Alex residence sells cheap because your benchmark is Echelon.

What I mean is that this commonwealth one cannot be sold at the same price as that of J-gateway although both are as cramped. Otherwise, many J-gateway buyers will band their heads lah.

Hard to say in current market conditions. I won't be surprised if they market from 1400psf for 1 bedder and 1250 for larger units. No need bang heads. Place your bets and stay to it - can't sell anyway. 买定离手。

To really move units, it has got to be all lower. Will not be moving only a few units. We are talking about 845 units!

The average selling price will definitely be lower than JG in current market conditions. At best match. Very difficult to get funding for the masses. For the really rich, they don't seem to be subscribers to buy and rent strategy - just too many penalties and restrictions.

Another possibility is for more price differentiation for different levels, since the towers are 43 floors. Manage the marketing strategy for different pricing points. Its not so simple though, but as a start the flooring of the prices must be pitched reasonably low.

I'll bet the other way, the averaged price will be at least $100psf more than J-gateway, considering the bad sentiment of the current situation.

That's a good bet too based on your angle. You might be right. Let's wait and see how it turns out. The average price of JG is $1480 psf if I don't remember wrongly. 1 bedders went for $1778psf and four bedders for about $1400psf.

If the price are about the same, no winner.

I am betting on lower prices.

this will not be cheap. maybe slightly cheaper than alex residences, but IMO will be higher than JG. so, if i had to place a bet, it will be in the region 1550-1650psf average. the higher floors will stay expensive maybe closer to 2000psf; the lower floors will be 1400-1550psf.

Commanding is one side of the coin. Affording is the other side.

Transactions are so low currently because of affordability issues in my opinion. No doubt small units can still move no matter what the selling price is. The legal TOP is 2022, expected TOP is 2018. Still a drawback for me.

Anyway, you guys might be right. Be blessed.

Some units facing the mrt track is quite bad - about 30m. Can be very noisy.

Surrounding not much amenities by walking. Noticed they indicate key amenities minutes by drive.

Furnishing is not bad. If you like marble, they provide marble for living/dining and bathroom even for the 1 BR.

SINGAPORE - A flood of potential buyers prompted Hong Leong Holdings to extend the opening hours for the first-day preview of its new Commonwealth Towers on Sunday.

The developer pushed back the closing time from 8pm to 10pm to accommodate the more than 1,500 people who turned up at the showflat in Margaret Drive. The preview started at 12 noon.

Many of those who attended the preview put their names down to indicate their interest in the development so that marketing agents could follow up with them.

The 99-year leasehold condominium of two 43-storey blocks comprises mostly one- and two-bedders and will be linked to Queenstown MRT station by an overhead pedestrian linkway.

The layout and furnishing is a joke.

Balcony area is bigger than living hall area.
Ceiling height only 2.8m, typical EC ceiling height.

Aircon is panasonic brand (cheap).
Bedrm flooring is laminated timber, not parquet, cannot choose color for bedrm flooring.

Buy if you like Queenstown.

[SINGAPORE] Commonwealth Towers, Hong Leong Holdings' high-rise condominium project, took off on its first day of sales yesterday. As at 8pm yesterday, out of the 300 units initially launched, 175 units had been snapped up, with more than 100 buyers in the process of having options issued.
In view of the demand, developers extended yesterday's sales hours and added another 100 units to the launch, said Betsy Chng, head of sales and marketing at Hong Leong Holdings. The units are priced between $1,635 per square foot (psf) for a one-bedroom apartment to $1,690 psf for a four-bedroom unit. The strong sales followed the keen initial interest the project drew on its first-day preview on April 13. More than 1,500 people visited the showflat, prompting Hong Leong to extend the preview time by two hours.
The sales of Commonwealth Towers may help boost market sales figures for this quarter as the first quarter of the year saw a slide in the number of launches and sales.
According to the Urban Redevelopment Authority, developers launched 1,964 uncompleted private residential units for sale and sold 1,744 in the first three months this year, fewer than the 2,631 units launched and 2,568 sold in the previous quarter.
Jointly developed by members of the Hong Leong Group - Hong Leong Holdings, City Developments Limited and Hong Realty - Commonwealth Towers sits on 130,101 square feet of land and is linked to Queenstown MRT Station by an overhead pedestrian linkway.
The lure of Commonwealth Towers, located on Commonwealth Avenue, is city-edge living as it is a short drive away from the Ayer Rajah Expressway and Pan Island Expressway, and is within easy access of amenities such as shopping malls like Anchorpoint, Ikea and the upcoming Alexandra Central.
"Commonwealth Towers is located in a well-established residential estate. It is close to the upscale Tanglin precinct and a short drive to Singapore's premier shopping district, Orchard Road. It is ideal for buyers who are discerning of location," said Ms Chng.
The 99-year-leasehold condominium development comprises 845 units in two blocks of 43-storey buildings. With full condominium facilities, this latest Hong Leong development has one to four-bedroom apartments with unit sizes ranging from 441 sq ft for a one-bedroom unit, priced at $721,000, to a 1,302-sq-ft four-bedroom apartment, costing $2.2 million.
Commonwealth Towers features four sky terraces centred on lifestyle themes - wellness, relaxation and dining - and a clubhouse with a 50-metre lap pool, a lifestyle free-form pool, a hydrotherapy pool with an aqua gym, as well as an outdoor fitness area. sorry, I did not check their site map, I had expected those MRT facing small unit to start at 1350-1400 psf.

if the 2 bedders above level 4 at stack 06,07, 17 or 18 can be bought at 1400psf, i think it is a good buy.

above level 4 ones are around 1.4 -1.5k psf for stack 6 and 7. of course not the super high floors...maybe till midfloor only. still good buys ?

to me, it is still ok, considering Queens 3bedder (guess also not high floor, not very good facing) also sold above 1300psf.

FYI: Echalon, stack 1, 14th floor, 2bedder sold above 1700psf.
J gateway, 2 bedder, 6th floor, facing IMM, sold at about 1430 psf.

ya, that's what I think so too. if we regross the Queens condo using the remaining lease of 83 years , we are talking about 1,550 psf...and its location is not as good and bigger unit.

Lowest psf for J Gateway is 1239psf and highest is $1774psf. I would say this project will be at least $100psf higher psf by the time it sell all the unit.

Then again, when Jurong Gateway is fully developed, I would expect property prices there will be on par with RCR price.

It's hard to predict future prices for Commonwealth Towers.

Right now it could be a pricing strategy to sell 2 bedders first.

Anyway the Gateway is a teleporting location - sure will continue to do well.

However new launch vs new launch same size, near MRT, gap is still very wide. Echelon launch during same time is around $2500psf.

Redhill is still closer to Tiong Bahru, Tanglin, River Valley and CBD; thus the higher psf.

Queenstown, on the other hand, has greater potential for growth as there are plenty of land for future development. It is a pity that there isn't any commercial development (shopping mall) in that area that's why I rate Tiong Bahru highest among the three.

Why would tenants from one-north want to move to Redhill (unless they work in CBD)? If I'm working in one-north or in the West, then I prefer to stay at Bouna Vista.

but as you said, buona vista is more attractive to one-north people than queens town due to its direct link to one-north and the surrounding nus, science park, insead, etc. In my opinion, even clementi is more attractive to one-north people than queens town. but the momentum of RCR is there although I do not know how long it will last.

I think it is fair to say that Redhill or Queenstown is more ideal for own stay (that's my personal preference) than for investment. I do agree with you that Redhill condos face direct competition from condos in not only Orchard but River Valley area.

Queenstown is always a popular area and since there hasn't been any new launches in recent years, hence the 'hype' when Commonwealth Towers is launched.

The thing about this project is 75% of its 845 units comprises 1 and 2 bedders which means majority would be buying for investment I suppose? And the plot of land it sits on is simply too small for 845 units.

If I buy for own stay in Queenstown, I'll rather buy Queens resale; if I buy for investment, I'll not choose Queenstown (nor Redhill).

On a side note, It is also interesting to note that there are no private condos at Commonwealth Mrt. That's another good direction and definitely has amenities in its immediate vicinity. :)

[SINGAPORE] Commonwealth Towers, Hong Leong Holdings' high-rise condominium project, took off on its first day of sales yesterday. As at 8pm yesterday, out of the 300 units initially launched, 175 units had been snapped up, with more than 100 buyers in the process of having options issued.

In view of the demand, developers extended yesterday's sales hours and added another 100 units to the launch, said Betsy Chng, head of sales and marketing at Hong Leong Holdings. The units are priced between $1,635 per square foot (psf) for a one-bedroom apartment to $1,690 psf for a four-bedroom unit. The strong sales followed the keen initial interest the project drew on its first-day preview on April 13. More than 1,500 people visited the showflat, prompting Hong Leong to extend the preview time by two hours.

The sales of Commonwealth Towers may help boost market sales figures for this quarter as the first quarter of the year saw a slide in the number of launches and sales.

According to the Urban Redevelopment Authority, developers launched 1,964 uncompleted private residential units for sale and sold 1,744 in the first three months this year, fewer than the 2,631 units launched and 2,568 sold in the previous quarter.

Jointly developed by members of the Hong Leong Group - Hong Leong Holdings, City Developments Limited and Hong Realty - Commonwealth Towers sits on 130,101 square feet of land and is linked to Queenstown MRT Station by an overhead pedestrian linkway.

The lure of Commonwealth Towers, located on Commonwealth Avenue, is city-edge living as it is a short drive away from the Ayer Rajah Expressway and Pan Island Expressway, and is within easy access of amenities such as shopping malls like Anchorpoint, Ikea and the upcoming Alexandra Central.

"Commonwealth Towers is located in a well-established residential estate. It is close to the upscale Tanglin precinct and a short drive to Singapore's premier shopping district, Orchard Road. It is ideal for buyers who are discerning of location," said Ms Chng.

The 99-year-leasehold condominium development comprises 845 units in two blocks of 43-storey buildings. With full condominium facilities, this latest Hong Leong development has one to four-bedroom apartments with unit sizes ranging from 441 sq ft for a one-bedroom unit, priced at $721,000, to a 1,302-sq-ft four-bedroom apartment, costing $2.2 million.

Commonwealth Towers features four sky terraces centred on lifestyle themes - wellness, relaxation and dining - and a clubhouse with a 50-metre lap pool, a lifestyle free-form pool, a hydrotherapy pool with an aqua gym, as well as an outdoor fitness area. The Temporary Occupation Permit for the development is expected in December 2017.

hi ~960psf was one of the highest bid for prince charles parcel A land which the developer is launching their project call The Crest soon. however, the prince charles parcel B land was bidded at ~821psf recently on april 2014.

It definitely will. When I visited the CT showflats months back, the sales was telling me no way that the empty plot will build high rise. Now, the empty plot is going to be higher than CT.

Bro, I have accepted it as a fact of life. I used to live in a condo where majority were locals but gradually most of them was replaced by FT, either owned or tenanted. I sold my condo to decouple and am currently renting another condo, also majority FT. I drive so I wont say that both the condo location is fantastic but FT is here to stay. Its all about pricing and convenience. If they can afford high rental, they rent near MRT else they rent further away. With the HDB restrictions around renting units, they don't have much option. I prefer landed but cannot afford.

- plot of land next to CWT is out for tender
- SERs replacement flats will be behind CWT and this new plot
- alex canal will separate
- based solely on the site plan, CWT units will be facing the SERs flats, seems the new plot *might* be a better positioned
- will be interesting to see who and at what price the new plot it tendered

was told that the CWT 3B have interesting toilet and MBR configs. access to the common toilet via one of the bedrooms?

the building looks good atleast. Well is the booking open? and why are you promoting it here, cant you just post ads on the Road or train stations, or van station or at least if you are building such a good building, you can also post in newspaper or at least post on online property listing websites.
I will look for some where brokers will not come but customers directly.
