, every percentage he discounts is money into your pockets !!!


Hint: Remember to bring another negotiating partner along (e.g wife or friend ) so as to increase your own negotiating power.
