A rare HDB corner terrace house in Whampoa commanded $1.02 million in April, exceeding the previous record-setter, a Bishan Street 13 maisonette, which was sold for $1.01 million in January.

It is the fourth Housing Board resale unit to be sold for $1 million or more, the Singapore Real Estate Exchange (SRX) told The Straits Times.

But property analysts emphasised that such record-breakers are rare exceptions to the norm.

The latest, for example, is one of Singapore's 285 "landed" public homes, located in Whampoa and Queenstown.

I think will only compensate the valuation amount at that point in time , not the COV.

Work out to be 426 psf if it's new 99 lease. Sound cheap to get landed. But 1m can get bungalow in east ledang.

I think this unit has only 2 bedroom with Kitchen and living at the lower floor. So it's equivalent of 3 room HDB with own garden & terrace as part of floor space. A 262 sqm 2 bedder. :scared-5:

heard that normal hdb they normally won't disturb u after the lease is due but this type of landed hdb are different

Just my humble opinion.

1) 'landed' but no private parking space. so means u have more garden then the usual landed owners
2) as above, parking is a huge headache as the carpark planning done many years ago did not cater to the vehicle ownership of this decade.
3) u qualify for govt grants/waiver charges (depending on announcements) cos its HDB owner occupied! conservancy fees is base on 3bed rooms! wow!
4) 1million dollar hdb ppty with limited leasehold period left? hmm.. I rather park it at proper private landed with pte cp, longer leasehold left and private estate/enclave. (eg. loyang east) But thats just me. :D
