but, the space will still be small. clever design and space-saving furniture will make the place neat and uncluttered, but it surely can't make a 300sqft mickey mouse unit look like a 1000sqft apartment.

Sometimes it can't be helped.
Due to the TDSR, some may not be able to get loan to buy a bigger home.
Renovation loan is not subjected to TDSR, although it will affect the tdsr for the purchase future properties.

don't buy car. Many go buy car 1st. as for credit cards they way TDSR calculate is they only consider the no. of cards u have and the min payment needed i.e. min $50. Tats is added to the TDSR. As long u pay ur credit cards bills and don't have rolling credits. then they don't add up ur avg mtly spending on the card as part of the TDSR.

the big ticket item is Car. people should not commit on the car before they buy house anyway.

Yes, I agree on that.
If really really need car, but don't want it to reduce tdsr, then one way is to rent the car instead of owning one.

Those who waited to accumulate their funds to buy their first home can't even buy car now. Unless they have $$$$$.

Singapore, 25 February 2013 … The Monetary Authority of Singapore (MAS) will re-introduce1 financing restrictions on motor vehicle loans granted by financial institutions.

2 The maximum motor vehicle loan amount will depend on the open market value (OMV) of the motor vehicle purchased:

(i) For a motor vehicle with OMV that does not exceed $20,000, the maximum loan-to-value (LTV) is 60% of the purchase price, including relevant taxes and the price of the Certificate of Entitlement, where applicable; and

(ii) For a motor vehicle with OMV of more than $20,000, the maximum LTV is 50%.

In addition, the tenure of a motor vehicle loan will be capped at 5 years.2

3 The financing restrictions are necessary to encourage financial prudence among buyers of motor vehicles. In this prolonged environment of very low interest rates, there is greater risk of buyers over-extending themselves on motor vehicles.

4 The financing restrictions will not apply to loans for the purchase of commercial vehicles3. They will also not apply to loans for the purchase of motorcycles.

5 The rules will take effect from 26 February 2013.4

1 MAS previously had in place financing restrictions on motor vehicles loans, from February 1995 to January 2003.

2 For re-financing facilities, only the cap on loan tenure applies. The sum of the tenure of the refinancing facility and the number of years since the first motor vehicle loan granted to the borrower for the purchase of that motor vehicle was first disbursed, cannot exceed 5 years. A financial institution may re-finance the full outstanding balance under a motor vehicle loan, subject to its credit assessment of the borrower.

3 “Commercial vehicles” refers to goods vehicles (not including goods-cum-passengers vehicles), omnibuses, school buses, private hire buses, excursion buses, private buses, engineering plants, private hire cars and taxis.

4 The rules will apply to loans granted for the purchase of motor vehicles where the date on which the agreement to purchase a motor vehicle is on or after 26 February 2013, or where there is no agreement to purchase a motor vehicle, the date on which the borrower successfully obtains a COE is on or after 26 February 2013. In the case of re-financing facilities, the rules will apply where the application date of such facilities is on or after 26 February 2013.

well can be even more sucky and fxckly when interest move up. and these over leverage buggers get their bolar caught in a tight squeeze.

the way they look at your credit card is to look at the recent statement of every card. if you dun have o/s bal on the card, it is as good as "no card".

just take note that if you intend to buy a ppty in the near future, dun throw away your card statements as the bank will want the last 1-2 statements to prove your debts.

They will just check the credit score. So as long u don't roll over ur cards should be ok. its those people who have the habit to only pay $50 and let the int roll.. then throw in the car loan.. the TDSR will look ugly..

but frankly.. if cannot manage credit card properly and spend prudently liao take up a big ticket house. its going to be disaster if shit hits the fan. with interest going up and singapore slow down and the bugger lost his job. ad have a rolling credit cards of debts and a car loan in tow.

its a perfect storm for those who are not prudent ah…. sure drown like george cluny.

shd say if one even hv problem paying cr cards bills, how confident shd the bank be in expecting him to be able to repay his housing loans?

Problem with singapore property is that not many have high ceiling heights. a lot of these designs rely on a high ceiling to create an additional loft/mezzanine. and even if the development has a high ceiling, the GFA is probably max-ed out and regulations will prevent one from building such a structure.

Then will be limited to those furniture decks of 5 sq m which is pretty small IMO..
