Will anyone ascertain the Average psf achieved during launch reported in the news?

I read that coco palms average psf is $980 during their Vvip launch.

Am wondering..how is this figure derived?

This figure is usually announced by the developer isn't ?.

So will anyone , as in a netural party, will review n ascertain this figure?

What if this number is manipulated to achieve publicity ? :confused:

If I m the developer I will launch the non choice units first..with lower psf so to derive a low psf figure isn't it?

For me this is for reference only. Cos some development got more 1 and 2 br then pushed up the PSF fig. Most imp is the unit I am buying is how much PSF.

To play safe you need to wait to see how many transactions cross over time to find a real average. Of course, this may mean losing the unit you want!

In the current market the other approach to take is to offer a price you are willing and despite the agent probably saying its a fixed price, if you are not desperate to have the unit, ask them to take it to the developer and see how ...
