General feeling is that property should be seeing a 10-15% correction this year. Which District do you feel should see more correction? Some unbelievable new highs in OCR are really out of the world(IMHO).

Eg From ERA date

1) watertown 1281 sqft $1410 psf Oct 2013
2) Watertown 1475 sqft $1654 psf Feb 2013

Last 1 year transaction range from $1270- $1654 with most ranging $1400-$1500

3) Centro Residence 1206 sqft $1877 Nov 2013
4) Centro Residence 1001 sqft $1920 April 2013

Last 1 year transcation $1348-$1920 psft

Personally i see the high PSF that done by some projects are quiet unbelievable. I in your opinion, which area should see higher downward pressure and how much?

District 22 is unlikely to see huge price rises but is supported by a huge mass of those who want to work where they live.

District 19 has a huge number of development but is amongst the most beautiful and still affordable estates, depending exactly on where one looks. With affordable quantum comes more support base.

Although TDSR has the greatest impact on district 9, 10 and 11, the number of new units are limited there and subscribers are likely to have deeper pockets.

In all, I feel that the Govt is doing an excellent job managing supply and demand. Pockets of opportunity will arise in every estate if price dips. This period should last as long as CMs stay. The better focus is to look seriously into skills to analyse inherent values against backdrop.

Both are FEO projects. There are others FEO projects in OCR that were sold for very high prices too. I wonder what persuaded those buyers....
