Higher psf for bigger units. This is a general norm for hdb bto as smaller units are catered for lower income families/individuals.

I see Punggol HDB BTO averaging 330psf. The current HDB resale market in punggol is averaging above 450psf. This gap is too wide...

Perhaps this is due to garmen subsiding Singapore Citizens by 450psf(free market force pricing)-330psf(set by HDB)=120psf with tax payers' money so as to close the rich-poor gap as much as possible? :2cents:

100-150k gap is not too wide.

Those lucky ones that got a unit at city fringe bto are enjoying a gap of 200-250k.

What will this translate to resale flat.

In Steady state market, the difference is usually 20%. If the bear market persists, that percentage can come down.

Given the above statistics, resale in punggol should not be above $400 psf.

A typical Sg dream start from here...
BTO +$150psf -> Resale +$350psf -> EC + $300~$600psf -> Condo.
Resale +$650~$950psf -> Condo :D

In the old days, small unit psf is higher than bigger unit.

Now small unit psf is lower than bigger unit.

I think SGD 750,000 for 126 sqm is a bit low, should go for SGD 800,000.

I like that guy in the blog because he is really humble. If only Singaporeans can be easily satisfied, there will not be so much complains. Haha. :)

Now small unit psf is lower than bigger unit.

I think SGD 750,000 for 126 sqm is a bit low, should go for SGD 800,000.

This difference gets even more pronounced once you take discounts into consideration. Typically 5 rm BTOs do not get any discounts, while 3 rm and 4 rm do.

HDB really likes to look after the young and lower salaried folks in today's context......

the new HDB BTOs is more crowded (aka block on top of MSCP + block to block distance at 10m) relative to resale flats of 5y old with a better block to block distance

and I can tell u that every floor up is almost 10k difference in BTO, so prices for higher floors are in general much more expensive than the median price, for example if 2nd floor is 400k, 19th floor will be 500k

basically HDB cannot lose too much money lah they have to cut corners, construction cost cannot be lowered at 150psf, land cost making losses, cost of HDB administration and loan leh?

People tend to pay a premium for resale HDB in eg. Punggol cos they could choose what they like. Eg. high floor, facing the award winning waterway, near the punggol plazas, near the golf range, near the popeye etc etc.

Also new punggol end has a new estalishments of eateries which is opening soon.


Also there is a news about a new Safra clubhouse opening soon. So those BTOs/resale nearby will command and even higher premium. :p

Of cos every township has their pros n cons, buyers pay a premium due to their needs etc etc.

*forget to mention that 5rooms premium HDBs are a rarity these days as well. So its very sought after actually.

Really 10m distance apart? I was told about 20m apart for most units.

just go Pasir Ris check it out those new HDBs under construction near the MRT track ... not only 10m apart, 10m next to track also :scared-1:

PCs are also getting super cramp nowadays, a 17k sqm plot size have to build close to 600 units, condo with big plot of land are very rare now.
Big size unit can be cheap but they come with a super big size roof terrace.
