i was told if you leave your unit vacant, you no longer can claim property tax concession.

Even if you were getting the tax concession, you still needed to pay for the conservancy.

Will a little extra per month for the property tax be enough to have an effect and start forcing units onto the market?

This kind of question make you sound very amateurish leh.

I am not sure what exactly do you mean by a little extra per month. If you can claim tax for vacant unit, you are literary not paying any tax for the vacant period.

So depending on the AV for your property, is $1k, 2k, 3k or 5k per month mean a little extra to you?

The overwhelming bulk of condo units in SG are way way below $100K. For units above $100k, these buyers probably have strong holding power.

So the removal of the vacant property tax is unlikely to have any sig effects at all. Loss of rental will be a far greater killer.

Smaller apartment will have smaller budget and it also doesnt mean that property with AV above $100k are all rich either.

In the past, its easy to hold on to inherited and fully paid up property and just keep it vacant, but now its going to cost the owner more money to do so. Perhaps those old landed property that has been left vacant for long time will finally be occupied or sold.

studio or 1 bedder is not going to get affect that much because rental demand are there and AV is low. Those affect most will be those big units with high quantum.
