agent comm: 2% = $360,000
lawyer's fee: $3500


Seller's stamp duty (SSD 12% ) =$ 2,160,000

Wait a sec, is that 2 as in 2 millions ?:doh:

I wunder wat happens after 21 yrs? Will ura let owner extend a fresh lease of 99yrs for say $30k per year. so $30k x 99 =$2,97 million? lol

I doubt any extension would be allowed.
