With the recent bid for Yuan Ching EC land at S$419psf ppr & S$562psf ppr for Tampines ave 10 Parcel B, what do you think will be the land bid $ for the 2 parcels of land at Upper Serangoon View?

This 2 plots of land are located in between Hougang & Buangkok mrt, but I suppose a min 20mins walk is expected to the nearest stn.

Come in and cast yr bid and we shall see who has the biggest potential to become a developer, hahaha :D

Cannot be so far...max 10min for average adult.

10 mins is absolutely not possible.

walk to quartz is abt 3mins (proven)
from quartz to temple abt 4 mins (proven)
u still hv to bypass punggol park, roughly nid at least 10mins from my map analysis. so total 17mins the fastest.
I doubt it will be any faster to swim across the pond :D

In order to secure the 2 plots of land together, so that the building cost could bring down due to economic of scale. Developers will joint hands n bit higher price.

Thus, I guess S$618psf.:cheers6:

They are next to Rio Vista rite? Can walk to the nearer Hougang mrt along upper serangoon road... definitely can be less than 17min.

yeah, is near to rio vista but dunno if doable in below 17 mins cos I nvr walk b4 nor intend to walk such long distance :tongue3:
