after looking @ the 1 bedders bedroom with glass wall or concrete wall layout,i must say the concrete wall bedroom layout is much better imo..though it seems bigger with glass wall effect,u will need to build blinds or curtains to cover up the bedroom..concrete wall will be much more practical n will save u lots of hassle.:cheers6: :cheers6: just my :2cents: :2cents:

ya,went couple of times already. have seen all the layouts but all low floor units.,wonder what the view will be like for those above #20? personally,i find the view on the swimming pool side is nicer but agents said those facing conservation side more costly due to east facing.:rolleyes:

Not sure. From the look of things should be few weeks ba. You sure wanna wait till Top? Price will rise another 15 to 20% then. Have you seen any other projects nearby? What do you like about KS?

doubt KS will go up much once it t.op,at most 5%..clift also didnt move much upwards when it t.o.p recently,some units are still selling at same price as b4.
there is no need to rush into buying now,plenty to choose out there.its better to see the unit physically than looking at floorplans.
i like KS location, the mrt is almost at its doorsteps n yet shielded away fom the noise by kembangan plaza.;)

KS not many units... So asking px higher chance to go up once urgent sellers offloaded.... Clift got more units

Vy soon clift will start from 1.1mil ... Not many units below 1.1mil left

Talk about religious - some of the units are staring right at the masjid along changi road, plus you get free 'music' when they do the prayers... They use loudspeakers. Guess either you get chinese temple dong dong qiang or chanting from mosque... Hard to choose between both.

if both same psf...my heart goes to DO.....better layout, better facilities, no retail shops below, no big longkang, KS will hf lots of pedestrian walking past the devt....however, KS strong point is literally next to MRT.....not vested in both:D

having said tat, i prefer devt along lor G TK near to longkang even though further from mrt...hehe

I think can buy from far east directly. They releasing units 30th floor onwards. Don't expect it to be cheap though. Hearsay 2.5 to 3k psf.

Stack 2 can also see china town besides city view. Stack 10 & 12 next to bangkok bank which could be demolished anytime (hearsay) + very near to Tokyo building. The night view is very nice.

Eh.. I received an SMS saying starting from 2.7k psf. Seriously, I don't think there will be a lot of takers but still, we know far east pattern. They can still find buyers and based on their history, they will either sell at 2.7k psf or they stop selling. They will rarely reduce their prices.






I seen the loft show unit for stack 2, very nice layout & view. But asking price is too high, wondering how is the respond.

I base my rental yields on CURRENT price of the condo. Can't use purchase price because that's the old price, from too long ago.

Always have to compare with the alternatives investment opportunities after cashing out at current price.

Flipping has several advantages. Used to be able to get cash after getting another property (20% down) if the original unit has appreciated. Not so easy now with 40% down.

Transaction cost is the other concern....

Far East always like this, sell at sky prices and take it or leave it. They can sell 20 years and don't care if got buyer or not.

Btw, Altez already transacting > 2 million for studio loft. Some are as high as 2.3 million. 2 bedroom loft just sell one last month at 3.2 million. Wondering how come people can have that much money :scared-4::scared-4:

Why I choose clift is because lumiere has a kind of funny layout. There is no separation wall or door between the living room and bedroom but it is too small for a wall though. Lumiere was asking 970k and clift 1030k. Agent also bring me to see a 1+1 unit and that is a better comparison. 1 bedroom and 1 living area but 1.25 million. So in the end, went for clift. Can't wait to get the keys :)

Hello everyone here, i just got a unit in clift but not yet receive my keys. Was contemplating between lumiere and clift but in the end, went for clift. Can I know, how is the rent for clift now?

Why I choose clift is because lumiere has a kind of funny layout. There is no separation wall or door between the living room and bedroom but it is too small for a wall though. Lumiere was asking 970k and clift 1030k. Agent also bring me to see a 1+1 unit and that is a better comparison. 1 bedroom and 1 living area but 1.25 million. So in the end, went for clift. Can't wait to get the keys :)

Rental is almost the same with or without view. Location and layout is more important. I believe clift, icon, one shenton, sail and MBR rental should be pretty on par. At least from URA data, I can see them pretty similar.

But high floors would usually cost more when you buy.

Hence, naturally, low floors being cheaper, you will be able to charge a lower rent.

U need to go up 1S and u will know the ans. A tenant came over from 1S n he offer my unit immediately. For 1S, u either face AS or face west sun or face darkness. That's what they told me. N from concierge, you need to change 2 lift before reaching ur unit. N the most destructive is the noise. Construction for at least the next 2-3 years. N you have the noisy shenton road right in front. Clift is so much more quiet with better layout. U can fetch $8+psf easily. Whereas I heard 1s only $6+psf.

Nevertheless, I still like 1s architurally.

I not sure whether FEO provides season parking for public. Owners are able to have season parking at the Clift at a cheaper rate compared to tenants, but I don't think it can be assigned

Heard from agent benchmark rental fr Clift now $4300..
Demand outstrips supply in this project due to it's location.
The fact that it's tucked inside telok Ayer street and yet still quite near the MRT, shophouses, Amoy, and yet proximity to lots of office building means that many expatriates prefer this project compared to OS, Lumiere, and even the sail (bad management, long waiting time for lifts, to many units in 1 project). Clft location also further away from the crowded construction that is about to start in gopeng street, bay areas.

Congrats to all Clift owners.. Damn good project in D1 I must say.

Comparing to clift I think Lumiere location is not so ideal. Quite dark the pool area. Also now with the marina house construction and the other shenton project around there. The noise level would be a issue. But once those are done I think Lumiere would be ok.

But still Clift location is better but Clift units are smaller. But well location location location. And no building blocking are it so its quite bright.

2700??? lumiere? I dont see much transaction. latest being 2086psf. 2700-2800 are asking for the 30+ floors. Are those still developers holding?

lumber current should be 2-3%. Original buyers should be are 4-5% for clift original buyers yield are very good. given the launch price is from 1100psf.

Lumiere studio is a joke. Cannot compare with Clift/Icon/Sail.

Price for low floor ard 2100, above 15floor ard 2200, above that ard 2300 for normal units.

1 loft unit sold direct by developer ard 2600psf.

This was right after PS100 units sold out in mkt..

Been targeting this condo for a while.. The agent familiar with the project told me. The unit I was looking at was part of a 4 party bidding war.

Don't know who got it in the end; it was sold but not to me :(

main entrance looks like some old and bare office building lobby. No luxurius ambience at all.

facilities very small, biggest joke was the function room right above the tennis court. Barely enough size to fit 1 mahjong table..

small plus point for this development is the relatively good location. It is at least still 100m away from Tanjong Pagar MRT despite all it's shortcomings..

but still terrible project.

Lumiere wardrobe is also in bomb shelter. The 670 unit is external. I saw the 670 unit before. Quite reasonably spaced. Verses the rest in the project.

No. There is a glass door seperating living room to bedroom/bomb shelter so it's perfectly fine to leave the door open. Looks like walk in wardrobe except with a step.

Telok Ayer Performing Arts School tenants has been told to move out by March 2013 - I guess the government will be selling that piece of land soon after. Rent will be affected for odd stack units!

SINGAPORE: The Telok Ayer Performing Arts Centre (TAPAC) will be shutting its doors in March 2013, as the Urban Redevelopment Authority will develop the land for other purposes.

The centre currently sits on prime land in the Central Business District, and tenants said they have been told to move to other venues, such as the National Library or community centres.

However, they are hoping for a dedicated space for their groups.

Meanwhile, the National Arts Council (NAC) said it has identified a site for its new arts centre which will be ready by 2013. It will call for applications from all interested groups, including tenants from the Telok Ayer Performing Arts Centre.

Savinder Kaur, managing director of The Writers' Centre, said: "All of us in TAPAC have come together to create a series of events, performances. We are calling it 'Goodbye TAPAC', to celebrate the spirit here.

"And we are hoping that we'll create enough awareness, and hope that the NAC will relocate all of us to new premises. And that premises should be something similar to this."

actually I think fengshui is better because there is currently "lu4 sha4" from traffic going towards raffles place on the road near International Plaza. another tall building will block it
