boy has the prices rocketed....i still remember the time when my parents sold their 5 room point blk in Bedok North Ave 2 at $386K some 10yrs ago....now almost double up again.....

I heard from my agent friends that there are over demand for HDB out there with few sellers......she encountered a few time whereby a few buyer will try to out do each other just to get the unit thus raising the price significantly......i tot this only happen in new condo launch....:scared-4:

even Sembawang and Woodlands areas r doing well in resale....;)

Ken - if u intend to sell by 2011....at this rate u can probably pay off 100% of ur new condo...whahaha.....:D

no need sell... next time HDB will reach $1Mil... this is how garment make ppl richer... HDB is the best investment... first time buyer, buy HDB at good location first, then only go private. sure make :p

my friend bought HDB which facing Metropolitan Redhill, only $300K++ 3 years ago... now i think $550k++ already... rich liao. can retire earlier. :p

tat is correct but many have exceeded the household income ceiling of $8K thus only HDB resale is possible. Add the foreign talents into the mkt, u dun hv much resale flat to go around thus causing a surge in pricing......

to go to temasek poly at the front gate, you probably need to take buses for about 3 stops. By the back gate, you need to walk through bedok reservoir park for about 400m.

yah....but i think tat was b4 HDB announce tat they will bring up the valuation...i think valuation easily $580k-$600K now....she is staying in the new HDB just opp TPY interchange...

another one to add, settle down early with ur life partner even if not tat successful yet in carreer....cos by the time u r successful, probably cannot apply already cos income ceiling hit....

Walk through bedok reservoir to temasek back gate is faster. For me, it takes abt 10 mins.:)



to go to temasek poly at the front gate, you probably need to take buses for about 3 stops. By the back gate, you need to walk through bedok reservoir park for about 400m.

We will keep our current hdb, rent out and move to WFW.
Maybe 5 years down the road, move back to hdb and rent out WFW.
At the same time, I can still continue to use WFW facilities during weekend. :D

My friends always commented on my place...a HDB with multi million dollar view...

Although I would like to see HDB price to go up slowly but I think our government is making a policy mistake in BTO/DBSS. It is an inflationary policy that can easily result in bubble. Total supply of HDB + condo is only 15k per year for the next 3 years ... since 10k is from private, supply of new HDB is only 5k (mainly in Punggol, the rest DBSS = expensive). Recently they annouced to increase supply up to 8k this year but so far two projects all in Punggol.

There is no free lunch in this world. When you rent out, prepare to renovate again at the end of tenancy. Very often, you must agree with tenants to have cleaners paid by tenants if they do not clean the hosue. Rental yield of HDB is high now about 5.5% (based on market valuation). Part of the reason why ppl are desperate to buy resale flats as not worth renting when bank loan is below 2%. If rental yield drops to below 4% might as well sell, not worth renting out.

If If all things work well. May delay one year of renting then. Treat WFW as a weekend resort. Renovation is not cheap. Never think of selling.

to bypass the firewall... you can try to google some "proxy server" that allow you to bypass the great firewall of china...

enter the "proxy server" into the "Connection->LAN Settings" in your internet browser, and try again.... hope this help :)

Must be the great firewall of China... anyway, at least I can still read the threads here. My stack is 18. Understand stack 18 is one of the last stack released. Like the location at WFW but think not so many taxi know the way there. Problem if need to take taxi...

wow, u mean a bedok HDB 5-room sells for $555k and $600k? that's really exp. the hdb which i am going to stay in costs less than $550k. it is a 5-room flat within 5mins WALKING distance to Holland Village. Draw a 700m radius around it will get me 3 MRT stations, Holland V circle line station, Buona Vista Station, and Commonwealth Station.

Since when did HDB price go up by so much???!!!

well u can try asking around....currently there is a shortage of HDB.....matured estate 5room can easily fetch $500k+....even in punggol, it is going at $400k-$450K...sales are brisk....

can use photo stitching software... vry easy, take 2 photos at the same level... shot 1 photo first, then move camera to slight diff. angle, then shot another. make sure there are 20-30% overlapping between the 2 photos. then use software to combine. very easy 1. :p

most showflats dont have TV at the living room (not only wfw, seemed like a lot of ID purposely omit the TV). The additional space between the TV and the sofas, plus the dining table.. would maybe be just nice.

unless I can do something about the Balcony, to make everything looks more spacious.

One side of the "structure" will be wardrobe... the other side will be bookshelf + workstation.

As for wardrobe, if you dont like the finishes, you can actually re-laminate to a more modern look. The outcome can be quite nice.

SINGAPORE, Sept 14 (Reuters) - Singapore will tighten rules on housing loans to make it tougher for people to borrow, National Development Minister Mah Bow Tan said on Monday according to state television.
With the new rules that come into effect immediately, banks and developers will not be allowed to offer housing loans whereby the borrower only pays the interest and defers repayment of the principal to a later date, Channel NewsAsia said.

Home prices in Singapore have soared in recent months, with transactions hitting record monthly highs, as buyers flock to showrooms for new apartments.

SINGAPORE, Sept 14 (Reuters) - Singapore will release more
land for development and make it harder for home buyers to defer
payments, steps aimed at curbing speculation in the housing
market and that drove down property stocks on Monday.
With immediate effect, banks and developers will not be
allowed to offer loans on homes under construction where the
borrower need only put down as little as a 5 percent cash
downpayment and defer repayment of the principal until after
building is completed.
The government also said it will reinstate its "confirmed
list" of land sales in the first half of 2010 and increase the
supply of land available to developers.
"Given the current market conditions, the government has
decided to adopt several measures to temper the exuberance in the
market and pre-empt any speculative bubble from forming,"
National Development Minister Mah Bow Tan said in Parliament.
Singapore's actions come as some Asian governments warn of
speculative bubbles in real estate markets and said they may take
steps to cool an overheated market. For instance, Bank of Korea
said on Thursday it would lift interest rates if home prices

Mah's announcement in Parliament caused property stocks to
fall sharply, with City Developments <CTDM.SI> falling as much as
5.6 percent. CapitaLand <CATL.SI> fell 3.4 percent while Keppel
Land <KLAN.SI> was down 4.3 percent by 0640 GMT.

"We are currently seeing signs of heightened speculative
activity, although the level of speculation is not yet extreme,"

the measures themselves appear relatively muted.
"It's a tentative step... More significant would be if the
government raises the 5 percent downpayment," he said.
"It looks like the government is going down the softly-softly
route first before seeing if it needs to bring out the big
stick."

FCL is smart. It captured your attention which means it will capture others attention too. I think the unit u saw is going to be a temporary showroom.

Once buyers stand at the balcony and see the panoramic reservoir view b4 them, they cannot resist but to place their booking. The noise from the road as some mentioned will become immaterial.

 Raising our target price slightly to $1.32 from $1.30 — We raise our target price to $1.32 purely to reflect the lower risk-free rate of 3.4%.

As for false ceiling, this could be checked from the spec as attached in S&P. Dont think it is included except for kitchen and toilet (Hope I am right).

if you realize, they actually added extra layers of brick wall between 2 units... to make the wall thicker for better insulation...

all internal walls are red brick wall. :D

Unfortunately, Yes.

you have to make sure the contractor leaves the plastered areas sufficient time to dry, and after that seal it with a couple layers of sealant paint before painting over.

But even then, there is still a chance that it will crack in time to come.

such cracks are easy to mend. The benefit far outweigh the cost of a total replacement of plaster board ceiling.

nope... its flat throughout... my personal opinion is that pattern / box is a bit passée.

No interest in WFW, though i have been looking at that for a while... for those who bought it.. congrats.. i think it is a great piece of property to own.

Do not be "conned" by FINISHES. Very very unlikely to have false ceiling in hall/room, except for kitchen/tiolets. Ceiling fan mounting would be a big problem if it is so. Electrical pts provided, LAN, TV pts provided. Centre storage heaters location is always on top false ceiling in tiolet/kitchen.

Like HDB, beam/pilers cannot hack. Minor ones ok. Be careful of balcony paint color -will be asked to be the same as main building. Window grills/main gate have to follow given patterns......
