bank loan 1.85 fixed for 10y, hdb loan 2.6pc fixed for 25y
new town plot ratio very high, mscp very high, block to block distance 5 to 10m, cheapo material throughout, next to highway, lack of childcare centers and amenities
resale hdb cov has come down, cov paid for well renovated unit lower than renovation cost for BTO
BTO new lease of 99lh but balloting depends on luck, older resale bigger by 15pc
seng kang bto 5r 110sqm high floor can be as high as 500k, good value??
BTO opportunity cost of waiting up to 5y for key
reality is definitely not as rosy as PM speech lol

depends on how far from mrt, 700m already 450k next to highway
low floor abt 400k
now can only loan 25y
those mature estates after NRP look much nicer than super crowded new estates too

I have a friend just sold his 4room flat above Buangkok mrt station, 580k no cov.
I think there will still be people who will go for Helm's 4rm - 304k to 355k.

so we are talking about gross rental yield of 10%!
