Really? Care to share with us your forecast in the next 2 to 3 years?

So based on your theory, landed property prices should continue to rise because

1) No new supply (especially detached housing)
2) 20,000??? RICH new citizen?
3) Landed property owners (Especially detached housing) have deep pocket and holding power?
4) Landed owners are not affected by TDSR because they are CASH RICH?
5) Low transaction volume is good for landed property.

So what happen to detached housing? rich no longer rich?

Thanks for bringing it up here. You do realize that the reader base here is much larger than the landed forum, don't you?

Just for the record, it wasn't me who brought up this off-topic subject.

Readers here can get a summary of what is happening at the landed forum below:

Summary:

TS started THREE threads - Land Storm is coming, Land Storm is here and Land Storm is here (part II), the first created many months ago.

Despite the multiple threads, he has been proven wrong quarter on quarter by URA statistics

Q1 2013 index 244.1

Q2 2013 Index 244.9

Q3 2013 Index 245.6

Now, he tries to hide from the fact that his predictions were wrong by focusing on sub-segments and landed sizes.

I leave it to readers to form their own opinion about such a forumer.

The big players have already left the market, only the small time buyers are still buying MM landed property to boost up the price index. Better exit before its too late.

So proper-t, not too long ago you are telling us plenty of theory about landed property. So care to explain why detached housing price are falling?

1) No new supply (especially detached housing)
2) 20,000 new citizen per year??? RICH new citizen?
3) Landed property owners (Especially detached housing) have deep pocket and holding power?

How can they come out far better when they will soon be spending streams of money trying to cure cancers and many irritating illness etc? Remember, investment is always about taking long-term into consideration... :p

In the world of investment, the one that comes out winners is not the one that lives in the dirtiest or cleanest part of Singapore, but rather the one that makes the most money. You can debate until the cows come home about which part of Singapore is cleaner or which part if dirtier airwise, but you can't deny the fact

People who have bought in the west has come out far better financially than those that have bought in CCR.

So, stop bickering, the winner has already been chosen and the loser declared.

What can I say, learning is fun.

know or dont know, either way, you have taken time and effort and for that i am flattered. i must have certainly made an impression, good/bad, in your mind.

You probably made an impression, but that does not imply you to be a genius, so try not to get carried away next time.

i think i have posted before saying i am a small/little evil only, compared to the who are bigger evils. can you find that post for me?

Does the above have any relation at all to this conversation? Or is it an excuse for you to incite me into finding your post?

No need for you to uncover, since i already uncover myself.

In that case, why ask me to find that post in the first place?

i dont understand about being caught in a lie.

What I meant was, your original question (http://forums.condosingapore.com/showpost.php?p=441453&postcount=3132) for mermaid on DKSG, is also applicable to you.

are you saying that R33 has never make any money from property investment? quick, dig out that post. dont leave me keep learning from a person who dont make $$$ from property.

The cause of this issue is about learning wherever you can, even from a beggar whom you have no idea made any money from property investment. Thus, whether Ringo33 made money from property investment is immaterial.

Next, if you can learn from a beggar, you can continue to learn from "a person who don't make money from property."

are you saying that you treat everybody equally? as in really equally?

Double standards and equality in treatment are two different matters. Instead of the above questions, a more appropriate one would be, "has hsifreffup been consistent in all dealings on the forum?"

Fake account pufferfish, what is your opinion on the quality of forum post made by Proper-T in this thread?

1. Just to set the record straight, you have yet to prove that I am a fake account.

2. There are at least 3 users that has puffer fish in their names, puffer_fish (http://forums.condosingapore.com/member.php?u=226800) or pufferfish (http://forums.condosingapore.com/member.php?u=245773) or pufferfish88 (http://forums.condosingapore.com/member.php?u=250296). If you don't mind, use my username hsifreffup (pufferfish spelt backwards) while directing your comments to me to avoid confusion.

3. I have no direct interaction with him, as such, I shall not comment.

Pufferfish only sign up his NEW account in October and he already making many comments about others.

So are you indirectly implying pufferfish is talking nonsense?

1. I assume you are referring to me.

2. I joined on 6th August 2013, not October as you claimed. See link (http://forums.condosingapore.com/member.php?u=263912).

3. "Others" in this case refers only to you and hopeful. Both of which I have direct interaction.

4. My main comments on you can be found in this post (http://forums.condosingapore.com/showpost.php?p=440666&postcount=2985). You are welcome to refute.

5. Mermaid has not implied my words are nonsense as I did list down my claims against you.

not sure the part about dispersions.
a laser can travel far distance because no dispersion. the intensity at 100meter is almost the same as at 1m.

if you see cigarette smoke, the smoke will rise up in a streamline for a short distance before breaking up, air movements in a room will then move the smell to fill all parts of the room.

if see maps of australia bushfire map
http://www.un-spider.org/sites/default/files/imagecache/image_main/nasa.jpg

especially the nasa image, the smoke kind of travel in a straight line for quite some distance.

if you see chimney stack, the smoke will also rise up in a streamline before breaking up. now after breaking up, does the smoke disperse in all direction or they all travel in straight line base on wind direction.

does chimney smoke behave more than cigarette or australia bushfire, indonesia forestfire.

Let’s get back to some insightful debate bah~

i have more than 2 standards, eg i treat myself nicest. my family 2nd nicest. business asociates 3rd nicest … and so on

would like to share my thoughts on the above debate.

When hsifreffup claimed tat hopeful exercises double/multiple standards, hopeful defended himself of having more than 1 standard by illustrating how he treat himself and the ppl around him.
Initially, I do buy his story, as I do, treat different ppl differently too :D

however, when hsifreffup raised a point abt double standards vs equality, it really sets me into reassessing my initial understanding of wat is meant by “having double standards”.

Double standards and equality in treatment are two different matters.

i give my examples of my different standards and treatments. you agree that i have multiple standards.
wah, now you reframing the different standards to consistency in all dealings on the forum ONLY?
how can like that? advantage to you le
so do you treat everybody equally?

when a person exercises double standards, he imposes a stricter rule on someone as compared to another.
hence, a person having double stds exhibit traits of favouritism & resulted in unfairness in treatment --> bias in tis sense.

however, the difference in treatments tat hopeful illustrated is totally 2 different thing afterall.
hopeful is illustrating his priorities, through exhibiting the fact tat he loves himself more than any other person.
the fact tat he dun shower equal love on each category of ppl around him does not amount to him being bias; neither is he being technically speaking, unfair to his family members, friends, relatives etc :2cents:

Why, I am happy for you.

haha, just to spend ur time. but you wont waste ur time. since you will find it.

Then it will be much appreciated if you would stop your pointless ruse. Thank you.

no arguments, in property investment matters, i learn only from those that make money.
do i seek lessons from a beggar about property investment? no.
do i chose example of a beggar as a lesson not to be poor? yes.
i dont see any inconsistency in my statement.

Taking lesson from someone who does not make money from property investment:
1. Can you? Yes.
2. Do you? No.
What does 1 and 2 tell you? You clearly do NOT "take your lessons wherever you can". This is a clear inconsistency, or lie.

At this point, I find it a reasonable assumption that you had purposely inflate your aptitude for learning for the sake of arguing.

or in this another case of lying by omission when i didnt state so clearly?

This time, it is an outright blatant lie.

i give my examples of my different standards and treatments. you agree that i have multiple standards.

Yes, we have already established you exercise double/multiple standards.

Like I said before, don't get ahead of yourself. I used the word "more appropriate (my catch-all)", not "most appropriate"/"only"/"right"/"best"/"ideal" or any word indicating that IS the question to ask. If you have a better question than my suggested question that addresses different standards, by all means, shoot.

so do you treat everybody equally?

I already pointed out double standards and equality in treatment are two different matters. Take your own advice and not "reframe" different standards to treating everybody equally.

your intepretation and my intepretation of my catch-all phrase is different.

Of course it is different. I used the dictionary defini... oh wait, I get it. The dictionary must be wrong! I nearly forgot, you are someone with the intellect of a genius! How could you possibly be wrong about something as trivial as definition of "manners".

It's about time to end this. As you admitted to having multiple standards for various groups of people. I take it that since Ringo33 has a special place in your hear... hierarchy, your "glowing review" of him must be based on some special standard you set only for him. In view of this, I shall no longer call it a bias and unfair review. That's it, have a nice day.

In the context of this thread, which is talking about property in the west. You mentioned that its better to buy the worst house along river valley, then to buy the best house in Jurong. So I am asking you how come both capital gain and rental yield in Jurong is much better?

Please dont ask us to google this and that because a property 101 expert like yourself, should be capable enough to answer.....unless er........

You are ALL FART and NO SHIT (EBD)

Still don't get it. One of the easiest things to understand. I won't google it for you anymore - you are too pathetic to read received wisdom from hundreds of others. You don't even have to agree to it, but it does show you are incapable of holding relatively simple ideas in your head that you don't want to entertain.
The agent that was trying to sell you JG did a first rate job on you.
He must have been so disappointed when you couldn't buy it in the end.

Best house / worst street is for the same amount of money bozo.

I obviously spent a lot more money to get my place in RV than I spent on my temporary financial crisis - post enbloc retreat. The idea was to grow $$$ through the crisis by cherry picking prime area at the bottom of the market.

I got options - that you don't have sweety, hence my thinking process is not constrained to your small timer frog in the well outlook.

If I could have gotten something similar in Angullia Park for the same money as my RV I would have jumped at it. - that would be smart.
I wouldn't have bought a similar apartment in Jurong for the same money as my place in RV. - that would be dumb.

That's it in a nutshell - everyone can understand that - only you don't seem to. Not complex, it's a relative thing - not an actual postcode. Your inability to understand something so simple is really your problem not mine.

In fact this message is not really for you. You are incurable. You are destined to talk in this thread filled with buyers remorse (or didn't buy a god damn thing at all remorse) until the end of time rationalising your dream - which we all know you didn't follow through on - All fart, no shit (EBD using in the correct context because he understands basic sentence construction & how to successfully prosecute a point)

It's so others know what a hopeless charlatan you are.
Tell Mermaid she is in no position to recommend MC chairman because she has no keys yet, but offer your own sage advice when you are in exactly the same position as her.

Never dare answer questions, always sidestep, try to throw smoke - yet hypocritically point out others doing the same to you.

Talk so much, act so little. Do as I say, not as I do. Your reputation is slowly building & I just want to make sure everyone knows what a hopeless case with no character you are.

To paraphrase Einstein.
There are only 2 things that are infinite, the universe & R33 stupidity....... & I'm not sure about the universe.

ps - If rental yield is better in Jurong - good for me!
but I have to calculate my yield on when I bought , not when some low grade property agent tricked me into buying a story with all future gains baked in or use todays yield and marvel at all my capital gains :scared-5:

Pls don't expect a response anytime soon...... I feel traumatized stooping down to your level where your experience is vast. Need to recouperate.....

"Double standards and equality in treatment are two different matters." how is it different? just because you say it is different means it is different?

Are the scope of both "double standards" and "equality in treatment" the same? You are directing an unfair question, one that is of a much larger scope. I shall return you with your own words, "how can like that? advantage to you le".

Here's an even more appropriate question you can try asking, "Has Hsireffup exercise double standards on different users on this forum?"

The smokestacks on Jurong are unique. I have never seen ones around the world as tall as those at Jurong. Government built them so tall so that all Singaporeans no matter where they live will have a chance to savor the delicacy. :D:D

However, if you live in Jurong, you can't escape from the pollutions and toxic gases from heavy industry plants 24 hours a day, 365 days a year regardless of whether you like it or not... It is not like you don't put your face to the car exhaust you will be perfectly fine... :tongue3:

Don't forget to live at least 7km from these heavy industry plants to be on the safe side!

During 4 months a year, the gas from Jurong Island, will be blown North Eastward towards CCR. So I guess that much be the reason its giving all that high. And then there will be 4 months in a year, where the fumes from Pasir Gudang will be blown South Westward towards CCR. So in 1 years, CCR will get 8 months of intensive air pollutions. And this is excluding the amount of toxic bunker fumes from shipping vessel. Last I check, its less than 5km.

Is 7km radius consider the safe distant? If it is, then why are you barking so loudly on incinerators in Tuas?

Then again, I think we shouldnt be driving either, because a driver is less than 2m away from his car exhaust.

Ensuring Clean Air: First World Pollution Control Standards
Lee Kuan Yew recognises that Singapore is not like any other country. *Singapore is a compact city-state on a small island. *Within such a dense template, he knows that pollution that would impinge on our quality of life, and recreational environment. *He once commented,

“We are just one small island, if we were to spoil it, we’ve had it. *Unless we protect ourselves by placing the right industries in the right places … we will despoil the city.”

So heavy industry was located to Jurong, and later to Jurong Island, away from the populace, alleviating the pollution load. *But this was only part of the solution.

The government insisted that MNCs in Singapore employ the highest pollution control standards in their factories, even though the extra cost carried the risk of deterring them from choosing to locate here. *But instead of compromising on pollution control, the government gave concessions to offset, for example on labour or cancelling work permit fees.

Heavy vehicles, especially the diesel buses and trucks driving into Singapore from Malaysia, were another major threat to clean air. *Lee Kuan Yew knew something had to be done because,

“The condition of our plants gave me an indication of the pollution levels – I used to see bushes covered with soot. *Then I installed pollution-measuring machines [… which confirmed my intuition].”

When Lee Kuan Yew was on sabbatical in Boston, in 1968, he learned about how they did emissions inspections for vehicles there, and brought the idea back home. *After that, even Malaysian vehicles entering Singapore had to conform to Singapore emissions standards.

Because of these early efforts, and that foresight, Lee Kuan Yew was later able to say,*

“Today at Jurong Country Club or Raffles Country Club, you don’t smell any fumes from the petrochemical plants in Jurong.”

But all this was just a means to an end. *Lee Kuan Yew explains,*

“If we want to be a first-world oasis, we must produce first-world conditions, not just the environment but facilities, health standards, services, connectivity, security. We just have to keep up with the highest benchmark that exists at any one time. Then you are in the game.”

Why not they conduct a study on 150 chemicals just like US EPA in and arround houses within 1km, within 5km, and within 10km from these petrochemical plants and let us have a detail report? :beats-me-man:

what do u mean by double standards and different treatments in a forum.
so if you dont like a person, u treat him one way.
if u like a person, u treat him another way?
if you see a forummer treating other forummers differently, is that double standards?

Jurong West executive condo site put up for sale

An executive condominium site at Westwood Avenue in Jurong West was put up for sale by tender on Thursday.

The 186,052 sq ft site is located near amenities such as Gek Poh Shopping Centre, Pioneer Mall, Jurong West Stadium and Jurong West Public Library.

It is estimated to yield 485 homes and is on a 99-year lease.

The plot was released for sale by the Housing Development Board as part of the Government Land Sales programme for the second half of this year. It is on the confirmed list, which means it is put on the market at a pre-determined date without any developer having to make an initial offer for the site.

hmm, interesting, then if talk within sons only le.
if son A score higher results than son B, should treat son A better is indeed logical? there is no favoritism.
if instead son B get treated better despite lower results, then it is considered double standard & favoritism?

usually eldest son inherit the business. since eldest son inherit the business, more time & resources should be allocated to the eldest son so that he can run the business successfully in future. this is only expected?

"how to smell the toxic gases from these petrochemical plants that are odourless?"
is a valid question, what has it to do with spreading unfounded rumor?
Mr Lee never said he can smell odourless toxic gases right? Why you assume he did & then assert that teddy is "spreading unfounded rumor" because he raised a valid question that he doubt anybody can smell odorless toxic gases?

Teddy, we will invite Mr. Lee to debate you on this issue. Mr. Lee will definitely put your mind at ease about this issue, if he doesn't put you in jail for spreading unfounded rumor.

Why not they conduct a study on 150 chemicals just like US EPA in and arround houses within 1km, within 5km, and within 10km from these petrochemical plants and let us have a detail report?

hmm, interesting, then if talk within sons only le.
if son A score higher results than son B, should treat son A better is indeed logical? there is no favoritism.
if instead son B get treated better despite lower results, then it is considered double standard & favoritism?

usually eldest son inherit the business. since eldest son inherit the business, more time & resources should be allocated to the eldest son so that he can run the business successfully in future. this is only expected?

I dun mean tis is only expected. but the parent could hv decided to dedicate more resources to groom the eldest son (preferential treatment) becos he will one day inherit the business.

but it doesn't mean tat becos I am grooming the eldest son to be the heir, I will not condemn his mistakes. the eldest son being chosen as the ultimate heir could be due to his outstanding traits, he MAY OR MAY NOT BE the most favoured son hor, fyi .... though to others esp the daughters, will perceive it as favouritism.

i think hor.... the difference between double standard & different treatment stems for categorisation.

different catagory different treatment is not double standard,
for example u treat ur children better den ur relative.. it's understooded by everyone, the relative will not complain about double standard.

same category different treatment is double standard.
eg. both are son but different treatment -- this one double standard.
In the case of different treatment of son n dotter, the dotter tink double standard because she tink all siblings shd be under the same category, but the father categorise them differently (since he think only boy can pass the name down, not dotter)

According to the book "The Weather Of Singapore", it clearly states that most of the time, South-West monsoon winds is most of the time from the South!!!

The first authoritative publication on the weather and climate of Singapore was launched last Friday.

The 228-page book, entitled The Weather Of Singapore, was written with students, teachers and the general public in mind.

It was written by Ms Micheline Fong, a senior meteorologist with the Meteorological Service Singapore."

Brother, it is a misconception that during SouthWest Monsoon, the wind direction in Singapore is from SouthWest!!!!

The acutal direction is SouthEast wind =) =)

not agreed la, u putting words le.

So is asking for clarification "putting words"?

only want to see how you would restructure the sentence. maybe i can learn some english from you. remember, i take my lessons wherever i can, from beggar, from you also le.

Did I not say I am not qualified? If you are so adamant to take a lesson from me, start with this: go learn "manners" from the dictionary. Let me know when you are done, I will see what else to teach you.

so "we" can be used interchangebly with "i"?

Have I used them interchangeably? I used "we" all along, right from the post before this issue is raised. I believe this quote of yours is applicable to you, "u putting words le".

thank you for giving me credit. i accept your apology. next time dont steal other people's credit ok.

You are welcome. If I stole, I wouldn't use "we". Next time, read first, ok?

what personal information would be divulged? and that personal information can be used to identify you, is that you mean?

Is this another ruse to incite me to reveal personal information?

as you may have read, different people have different intepretations of different standards and different treatments.
can you illustrate what is meant by different standards and different treatments?

Reminder, I said double standards, and in a few cases, double/multiple standards, not different standards.

Are you confused? Shall I wait while you take a break?

i cannot rest man, if i rest, i miss my lessons. i still want to take my lessons wherever i can.

It's a pity but I am not able to help you. So take responsibility, decide on your priorities, and resolve the situation yourself. Suggestions: craft a timetable or go to bed. Recent studies suggests that one may continue to learn while sleeping (http://www.nature.com/neuro/journal/v15/n10/full/nn.3193.html).

Assumption used: You are a grown adult and not a baby who needs care 24/7.

Please read below, the poster highlighted some more that it is "SouthEast wind". The poster never mention that there is "South wind".
The poster purposely don't even want to highlight that out of 4 months during South-West monsoon period, 3 FULL MONTHS only have "South Wind" (NO "SOUTH-EAST WIND"!!!) and there is 1 month which is mainly "South Wind" and only occasional "South East" wind!

Obviously, they will not tell you that JLD, JGateway are almost directly NORTH of Jurong Island! JLD will receive full force of fumes and gases from Jurong Island for 3.5 FULL MONTHS a year!

Another 4 FULL months, JLD will be "benefiting" from the crematoriums in Mandai with the NORTH wind blowing!

If this is not an intention to lie and mislead than what is?

You are welcome. If I stole, I wouldn't use "we". Next time, read first, ok?

one possibility
you use "we" because you want to a share of the credit.
it is just like this example.
your friend invented something which you did nothing to contribute/help. and then you say "we invented the thing" so that it looks like you have a part to play in the invention. is that not stealing his 100% credit (and you lying too)?

there is only 2 of us in this conversation, me and you.
when u are asked, who is you and who else, you reply "it must be me and someone else floating in the clouds".
who is that someone else floating in the clouds? can you provide proof the existence of that someone else floating in the clouds?
are you making a story about someone else floating in the clouds?

if it is only you, then shouldn't you have said "you" and not "we"?
i really dont know about your dictionary, does it teaches when to use "i/me" , "you", we? :beats-me-man:

i am curious as to know input of personal information.
it is yes or no.
saying yes will only show you are human. you have double/multiple/different standards and a liar in the real life, just like the rest of us.
does saying yes reveal your name, your address?

Reminder, I said double standards, and in a few cases, double/multiple standards, not different standards.

Actually do you know you are pretty dumb to waste you time to prove nothing. It only goes to show how desperate you are when comes to defending your parent's landed property status.

If you want to show that west region has higher crime rate then you should list down all crimes committed over the years and divide them into districts.

Actually it can happen any where
If you were to notice, housebreaking just do not just occur in 1 unit
whether in condo or landed property

The burglars usually if were to be successful in their 1st haul will continue
to the next and next in the same vicinity

So its the Modus Operandi :ashamed1:

I suppose then it is just as dumb if not dumber to try to infer that all housebreaking occurs mainly in landed just by posting a few articles in a thread.

The person who does that must be even more desperate. What a waste of his time....

Comparing landed to condo, isnt it obvious that housebreaking hit rate on landed is much much higher than condo?

If you want to prove otherwise, than show us the facts loh.

I am not ever sure why do you want to post it here? Self pwned?

You say it is obvious, then prove it. Why should I prove something that I didn't say?

This is "Owners in the West Beware!!" thread, shouldn't they be aware of crime in their area since its something to beware of? In case you didn't notice, I didn't only post housebreaking crimes.

You want to see self pwned in action? Just read this guy's posts below:

I remember reading a guy gouging out the eyeballs of a girl before murdering her in jurong west. I won't be surprised if a number of these violent crimes committed in jurong are done by foreigners (illegal or non illegal immigrants) due to high concentration of foreigners there.

Clementi/west coast is very safe. I have lived here fore 17 years. I have not seen even one petty crime, let alone serious crimes. We don't even have purse snatchers here.

It is ludicrous to talk about this issue. This issue doesn't belong in Singapore. In the US, it is almost unheard off to have so little crime, and to have people walk around early in the morning unmolested.

Please find something else more worthy to talk about.
