Hi can someone shed lights on whether it is wiser to invest in cluster freehold home or those individual landed freehold homes?

Is there any difference if you get the above for home stay / investment.

Thanks for your 2 cents worth of opinion.

RE Your question on cluster or individual freehold homes,

It really is a tough comparison to make on which is better. It is thus better to look at it from where they stand apart.

Firstly, both are freehold, and that is really where the similarity ends.

For cluster homes, these are usually strata titled, meaning every owner has a share in the land itself whereas for individual titled homes, the land is owned by a single owner.

As a strata titled home, they are usually bound by MCST rules, meaning no single owner is allowed to alter the facade and colour of the individual homes. At the same time, they enjoy shared facilities. Nowadays these include basement carparks, gated communities, and some facilities.

As an individual owner, these are all on the owner's own responsibility and cost.

From a resale perspective, they are somewhat similar. On the enbloc potential in future, this is where the difference usually lies. For cluster homes, they more or less will be sold as a whole estate, meaning, developers are more likely to buy the larger land size.

For individual owners, developers are unlikely to buy the whole street, typically they buy a few units in a row for redevelopment. Hence, the pockets for these small developers might not be so deep.
