1.1. G20 Treasures is almost sold-out,
1.2. #1 Suites is only approximately 30-35% sold.
2.1. When G20 Treasures dropped it's PSF to SG$1,150 psf, approximately June 2013 period, it was almost sold-out within 1 month from it's SG$1,150 psf offering.
2.2. #1 Suites launched it's SG$1,088 psf since last year's December 2013 to February 2014, to-date, it's less than half sold.
Material Points to Note
3.1. #1 Suites SG$1,088 psf offering came up after the last Cooling Measure where TDSR was introduced.
Looking at the layout of G20 Treasures & #1 Suites, G20 is a shoebox layout, while #1 Suites is a duplex layout ( Double storey ), w 2 Toilets.
Advantage of #1 Suites, it can be turned into a dual-key layout, where upon rental, each occupant can enjoy the 1 room w 1 toilet attached layout, without the need to share toilets.
With all this in mind, why is #1 Suites not a sell-out, compared to G20, as there's more options for #1 Suites, such as turning it into a dual-key unit, as compared to G20 Treasures?
Please discuss.
Thank you.
