Considering the amount of effort government is putting in to cool the property market, I do not expect any plot ratio revision from PLAB in this year masterplan. So the earliest will be in 2018, thats if PAP is still in power

Any idea why the 2013 masterplan is taking so long to be published?

In any case, plot revision can also be via separate announcements and not just from masterplan right?

At the moment, the only source on plot ratio is from Masterplan 2008 and since then, there are only some gazette on the revision on land usage nothing on plot ratio.

And it definitely doesnt make sense to revised the plot ratio when PLAB is still at PL.

Tks. Btw does Master Plan indicate lend tenure? I search hi and lo but couldn't see any icon for land tenure at master plan.

before government could increase the plot ratio, they will have to consider the capacity and limitation of roads, infrastructure, sewage, utilities, etc etc.

Telok Kurau area are mostly private estate, so its unlikely the government would want to spend money acquiring private lands to expand the road and sewage and then let the private owners rip the rewards of plot ratio revision.

Unless... some major redevelopment of the East Coast area.

Likely to happen over the longer term. ie. 10 - 15 years???

The ERL line will likely to only be ready about 12 years later as mrt stn at T5 will be ready then. It is a long wait for residents in the east.

Now already so congested within TK lanes. Really have to make allowance for road expansions etc. if they want to lift height restriction.

time to revive this thread....

Will Master Plan 2013 incorporate plot ratio changes here? :)
