1. HDB owners MUST sell their HDB in order to buy Pte property, just like the practice for buying EC.

If Wish1 is not possible, bar HDB owners from renting out their unit even after MOP if they move on to purchase pte property.

2. Pte property owners continue not allowed to buy HDB as long as holding pte property.

3. Remove ABSD, review TDSR

4. Scrap EC development. Public land should be for public housing, not to satisfy the ego of marginal upgraders with subsidies from us tax payers. I pay lots of tax every year.

5. Open the gate to 10m population by 2030.

Bar owners from owning HDB flats if they own private! Because of these people that is why HDB flats' prices going through the roof!

Bar renting out of whole HDB flats (just like good old days!)! Let the old people continue to be able to rent out rooms without competition from these people who live in private and yet renting out whole HDB flats!

Where do the not so well paid foreign workers stay?

teddybear

Firstly, no-so well paid foreigners should not be brought in because they are not "foreign talents"! Aren't we told that they are importing "talents" only? In fact, Singaporeans only welcome "talents" only, not those non-talent foreigners that come to compete for jobs with fresh graduates!

Secondly, construction workers live in dormitory!

The rest not so well paid will be living in rooms rented out from HDB flats by these old retired people.................. Remember, there will be many such old people in 2020!

They rent out rooms, not whole HDB flats, which is allowed just like in the past many years (the good old rule) before the changes made........

Like that the richer become richer.

Poor become poorer.

The policy will favor the rich.:2cents:

teddybear

The policy will give ordinary singaporeans jobs and better paying ones by avoiding their jobs from being snatched by foreigners who are not talents but came here just because they are cheaper!
The policy ensures that those high-income middle management do their job well by creating more higher-pay jobs for the ordinary singaporeans or be replaced by real foreign talents (say those earning >$50k a month...) :p

What about the lower middle income people? Neither here noe there..

Btw..whats your definition of middle income?

teddybear
23-06-14, 11:45
Lower middle income also covered right?
Give an example that will be good for Singaporeans - only allow foreigners who fall into these category to come in:
1) construction workers (no singaporeans want such jobs!)
2) (live-in) maids
3) foreign talents (those earning >$200k per year).
4) foreign investors who bring in >$10m to invest or set up business.......

The rest of the foreigners should be heavily scrutinized and restricted? Just a suggestion............... :beats-me-man:

Middle-income very big range, generally covers those earning $50k a year to $200k a year (just a guide, no hard-fixed definition so far right? Within this range, you can split into lower-middle-income and upper-middle-income...) :2cents:

Should only allow Masseuse, cleaners, (maybe) hair stylist, hospitality group.

We should not be a country taking in too many hairstylists and calling them foreign talents.

Our list should be Scientists, Engineers (Must work in low value engineering environment only, not banks, commerce, or sales), Researchers, Medical Personnel.

Totally agree, just add in these guidelines, the job must not have AC environment, irregular hours (no 9 to 5 jobs) or shifts and no 5 day week.

Actually many of these not so well paid foreigners are staying in old private estate (usually walk-up) apartment. The price is competitive with HDB.

I have read before in this forum comments from private property owners that HDB owners complained too much about asset inflation, and now they deserved it as HDB prices have been largely contained by the Govt.

Would like to places these questions for those who proclaim fairness by barring the renting of HDBs for those who own both HDB and private property:

1. How sure are you that many of these owners will not choose to

a. Go back to live in HDB and sell off the private?
b. Sell both properties and migrate?

The consequences of both are a sudden glut in supply side which strikes at the heart of an already weak private market. Private property owners might be getting much more than what they bargained for. Who are the sole beneficiaries? Those who do not have any assets to begin with and are waiting for price dips!

2. Is the new arrangement also fair to HDB owners who have served the MOP period owning only a HDB (subsidised housing which is curbed from excessive prices), and at the same time tahan and tahan while the private property rose greatly during 2008-2014, but can do nothing about it? Personally, I read the MOP period (owning only a single subsidised housing and living in it for 3-5 years) as a penalty for receiving the subsidised housing, nothing more and nothing less.

Private property owners during that same period did not generally have to serve MOP, with many buying and selling and buying and selling, remortgaging and releveraging, but are now proposed to be the sole group beneficial and privy to the huge price increase during the period.

Will this sudden penalty be then fair to those who have conscientiously served or are serving the MOP?

And also this:

3. If HDBs cannot be rented out and it is only possible to rent private apartments, what would the impact be on average rental and private property prices in SG? Who would get the most benefits from this situation and who suffers? Also, is the current private supply sufficient to meet this huge number? In terms of infrastructure, we might not be able to support such an arrangement as well.

Singapore property and rental prices are already very high, contributing to us being amongst the costliest countries to live in for expats. Any further hike, I am sure you are aware of the consequences it can have?

Pte property owner wishlist is very simple, they want a stable good government that encourage growth and sustainability... Under these conditions, their pte properties remain a good asset and continue to grow over long period of time : )

Whether allow who to rent, who to come in, who to chase out, who want to migrate is too micro-level..

Huh? But this factor has the greatest impact on property prices Duh

No use having stable Govt and economic growth, if human resources is not managed, this would only benefit other areas of the economy and not property. Property growth depends on people, people, people, ie. who to rent, who to come in, who to chase out, who want to migrate.

There are always pull though. people don't just come here to rent for fun. They come here rent becoz they are here to participate in the economic growth. have growth them people will come. Property is a pull through effect from the economic growth.

It also have a adverse effect if property growth is above economic growth. its a balance that have to be struck.

Property growth is always tandem with economic growth and this is in turn tandem with growth in human resources....it cannot be dismissed as a micro-level factor.

Easy, what do you need for economic prosperity? People of course. So who goes, who comes and who migrates is very important.

Then the argument on the other side is what do you need to kick of economic prosperity? Good but stable country with growth prospects then people will want to come. ;)

Chicken or egg or egg or chicken.
