I will advise everyone to wait for cooling measures to take full effect next year before buying anything. This kind of price for jurong is still insane. Jurong hdb already selling at cash under valuation, speaks a lot about the estate. Good estates like bukit merah or queenstown I never heard of cash under valuation.

I have to say that MCL is very smart and have good sense of people's likings.
now that most people only care about the price of psf, why not squeeze a bit, so that some units can still be sold around S$1100psf even if the land cost is about $700 psf.
anyway, I like the layout of the 3 betters.

interested buyers please watch out for stack 20 and 27...
prying eyes from stack 9 & 16 can basically look into your master bdrm/ bdrm 2/ living/ dining room frontage... way too close for comfort and likely the least popular stacks...
possibly explains why no balcony too so james bond can't jump over...

Lakeshore has 2 tennis courts, 2 badminton courts and a basketball play area.
Nowadays, many condos only have 1 tennis court and perhaps 1 basketball half court, and no badminton courts.
People may seldom play badminton or basket ball. But if the living place is stuffy and hot, it will affect the living quality every minute.

J Gateway is located right in the heart of Gateway district with MRT interchange, commercial buildings and malls, hospitals etc right at the doorsteps, while Lakeville is located in the lake district of JLD, about 450m away from MRT station with no shopping malls insight.

I am not sure what lies ahead for Panaroma, but for Lakeside district..there are plenty to look forward to. An IR or worldclass theme park build right across the road will make Lakeville launch price look attractive.
Beware, dont miss the boat, better buy before the big news.

MCL Land's upcoming condominium project, Lakeville, located in the Jurong Lake District, will be launched with an average price of $1,250 to $1,350 per square foot (psf).
The group's chief executive officer, Koh Teck Chuan, told BT yesterday that this average pricing is an early-bird pricing on the balloting day to encourage potential buyers when the project is open for booking tomorrow.
The developer has not decided on the number of units in the 696-unit project that will be initially launched as that will depend on the demand, Mr Koh said. Huttons is the marketing agent for the project.
This development sits on a 240,654 sq ft plot with a 99-year lease. It was snapped up by MCL in January last year for $439 million, or $651 psf per plot ratio.
"There is huge pent-up demand in Jurong," Mr Koh said, adding that the project will benefit from the remaking of the Jurong Lake District into a regional centre, as well as having a view of the Chinese Garden and nearby amenities.
Pricing for this project is reasonable, analysts noted. Units at MCL's earlier project in Jurong East, J Gateway, were sold at an average of $1,480 psf when they were launched last July, with most of the 738 units snapped up in one day.
Another point of reference is resale prices at Lakefront Residences near the Lakeside station, which achieved a median $1,121 psf over the past two years since it was launched by Keppel Land at an average price of $1,020 psf in 2010.
"The demand can support this (Lakeville) project but the loan limit under the total debt servicing ratio (TDSR) will still be an issue," said OrangeTee research head Christine Li.
If the attractions slated for the Jurong Lakeside District under URA's 2008 masterplan really take off, that will be beneficial to the project, she added.
Plans to remake Jurong Lake District into a commercial and lifestyle hub will be fully realised in 10 to 15 years. The transformation is starting to take shape with the recent opening of new retail malls and more homes being launched. A new Jurong General Hospital and a Genting hotel in Jurong will be ready in 2015.
Ong Kah Seng, director at R'ST Research, said he expected a good take-up for the project from owner-occupiers as Lakeside is "increasingly shaped into an enchanting residential enclave" with proximity to an MRT station.
"There is promising investment potential in Lakeside, a tested leasing demand area, although the increased supply will mean that rents have to be pegged attractively and investors need to have a realistic, long-term investment expectation," he said.
Among projects located near the Lakeside station, Caspian and Lakeholmz - projects developed by Frasers Centrepoint Homes - achieved median rents of $3.45 psf per month and $3.10 psf per month respectively in the fourth quarter, based on URA quarterly rental data.
MCL recently won two adjacent executive condominium sites in Chua Chu Kang. It is slated to launch Palms@Six Avenue in May, which will have 32 semi-detached houses on a freehold site along Sixth Avenue.

Jurong condo sales better than expected
180 Lakeville units sold; project in Commonwealth also unveiled

BUYERS flocked to get a piece of the action at a new Jurong condominium while an upcoming project in Commonwealth Avenue was unveiled on a busy day for property yesterday.
Much of the buzz was at the preview of MCL Land's Lakeville condominium in Jurong West Street 41, but Hong Leong Holdings grabbed some of the spotlight as well with its announcement.
The balloting tent for the 695-unit Lakeville, which comprises six 16-storey blocks, was filled with more than 150 buyers and 50 agents yesterday.
MCL Land chief executive Koh Teck Chuan said the firm had initially released 150 units but released a further 50 as sales were better than expected.
In all, 180 units were sold at $1,300 per sq ft (psf), with most of the buyers Singaporean. About two-thirds of the units sold were one- and two-bedders.
Prices range from $736,000 for a 560 sq ft one-bedder, to $2.67 million for a 2,271 sq ft four-bedroom penthouse.
Mr Koh noted that 400 cheques were balloted yesterday, adding: "Considering the market, we are very happy with the turnout."
The last condominium launch in the area was J Gateway last July, also developed by MCL Land. Most of its 738 units sold in one day at an average of $1,480 psf.
The low number of residential projects in the area compared with Sengkang and Punggol has led to much pent-up demand, said Mr Donald Han, managing director of Chesterton Singapore.
He added that Lakeville's $1,300 psf price tag reflected weak market sentiment.
The Urban Redevelopment Authority said on Tuesday that private home prices dipped 1.3 per cent in the first quarter from the fourth quarter last year.
"It could be launched at more than $1,300 per sq ft. But because of general market sentiment, developers would rather play safe and launch at a lower price," said Mr Han.
He noted that MCL Land seems to have "cornered the market fairly well, they understand the market in the area... We should see a good first phase launch."
Century 21 chief executive Ku Swee Yong said that Jurong is "definitely up and coming". "With two new hospitals and hospital-related jobs paying better than average salaries, as well as new office buildings, the level of wealth within Jurong should go up."
He added that having the Canadian International School next door would mean expatriate families could be keen to rent at Lakeville, which should be completed in mid-2017.

Meanwhile, Hong Leong Holdings unveiled Commonwealth Towers, a 99-year leasehold condo in Commonwealth Avenue.
It is undertaking the development, which will be launched in May, with City Developments (CDL) and Hong Realty.
The condominium, comprising two blocks of 43 storeys each, will be linked to Queenstown MRT station by an overhead pedestrian linkway. It will have 845 units, mostly one- and two-bedders, with sizes starting at 441 sq ft. Show suites will be open for public preview from April 13 to 27, with building work expected to be completed in December 2017.
The Commonwealth Avenue area has seen a few launches over the past two years, most recently Alex Residences at Alexandra Road, which sold 150 out of 429 units at an average of $1,650 psf on its first day of sales in November.
Echelon in Alexandra View, also developed by CDL, sold 390 of 508 units at an average of $1,700 psf in its first weekend of sales in January last year. It is now 99 per cent sold, with just three penthouses left.
Mr Edwin Wee, head of sales at SLP International, said Commonwealth Towers should do well given Hong Leong Group bought the land at a low $880 psf.
"When developers buy cheaply, they can sell cheaply. With competitive prices for the area at about $1,500 per sq ft, Hong Leong may price at $1,300 or $1,400 per sq ft and still move units."

Most of the units sold at Lakeville were one to two-bedroom apartments, Mr Koh told The Business Times. Close to 90 per cent of the buyers are Singaporeans and most are HDB upgraders.
This project sits on a 240,654 sq ft plot with a 99-year lease, which was snapped up by MCL in January last year for $439 million, or $651 psf per plot ratio (psf ppr). It is expected to benefit from the remaking of the Jurong Lake District into a regional centre, under URA's master plan 2008.

Yes, it is a bit amazing, considering nearby lakeshore is sold at around S$1100. Maybe, it is because the quantum of lakeville is smaller than that of lakeshore?
anyway, the location of lakevile is better than the Tampines one and ru lang primary school is a support to it.
Speculation on HSR station at Jurong East should help sell this project.

Usually there is a delay for update.
Demand for condos will remain healthy in and around JLD as manufacturing picks up. Tuas and Jurong Island are still expanding. These high-tech plants will need foreign talents. JLD will also have more companies setting up that will hire foreign talents for a portion of their workforce.

Jurong West St 41 (Parcel B) plot has changed from reserved to confirm site in H2 GLS. MND must be very bullish about the property demand in JLD. Perhaps a decision on the High Speed Rail will be announced before the closing of the tender in beginning 2015.
