Exactly 1 year ago I mentioned that landed property party is over but many people here keep arguing that landed property owners are different league and they are thousands of rich new citizens coming to Singapore to buy landed property.

Drop in 1997 is due to AFC, now is due to CM8. Compare Apple to Orange don't look correct.

Thanks for the extended chart Arcachon..was just wondering how the trend was before...

Glad to see that the general trend is still an increasing one...I guess prices will fall in the short term but still rise in the longterm unless something drastic happens like PAP loses majority control and policies change?

Why would CM8 matters when forummers here are telling us that

a) No or limited supply of landed property
b) thousand of new rich immigrants citizen coming to Singapore to buy landed property
c) Landed property owners are very cash rich
d) Landed property are mostly bought for own stay
e) Landed property owners are not as highly leveraged
f) Landed property owners have strong holding power

Regardless Rich or Poor, everyone is going maximum leverage due to huge amount of money printing. This is just the beginning of the money transfer from the have to the have not who get the first bite.

If I have a million and I just deposit it in the bank, the money is going to someone who leverage to the max.

Difficult to leverage too much now due to TDSR and CMs...also safer not too overleverage in case bubble burst....

When more than 50% of the sale of private property is by foreigner, than CM 9 will be coming soon.

That is because most Singaporeans don't qualify or already have HDB.

CM9 will be suicidal. I believe next step by Govt within 1 year time is to reduce ABSD by about half.
