THE Singapore government is releasing a mixed-use and a residential site in Potong Pasir and Sembawang that could yield about 1,300 units.

A 16,149.3 square metre, 99-year leasehold commercial and residential site at Meyappa Chettiar Road, is on sale under the confirmed list, while a 28,746 sq m 99-year leasehold executive condominium site at the corner of Sembawang Road and Canberra Link is available on the reserve list.

The Meyappa Chettiar site has a gross plot ratio of about 3.5 times, representing maximum gross floor area of about 56,523 sq m.

The deadline for the Meyappa Chettiar tender submission is noon on Aug 19.

A COMMERCIAL and residential site next to Potong Pasir MRT Station launched for sale on the confirmed list of the Government Land Sales Programme is expected to draw four to eight bids.

Property consultants' forecasts for the top bid varied from $650 to $900 per square foot of potential gross floor area. The tender for the site closes on Aug 19.

The government yesterday also made available for application on the reserve list an executive condominium (EC) site at the corner of Sembawang Road and Canberra Link, although most market watchers are not expecting it to be triggered for launch anytime soon as there is sufficient EC supply.

Both sites have 99-year leasehold tenures.

This site may be a good barometer to test developers' appetite. Given that it is beside mrt and has commercial element, it will be interesting to watch.
