nice finishing, nice complex. like the small size. low rise. pretty sizeable rooms. ok facilities. no gym which i like.

but it's FAR! bus stop is out front and there is an express to town or you can ride out to the MRT.

but i live in town now and so convenient. this is nearest to tenah merah, not far from the airport.

Just last weekend I passed by Lucky Heights and I saw the "Bleu" directional sign board still on the side of the road... maybe they forgot to take it down? Or is it still selling?

Considering that this is Freehold, 600+psf is considered cheap for D16. I think the resale value will be much higher than that - probably 700-800psf. As the prime area becomes more & more expensive, more will look at this area which will help to increase Bleu property value.

Notice that Sim Lian has been building pretty good condo in recent years (The Dew, The Jade, The Pearl). Believe that Bleu@East Coast will be another good development with reasonable price and quality. With its small size, its also easier to resell compare to big development with hundreds of units.

I bought one unit 3 bedder ground floor (1700 plus sf)facing the virgin forest.But at one fraction of the price compared to the Botannika.Of course cannot compare location lah.But i'm happy.:)

1.Cheap
2.Children study nearby
3.Good quality layout and fittings
4.Face forest and south,tranquil,peaceful
5.Exclusive only 60 plus units.
6.Almost freehold some more
7.No more already on the East.Almost the end of upper east coast road.
8.Bus stop at door step.
9.No traffic congestion
10.Need to move out in 2009 from present location.

Agreed, saw Ambrosia and Blu Coral over the weekend and its $800+ to $950 average in D15, Telok Kurua/East Coast area. How can upper east coast be more than that?

Cool, Cool down market, buyer be cool dont anyhow rush in unless you are the en-bloc ppl that have alot cash in hand and looking for very specific area.

Project sold out in Apr 07. Last sale in Apr 07. Of the 67 units sold, only 3 caveats have been lodged.

The $805psf you saw is 1 of the 3 caveats. It's wrong of you to make conclusion without seeing all the caveats.

Ppl asking for 1100 per sq ft want you to buy at 1000 to 1100 per sq ft.
Dont be alarmed.If you check with SimLian,most who bought Bleu have 2nd ppty 2 years ago when it was launched.

Saw Idyllic East few weeks ago, which is two projects away from Bleu. They are asking for $1200psf with 10% discount, i.e. $1080psf.
And it is on progressive payment.

Given the current developers' pricing, bleu seems like a better buy.
Check out the speculated eastern region MRT stations. :)

Now that the report has just come out, buyers can now make they purchases confidently.

Private residential property prices in Singapore rose 4.2% in the first quarter this year, according to the latest preliminary estimates from the Urban Redevelopment Authority.

The pace was slower than the 6.8% clip recorded in the fourth quarter of last year.

On a quarter on quarter basis, the biggest rise in property prices for non-landed properties came from the central districts just outside the prime postal districts of 9, 10 and 11.

Prices in these central areas (i.e. RCR) increased 7.7% in January to March, compared with the October to December period.

Properties in the prime districts of 9, 10 and 11, as well as the downtown area and Sentosa (i.e. CCR), rose 7.5% on quarter.

And those in the rest of Singapore (i.e. OCR) advanced about 7% in the first quarter from the previous three months.

The preliminary estimates are based on transaction prices given in caveats lodged during the first 10 weeks of the quarter, as well as the number of new units sold.

Meantime, the Housing and Development Board says prices of HDB resale flats rose 3.4% in the January to March period over the previous three months.

This is lower than the 5.7% increase in the fourth quarter.

Both the URA and HDB will release final figures at the end of April.

The URA said in its release, that as at 4th Quarter 2007,there are about 64,900 private residential units in the pipeline, of which about 56,100 new private housing units are expected to be completed between 2008 and 2011.

There are also some 38,300 units that have yet to be put on sale by developers.

As for the supply of government flats, the HDB said it had made available in the first quarter of this year, some 1,100 new flats in two Build-To-Order (BTO) projects in Punggol and Yishun.

It said that depending on demand, there could be another 5,000 new BTO flats in towns such as Punggol, Sengkang, Woodlands and Bukit Panjang.

The total planned BTO supply of 6,100 new flats for January till September 2008 will surpass the annual BTO flat supply in 2007 and 2006.

This new supply of flats will be in addition to those offered under Balloting Exercises for surplus replacement SERS and other flats, as well as the planned release of three Design-and-Build sites in Simei, Toa Payoh and Bedok with some 1,500 flats in the 1st half of 2008.

When all these developments completed in 2011, there will be overflow with supply, will the market going to drop again? The US indefinite recession which already rocking the stock market is taking its toll here as well. We shall see not many transaction being made for the first half of this year.

Home prices, sales could remain weak as US sub-prime concerns linger

A MONTH ago, property consultants were predicting that the cooling market would pick up after June. That optimism has fast drained away.

Consultants now expect home prices and sales to remain weak for up to a year from now, after official estimates yesterday confirmed that price growth was tapering off.

‘We can expect residential prices to continue weakening over the next 12 months’, in the light of the United States sub-prime debacle and an expected US recession, said Jones Lang LaSalle (JLL).

Other consultancies, such as CB Richard Ellis Research, believe price growth will slow further in the second quarter, to ‘1 per cent or 2 per cent’.

Home sales are also plunging as buyers retreat - and they are expected to stay low as sellers dig in their heels to wait out the slowdown.

New home sales were likely to have dropped in the first quarter to one of the lowest levels ever, second only to those recorded during the Sars period.

In the secondary market, sales have fallen to 2005 levels, according to estimates from Savills Singapore.

Mid-tier private properties on the city fringe, such as in Novena, Toa Payoh, Marine Parade and Queenstown, are likely to be hardest hit by falling buyer demand.

These areas saw the biggest slowdown in price growth in the first 10 weeks of the year, suggesting that prices in these regions may be peaking, said JLL.

Buyers in these areas have shallower pockets and are more sensitive to market sentiment, it added.

......... like that I think interested buyers will ask for lower psf price, and most will hold back, and end up buying other more value for money places...

Its quiet market out there, Bleu still waiting closer to TOP therefore there should be not much transactions and its normal for smaller developments. Dont think there is real sub-sale transactions yet, so all these speculation of psf prices is not reliable until later. At this moment most seller and buyer will wait and see.

Got to wait for May/June to answer that.It says subject to detailed planning on MP 2003.There is no acess to this land atm.The likely hood of development would be the land adjacent to Costa onthe side of Bayshore road on the left turnstile.

It is easier and cheaper for URA to sell the land behind Temasek primary school.Road and infrastruture already up.To develop the land behind Bleu and the other condos would require capital to built roads,drains,sewerage .electrical supply.Really take a lot of detailed planning.....It has been there the last 30 or more years as it is.I doubt they will develop it unless they can reclaimed part of East Coast beach.

Right, with T3 in operation and T1 going to be re-do, it will make alot of sense to have some form of Hotel and commercial/shopping area along the ECP half thru between airport and town. This will give more 'life' to the East Coast and Upper East Coast area. A theme park of some kind will also be nice in the area along the ECP.

I doubt any owner would want to let go at 855 psf.They are talking about immediate rental on TOP this year.Breeze TOP in 2011!Maybe 855 psf plus 3 years rental(3 to 4 k per month=+- 130k).Ask yourself if you are an owner would you let go at 855 psf?

This reserved site has been there since the last 2 MP revisions.Just like plot ratio increase that many has been hoping for their plot of land we have to wait long long ( 10to 20 years) for URA to plan and built the roads.This reserved will only be planned after Bedok Town is further developed and modernised with increased in population ratio and after the ERL connects to the city.I dont expect to stay there more than 10 years though.In SG nothin is forever already.Once they reclaim the land south of SG there will be another round of enbloc for small developments like the Bleu.Perhaps at that time developers are enblocing it for super luxurious condos where instead of squeezing more apartments per plot they are building bigger and less units per plot for rich SG and foreigners who dont want the crowd but cant afford landed housing.Who knows.So enjoy the virgin forest view before the rape occurs in future.

Actually it is for a logical reason as the occupant will most probably be affected by the traffic "shining" into the unit.

What could be more worse than the current high inflation....let your cash erode or pump into a commodity...your choice, your money..

By looking at the historical trends, prices generally either suffers a sudden big crash or stays flat. Anyway, prices either go up, down or plateau...If plateau, u still gain from rental yield. So, u have a probability of 50% of winning the game..hehe

When market turns very bad, you can't even find a good rental. by then, the bank increase the interest, you can't afford the monthly installment, can't find a tanent, can't find a buyer, worse thing is you can't even sell it as the buy (if there is any) offer much lower than your housing loan. you gonna to face the nagetive sales. tell me how will you do? just think of the market 2 years ago? Many owener faced to sell and lost $200K - $300K! Don't anyhow burn your finger again!

There are 2 units on #01 with strata area of 1668sqft, #01-02 and #01-07. Sellers bought from Sim Lian at or below $504psf, or $840,000.

Go see the unit, then decide if you fall in love with it.

Sim Lian has done pretty impressive projects so far in the past, so it is not surprising to see that they have done well with this and even the HDB DBSS.

I think it is the other way round, that the DBSS ( i gather that is the HDB that is contracted to private developers) are pretty lucky to get better designs and standard than other HDBs.

Furthermore, I think judging from the kind of prices that the owners who bought direct from Sim Lian have gotten when it launched, they are the ones laughing themselves to the bank. On the left and right of this project, a lot of newer projects are being launched at approximately 1000psf! Should have gone to take a look when this was launched. Too late now.

Usually, bank will still allow you to refinance half year before the full loan period. I've done this for my other properties. Check with your existing bank, I think you should be able to get a better deal. 5% interest in todays market is unheard of. Should be between 2-3 %. You can save a lot of money with a lower interest rate.

I heard this from a friend. DBS Sibor rate based loan is about 1.8% and Citibank is offering about 1.9%. For your reference.
