Hi, I have a freehold landed property for sale in district 13, walking distance to 3 coffeeshops and a supermarket and close to NEX shopping mall.
Walking distance to upcoming MRT and few steps from upcoming Macpherson Mall.
Within 1 km of Maris Stella Primary and sec schools.
Near Bidadari estate.
Well connected by KPE, PIE and CTE. 10 minutes drive to city.

If less than 2 mil and freehold, means very small land or old dilapidated house.
Looking at above $1800psf.
Land is 1300 +sq ft and 2 storey in good condition...built up 1700sqft...

Basically, we believe there is still upside potential with the upcoming mrt, mall and Bidadari nearby hence the asking price. Also last transacted was 2.3 million for my land size.

Average length for driveway. The houses opposite mine have longer driveway, can park 2 cars end to end but their living room shorter.

Actually since valuation was 2 million, I was just testing my luck by asking higher. Actually, hubby not keen to sell at this price but I am trying to persuade him....

1) Large quantum, many citizens can't afford, foreigners and PRs (many who are successful people who can afford) cannot buy.
2) For citizens who can afford, many will not buy landed anymore! I know many people are also moving from landed to condos and ultimately wanted to sell their landed. For many younger ones, they prefer condo life-style and environment (more convenient location + facilities + security + ease of car parking for visitors).

Yes and the TDSR and CMs also make it difficult to sell...
But checked propertyguru and found many much smaller units of land 889sq ft in my place asking for 2.1 million so hopeful should be able to get some viewings soon...

Just spoke to an agent who said a condo upgrader offered 2.6 million for a bigger unit in my area with land over 2000sqft but owner was asking for 3.2 million...

I think it really depends on your time horizon. Supply for landed is always more limited, and over time, price should appreciate faster than condos where supply is constantly rising (unless your condo location is damn solid)
But having said that, it is true that landed prices have appreciated like crazy over last few years. So short-term maybe good sell (if you can find buyer), but long-term, it is always a better holder of asset value

Yeah, just spoke to my agents on sat about my reduced price of 2 million and next day had the viewing...
Just found a guy who is 35 years old and also retired in JB in another forum...also thinking of homeschooling my kids...
Just had a forumer from another forum pm me about a viewing. Even Yowetan had expressed interest when I first posted this but don't think he is really serious. Seems like 2 million gets a lot of interest...hopeful should be able to sell soon maybe even bypass agent and save on agent fees!
Just went for a job interview with a medical laser clinic. It pays quite well and I can earn double what I am getting now with slightly longer hrs...saw Phyllis Quek there as a clinic receptionist/assistant.
If I take up this offer, maybe don't have to sell and retire in JB. Maybe can afford to retire in Sg early now!

The new job pays up to 26k a month...now thinking of selling my landed to exchange for a 3 million corner terrace with swimming pool but at Sembawang and will then have to work for several more years...

What is your goal? It seems to me u are fickle minded and keep shifting the goal post.
U wanted to retire early. With this new job, u can retire earlier and yet u want to upgrade to a bigger house now.
U really need to sit down and think through your goals and priorities in life.

Goal is still the same, make as much as possible as quickly as possible and retire early....
Buying a bigger landed at a good value will help me profit a lot if prices go up....can then retire early with a better buffer so there is no conflict actually....

This is the worst period to upgrade. Absd alone will eat into all your potential capital appreciation.
