Aiya, you have no choice whether they give u Daikin or give you LG. You do have a choice to sell your unit if you don't like it :p If developer does not make enough $$, expect lousy stuff loh ... like WFK & 8@W, developers make $$$ so they are giving marble ... at least they have some 良心

WFK is using Mitsubishi brand (Inverter).
I guess Waves will most likely using the same brand.

The power consumption of an inverter air-conditioner at standby mode can be 100W depending on the brands. This is equivalent to about 10 compact fluorescent lamps. May have to switch off the main to the airconditioner at isolator or Minature Circuit Breaker.

Yup, your are right... TV also consume quite high energy in standby mode. better turn it off completely...

One of my good friend is suggesting to me to invest in one of the lakeview unit at WFK with another couple. All of us know each other. Total 3 couples share. Anyone has experience on this? Is it troublesome when doing the legal aspect?:confused:

If you look at Carabelle, the colour in http://www.simlian.com.sg/ is different from the actual colour. Website looks nicer.

For 3 bedroom, stack 7, 8, 14 and 18, high floor units are still available as of last week. All are pool facing except stack 14 lake facing.

Thanks for the pointer. Quite true. Anyway they are loaded so no problem buying on their own. Just that they are also not sure whether this market is for real...:p Everyday analysis sing different tunes. Read the STI brokerage analysis and radio also want to laugh... down profit taking.. up green shoot... down again brown don't no what...new terms keep popping up..:doh:

best is to go down to showroom to check before all the good + cheap unit sold out.

I think the MRT station is best to put nearer to the PIE to serve more residents and schools there...

and without destroy the nature of the reservoir....

I think stack 15 is facing HDB on your left and right... and most of your view will be facing the HDB car park from the balcony...

These photos were taken from the blocks nearby during lunch hour (no construction work going on) and i can say the noise is not so bad like some people are saying.

I'm currently stayiing about 500 - 600m away from MRT track. The noise coming from the MRT every 2-3 mins is more irritating than continuous noise from the expressway. :D


I am not so concerned about the dust noise from construction. I am worried about the noise from the expressway. It is not far looking at your photos. It may be masked by the construction noise now.

The noise level is ok for me, therefore I pick stack 25... no regret... :)


These photos were taken from the blocks nearby during lunch hour (no construction work going on) and i can say the noise is not so bad like some people are saying.

Yes... i also chose stack 25, high floor as well. Expressway noise is nothing compared to the Paya Lebar airbase with the jet flying off... sometime storties can be as late as 11pm...

Hi Water Lover, yes you are right! No.766 (stack 22,21) was taken from the playground slide. I have to tip toe & stretched both my arms all the way and kept snapping in order to capture the best shot!:D

For No.766 (stack 25) & No 768, there were taken from 15th floor of Blk 725. This is the only level that can captured these stacks. Again, due to the design of this block, i have to stretch my arm fully and keep snapping away.

For the rest, there are a lot more easier, just take from 10th floor of Blk 723 without the need of any stretching "exercise". :p

Like mentioned, keys will go tampines and waves will go bedok. However, residents from either side cannot just jump over as and when they like cos the shuttle services are under different management committe.

So how? Is there anything that we can do? :doh:

Like mentioned, keys will go tampines and waves will go bedok. However, residents from either side cannot just jump over as and when they like cos the shuttle services are under different management committe.

So how? Is there anything that we can do? :doh:

You have to pardon some forumer here.

There are people who are so well to do that
have not taken a bus in their life. Maybe working from home or retired-
everday job is to fetch wife, children to work and school. Most of the time shake leg.

I hope I would not have chance to meet a neighbour who one day come up to me and shockingly ask " you mean u stay in WFW and does not own a car":eek:

For No.766 (stack 25) & No 768, there were taken from 15th floor of Blk 725. This is the only level that can captured these stacks. Again, due to the design of this block, i have to stretch my arm fully and keep snapping away.

For the rest, there are a lot more easier, just take from 10th floor of Blk 723 without the need of any stretching "exercise". :p

I think once everything is more of settled down....the resident can vote rite? if over 80% of the folks work in downtown...then does not make sense to have shuttle to Tampines already.....unless everyone drives....

anyway, either side is not too far away.....either directions r just some 8-10mins by SBS bus....

i concur....underground carpark is one of my criterior as well...i always like the idea of private lift access from basement carpark up to unit....but since I can't have the private lift access, at least get a basement carpark....hehehe.....

In Punggol area, there are already quite a few HDB developments with underground carpark...so for condo...its a must must for me....

one other thing....MSCP is bad in condo design, to make things worst is, when there are no covered shelter linking from MSCP to all the blocks....pay more $ to get drench? All new HDB set this as defecto.....

We are not so concern on the supply-demand around bedok reservoir area... For most of the owners here, WFW is a place for own stay... If really want to make $$$ from property investment, CCR is the better bet... Don't forget, Singaporean is rich, what ever built, they will Q to grab it. My major concern is the external factor such as stability of global economy...

FCL acquired Bedok Theatre and Changi Theatre at Bedok TownCentre for S$40.8m in Nov 06. Both properties are located close to BedokMRT station and Bedok bus interchange. The site area of 33,084sf, together with adjoining state land, will be amalgamated and redeveloped into a suburban retail mall with NLA of 80,000sf. Bedok Mall is expected to complete and injected into FCT in 2010.

Thats great! Some condos insist visitors cannot park at basement and i remember almost getting drench during 1 of my visit to a friend's condo as need to park at open car park.....

Basement carpark is definitely a big plus....imagine lugging heavy groceries and need to walk to your block which may not be near the carpark.......

If I am not wrong the waterfront collection by FCH & FEO left 2 more developments fronting the reservoir. No more land unless they tear down the HDB. Possible if gov can earn more. Near to tropica side there is one small plot which attracted only one bit and was rejected. It is near to busy road and no facilties. Other than that I am not aware of any new condo launching that u mentioned.

The fact that as you say more condo here speaks volume of the attractiveness of this place. Developer will not buy a land so ulu that nobody want to stay.

There are many isolated condoumium all over singapore, some at the east, dont want to mention name. Freehold somemore. Supply is definitely limited but nobody interested.

Agree with Noblebaby, if want to make good money must buy CCR.
If I have the cash, I will sure buy one at the sail or sentosa cove and will be at different forum. Do you want to buy and stay in an area where u wake up everynight worrying whether can pay the instalment and when will the price go up. No problem for those not taking loan.

However if ask me to choose between high class condo at orchard facing busy road with full glass see through and Bedok Reservoir View for staying, I will choose the later.

Condo with reservoir is limited. If you calculate the no. of condos in singapore (2000 to 3000) within metres away from a reservoir the % maybe not more than 0.5%. If you see in this light you will not feel oversupply.

Anyway life is short, this bunch of crazy people;) :o ;) :p is more interested in BBQ by the reservoir first than make $$$ :2cents: out of WFW I guess. Anyway I feel that WFW area has good potential in the long run.

Reason why FEO wanted to enbloc the whole area is definitely becos they see potential in this area...there are not many condos in Singapore with such direct waterfront access....If the other Waterfront series are launched 2-3 years later, believe economy would have recovered and definitely will be at much higher price...especially if MRT station is announced at nearby...you can see the current WFK prices is already 5-8% much higher than WFW.....

I used to stay near you as well...whahaha.....to be exact, I used to stay in the point blk opp the library....yes......even my side, half the block above 14 floor will have sea view....and its damn breezy.....mine is facing the other side...can see the former waterfront view hudc....:)
Bedok is a good place to live in....

The agent told me unlike HDB Balcony which is half wall height which children need to climb up to view outside, Condo which is either grille or glass will not have such problem. Once the child can see outside they will not climb. Logical.

But to be 100% save it is up to you. The one year period could be because the condo is still under warranty. Based on my understanding it depends on the condo management which is the MCST formed by residents whether they agree or not otherwise many other things will appear if free for all. MCST will probably take over the management of the condo after abt a year or so.

I have this concern too.
It's a headache, but no choice. Cannot compromise safety for beauty:(
Have to put some grilles at the sliding door I guess.
Anyway, hope there's some brilliant design ideas in the next yr or so that can meet our needs.

Absolutely correct....the remaining 3 plots of land is the 2 beside WFW/WFK and the one next to Tropica....however based on URA masterplan...I saw another plot of land next to the bus interchange that is slated for residency....I would not consider the pricing for that plot of land....it cud b another Centro in the making....

as for demand....as far as i know, there are lots of nearby residents sold their 8yrs old Bedok Reservoir HDB and move into Aquaris....it already speaks a lot for demand....self sustain within the township....

One more thing for consideration is, parents will be spoilt for choices for Primary Schools to Secondary Schools in Bedok and Tampines area......eventually there will be JC/Poly and 4th Uni for consideration....
I know of people who stay in the so call upper class condo close to Bukit Timah area with no choice of primary school to begin with....falling into the last phase of Primary School selection. For my case, I did not move to Bedok for the sake of schooling for my kids....as my current location already offer me a good choice of schools....so the school part is an added bonus/pull factor for me to move back to Bedok...:)

Condo has strict rules on grilles. dont think you can make grilles in the balcony.
Perhaps, you can arrange pots of plant/flower along the glass panel so that children dont go near to it.
or you can try convincing the condo management to allow invisible grille.

Hahaha.....probably we all have to think of something by next year....frankly speaking, I'm more concern with the windows rather than Balcony as glass panel, the children are able to see thru they won't climb out of curiosity....my current flat is all glass panel in the living room....even i have grille installed, my son basically hv not tried to climb up to see what is happening downstairs...

My fren who stayed in HDB had a curved protruding grille installed at her balcony. The last time I visited, her son was up on top of the grille doing tarzan. It looks scary cos the middle portion of the grille is actually protruding outside :eek:

I like the idea of the invisible grille (if it is really so invisible!) and the mgt allows...

I don't think they've officially re-launched the remaining stacks (as of wednesday) but they are currently selling units in these stacks to buyers. For instance, level 5-10 of stack 17 were sold (where stack 17 is "officially" unreleased). 04-17 commands a price of $973,710, while 11-17 will cost $1.032 mil. This current strong demand is indeed a sharp contrast to those of us who bought in Mar-May (where a buyer was easily outnumbered by the number of agents at the showflat).

Just got a confirmation from the soil investigators at the Town Park that they were doing soil testing for future MRT line. They told me the underground train tunnel will run through the town park and there will be 2 stations in the park. Condo has strict rules on grilles. dont think you can make grilles in the balcony.
Perhaps, you can arrange pots of plant/flower along the glass panel so that children dont go near to it.
or you can try convincing the condo management to allow invisible grille.

If T27 is near blk 708, then 1.1KM away will be near to the Damai Secondary (T28) which is less than 50m away from WFW....

From T28 to T29 (Temasek Poly) will be about 2KM. :D

Yeap. There is no oven given in WFK. Floor space is smaller than WFW also. Though they claimed WFK is given better quality stuff like the marble floor. But my friend, who is working in the commercial property, and is now staying in rented condo having marble floor said that his wife needs to mop the floor at least 3 times a day. Cos marble floor gets sticky easily than normal titles.

So maintenance versus quality... you choose what you want...

My feel is that the majority of the 2 bedroom are all bought by the investors who knew it can fetch them profit when the economy turns better. The investors will either flip them or rent them out.

wow....did u manage to have a sneak peep at the blueprint? so chances r it will be on the extreme opposite end of the park....so in this case LTA would have blanket most of the residential areas in the area....i.e. Bedok Reservoir Blk 600+, Blk 750+, Bedok North Blk 520+ and Yu Neng Primary school area all are covered.....

meaning the MRT should be directly behind Baywater/Waterfront Key area?.....

WFK is using the pole system wardrobe which is commonly found in walk-in wardrobe. Heard pole system is more expensive.

i think we did sufficient research n analysis for the prediction of future mrt station... If you want to get better assurance, you can walk down to the park n talk to those soil investigators... Or mayb ppl from LTA if you hav insiders...

If there is NO mrt station in the park at all during the official announcement, we are still happy with in... The main thing for us is the beautiful reservoir n its nature surrounding... This is the main selling point of WFW/WFK

Other than the sold-out of stack 20 and these 6 units in stack 17, I think it should be more or less the same as the last sale figures mentioned in this forum (eg., stack 11 has only 2 units sold)....FEO and FCL are pushing WFK into the limelight (I mean WFW showflat was not well-lit when we visited a few days ago) ...but buyers have the luxury to walk over to WFW showflat (only the 4 bedder showflat is retained) if they don't like WKF (2 and 3 bedder showflats).

(1) When applying for a home loan for a private condo, do banks consider both me and my girlfriend's combined earning power or only mine? (we are only planning to get married/ROM only 2 years later, so at the time of applying for the loan, our status will still be single)

(2) I calculated roughly a $700k loan for a condo will mean around loan payment of $2,800/mth. Can my girlfriend's and my CPF be utilised to pay this monthly loan amount or we can only use cash to pay the bank? If can use cpf, how much is the max we can use per month?

Both Swing door and sliding door have advantage and disadvantage...for sliding type...its better to get ones that comes with carcass vs the type without...most of the new condo comes without the carcass...making it a bit flimsy....

for swing door...the wardrobe is very sturdy but if the room is small, then the swing door will take up slightly more space as you will need to cater enouf space for the door to open....

1. If the unit is purchased under both of you and your gf's name (yes, you can purchase WFW together even both of you are still not married), then you can apply for the bank loan using both names, and the bank will take into account the combined income.

2. Yes, you can use CPF to pay for the monthly installment even you guys are still not married... You can also use the CPF to pay for the 15% downpayment but the first 5% must be paid by cash. You can also use CPF to pay for the stamp duty.

If both of you will be the joint owner of the property, then both income will be considered.

max contribution in your ordinary CPF account. you can pay more through cpf if you have enough saving in the ordinary account until use up. but may want to consider keeping min sum in ordinary account instead of using it for instalment (meaning not using more than monthly contribution).

You and gf CPF (total or OA) is 2.8k ?! After a certain income level (is it 4.5k), your CPF OA contribution will be max about 1,000$ only right? So if you n gf income is 4.5k each, you can only pay up to 2k per month from your CPF OA. Correct me if I am wrong. May b u and gf all have 6m bonus per year :cheers1:

As long as yours ordinary accounts have enough fund to cover the monthly installment, then it shouldn't be an issue... if it's not sufficient, then you need to use cash to top-up.

By the way, the maximum contribution into ordinary account is only about $1000+ per month... the $2800 is including the contribution from company...

Thanks for your advices. For the 2nd question, I know the 15% can pay using cpf. How about the monthly loan payment ($2800) to the bank? My gf and my cpf contribution per month is around 2800 also. Can all of it be channeled to pay the monthly loan?

only the ordinary account. not medisave and special account. and there is a cap on CPF contribution at 4500 (i think), so you probably have about 900 each for CPF instalment.

I am not so sure whether the cap is going towards 4000 in few years time or remain at 4500. need to check cpf website.

I know employee contribution to OA is max at 900 after certian level of income. This is excluding employer contribution to the OA. I will check with my banker and update you tomorrow Alan. Hope tomorrow will not be too late for you.


You and gf CPF (total or OA) is 2.8k ?! After a certain income level (is it 4.5k), your CPF OA contribution will be max about 1,000$ only right? So if you n gf income is 4.5k each, you can only pay up to 2k per month from your CPF OA. Correct me if I am wrong. May b u and gf all have 6m bonus per year :cheers1:

actually both pole and std carcass type cost are quite on par currently....it depends on what are being offered on the pole system....if its just a very simple configuration, it will b much cheaper than normal wardrobe...normally why the pole system are much more expensive, for ppl who do up their HDB wardrobe and need it to be customized to according to their needs and lifestyle then definately it will be more expensive....for std wardrobe, both are comparable.



WFK is using the pole system wardrobe which is commonly found in walk-in wardrobe. Heard pole system is more expensive.

If you spend all your fund in the Ordinary Account for the downpayment... then the maximum combined amount that you can withdraw from both of the Ordinary Account every month is only $20xx... assuming you and your gf monthly income is above $4.5k each.

By the way, if you want to loan $700k, then i think your combined income must be above $8k... and I don't think the monthly installment is $2.8k, should be more than that... unless the tenure is 30 years...

I read from somewhere that banks will grant a monthly loan of 40% of our gross combined salary. After that minus car loan and any other regular monthly liability. That's also true right?

So assuming we have to pay 400 cash each per month, any other big condo expense we have to take note of? maintenance and property tax =360/mth something like that right? Any other costs that I miss out?

I'm actually considering opting out the masterbed room wardrobe as currently I have a 8 panel walk in wardrobe in my bedroom...thus to use the 4 panel wardrobe tat comes with the condo is a bit of a squeeze for us....

for that wardrobe, my auntie resale HDB also uses this idea....the in between wall between the 2 room was hacked down....in turn, a huge wardrobe was put in tat is shared by the 2 rooms....only a half inch ply wood sits in between...quite cool in term of space usage....cost? I will have to ask her...



Actually i like the wardrobe displayed in the 3-bedder showflat... the developer knocked down the wall and the wardrobe eats into the space of the study room next door... and make the master bedroom looks bigger... quite like the idea, but think not cheap to do that... :banghead:

Some time you don't want to stretch yourself to the limit... $900k is a big amount...

I think monthly maintenance is already $280 for the 3+S, and property tax is around 2.5-3.5k or more per year.

no problem for 30 years, just that you need to pay more interest...

yes, 700k shouldn't be a problem if combined income more than $10k...

rule of thumb, spend no more than 30% of monthly income for house.

tat is correct for fixed salary personnel....for commission based workers, it can go beyond tat every month, it a separate cap....its the same for VB payout. It has a much higher cap....

tat is more of less correct....they will do a credit check to see if you have other liability...e.g. other loans with other banks, personal line of credits taken, car loans, etc.....one other thing, for those who frequently dun pay or rollover the credit card bill, it will be much harder to get a loan....

the only issue is with the total interest paid to the bank. for 700K loan of 30yrs, it can easily come up to $300K....and you have to think about the time when the interest will go up when the economy picks up. This will b a added burden on ur monthly installment as well. Meaning you may need to pay up to $500-$600 in cash, depending on how much the interest goes up. Do your maths right as it will be a long term commitment and you definately want to sleep peacefully every night.

yes....watever thing you don't want to install, u just need to inform you lawyer to write in. tats wat we are paying them for....however. don't expect any discount/reduction of amt from your home sale price. Btw, if u opt for full white kitchen cabinet instead of default half white and half brown, you will have to inform ur lawyer to write for the change....

for me, opting out at least won't damage the flooring around those area when i have to take them out again later....I'm still half hearted....

I believe its possible to hack down certain wall as long as there is no damage to the structural beam....oh...u r having a 3+1 unit?

I also hacked down one of my exisiting bedroom in my current home....to fit my huge walk in wardrobe....my hse currently look like a 2+1 bedroom home....with the arrival of my 2nd kid last year, tats why I need to move out....to undo my misdeed.....:banghead:

if u r credit worthy, Banks nowadays allows up to 90% again....there was one point in time where last year during the economy downturn, all banks suspend the 90% loan scheme....till about 3mths back, they loosen up again...as long as u r credit worthy however, interest rate will start from about 3% onwards to about 4.5%....
this is also subject to new property.....

for interest rate....the lowest I saw recently is 1.3% for 1st year and up slightly for year 2 and then up again to year 3....usually at best u can forecast up to 3yrs for interest rates....moving beyond tat it can go either way...but since we are already at the bottom....we should be able to see interest rate moving up in the next few years....probably between 2.5%-3.5% is achievable in the next 2years time....this is unlike 1st timer HDB loan at 2.6% interest flat for the entire loan period.

work out your cashflow;
Monthly home related outlay
add'l cash over loan - $800
Property Tax - $80
Condo maintenance - $250
Mortgage Insurance (advisable) - $180
Singapore Cable Vision - $80
Utilities - $150
Total monthly payout - $1,540

Also, your assumption of monthly loan instalment of $2,800 is not really correct. best is if you can sit down with a banker and work out the dollars & cents.. bank loans might look cheap at current levels (SOR plus, SIBOR plus etc, where the current sibor rate is dirt low) but when the economy picks up.. the overall loan interest rate will definately go up.. and that's where people who have a tight budget will be hit hard.. you can safeguard by going with a fixed rate loan.. but the rate will be slightly higher than those pegged rates.

End of day, buying a condo is good if you can afford it. But if finances are a bit tight, better save or enter into HDB first..

I know of some people, who after buying condo, can't really enjoy life.. cashflow so tight cannot go out and enjoy.. put it negatively, they were nigger rich (got car & condo, but wallet only got a few dollars only).

Yes I think we can request if we do not want the wall..remember the 3BR showflat there is a transparent glass panel that separates the 1st bedroom & the living hall...i was very interested in this design as it makes the living looks bright and bigger....agent said can write in to request so developer won't built the wall for you....will save cost & less damage to your flooring instead of hacking it down later......i am still thinking about it....

i think nowadays banks not very willing to lend up to 90%...especially after the subprime thing they are quite conservative...its better to work on 80% max also u do not want to incur too much interest....

i remember during good times interest rate can go as high as 4-5%.....you can work out to see if you able to have excess cash to make a lump sum repayment after 3years (usually loan package is fixed for 3yrs)...if interest is high then lump sum repayment can reduce your interest substantially......

For the 1st property there is no such limit you can use all the amount in your CPF. However for 2nd property purchase you need to maintain a minimum sum of $52K (OA+SA) then you can use the balance for installment....
