And in Elias Road, Elitist Development - which is related to the Lim family behind Sin Soon Lee Group - had sold 130 units at Stratum as at 7 pm yesterday.

So far 170 of the project's 380 units have been released at an average price of $900 psf. Absolute prices start from around $540,000 for a 432-sq ft studio unit.
Stratum has studio units, one to five-bedroom apartments, penthouses (with three to five bedrooms) and four-bedroom dual key units.

Sizes range from 432 sq ft for a studio unit to 2,446 sq ft for a five-bedroom duplex penthouse. The five-storey condo will have 14 blocks.

The 99-year leasehold project is being built on a site that Elitist clinched at a state tender in April last year at $472 per sq ft per plot ratio.

More units are slated for release today, said Michael Lim, director at Elitist Development.

from where the entrance of the showflat is, turn right onto elias road, then left to pasir ris ave. that way is about 1 min on bicycle and about 5-10 mins on foot to get right to the beach, depending on your pace. 550m

got the chance to visit the sf and I am impressed w the finishing and layout of the 3br. Don't rem any developer providing stone flooring and timber strip that is of such good quality in many projects at this px. Value for $ if you are into low rise and 1099sf is quite neatly utilised, no HS, BW and spacious living rm ... Having said that, one of the br is sacrifice to only be able to accommodate a single bed...

Forget about 10 min drive to city or 5 min walk to beach/mrt and all the marketing. Amenities across the road is self sufficient for day to day stuff. Basically livable at 900psf ...:D

Was at the showflat Friday evening. Counted 295 out of the total 380 sold. Besides PHs, suites and 1 bedders, only 2 x 2 bedder, 2 x 3 bedder & 2 x 4 bedder (DK) left.

Looks like there are not many interested investors for this development who usually would have quickly snapped all up the 1 bedders but mostly young families and HDB ugraders who are looking for a place to stay and bought more livable 2 bedder and up. The healthy housing demand is still strong.

CRl will connect pasir ris, punggol, ang mo kio etc. and it will need to cut across elias for it to reach punggol.
Nowadays commercial and residential integrated concept attracts alot of investors and bring up the nearby areas value, I hope elias mall will be redeveloped and bring values to nearby residents.

More condos are constructing near elias with future international schools and I have the developers will see this as opportunities and start looking at the Elias Mall development.

I think it's just a matter of time Elias mall being redeveloped, but more likely be realised in longer term. Int'l School and the nearby two new condos will need some time to be planned and built. The problem is that with Downtown east, white sands and the three malls further at Tampines, the grandiosity/popularity of the redevelopment will be in question.

Same as Good house, for the Cross Island Line MRT, I am putting my bet on the following location in Pasir Ris:

1) One station called Loyang which will be where Seastrand showroom is located today. (Sorry folks. I can be 100% sure the station will NOT be called "Big Four" as it does not make sense. Lol.)

2) One station called Pasir Ris which will be below existing Pasir Ris MRT and it will be one of the interchange of East-West Line and Cross Island Line.

3) One station called Elias which will be near the current Elias Mall, Vue8 and Stratum.

All 3 places has empty land mass beside for the proper construction of a MRT station and these locations will have MRT station properly spaced out for the residents of Pasir Ris.

Same as Good house, for the Cross Island Line MRT, I am putting my bet on the following location in Pasir Ris:

1) One station called Loyang which will be where Seastrand showroom is located today. (Sorry folks. I can be 100% sure the station will NOT be called "Big Four" as it does not make sense. Lol.)

2) One station called Pasir Ris which will be below existing Pasir Ris MRT and it will be one of the interchange of East-West Line and Cross Island Line.

3) One station called Elias which will be near the current Elias Mall, Vue8 and Stratum.

All 3 places has empty land mass beside for the proper construction of a MRT station and these locations will have MRT station properly spaced out for the residents of Pasir Ris.




Don't worry about the name folks, as long as we have a MRT station i am happy.
Just like Outram station is not name Xi bai bo station:D

I'm afraid it's the call of developer when they deem it's best timing for them to start construction. With mere 300+ units, I'd assume It's a piece of cake for them to complete the construction within 2-2.5 years.

I was looking at the 3+1PH with same sqft and layout but blk 84 had to top up 52k more compared to blk 90.

For own stay, I'm sure the tranquility you get at 84 is well worth the top-up money. I personally can't bear hearing the non-stop traffic and human noise (3 bedder at 90 is both in front of main road and side gate?) if I were to live at this resort-like condo.

I believe main gate is nearer to blk 80 if I'm not wrong. Yea its nearer to the main road which was partly why I decided on 84, but may have to bear with noisy kids around pool area, there's just no way to escape. :o

Went yesterday..All 3 bedders sold...One unit apparently will be returned soon, due to new rules on loans. Likely to be under 1 mil, I can't remember stack no.

Agent told me that many 3 bedder units were under 900k during launch...Any bros can verify? (I find it hard to believe, given the size and fittings)

This is the most thoughtful project I've seen...very nice layout, low density.Finishing appear to be of good quality, marble flooring, timber flooring, branded bathroom items, no bay windows.... Congrats to all bros who bought it.

I really feel this is the best offering so far in Pasir Ris.:cheers6:

One the other hand, downtown east is going to revamp with 200M budget, would you plan the route to be at drive 1 or drive 3 from business sense?

NTUC Club has announced that it will invest $200 million over the next five years to revamp Downtown East, Singapore.



SAFRA, or the Singapore Armed Forces Reservists Association, said that it will add a six-storey multi-entertainment centre in the city and a new club in Punggol over the next three years.

SAFRA will build a new club in Punggol, which will be completed in 2015. The club, which will be developed with an estimated budget of SGD50 million ($40 million), will be built on a one-hectare plot of land with a waterfront pedestrian promenade near the Punggol MRT Station.

At Downtown East in Pasir Ris, the former Escape Theme Park site will be making way for a bigger Costa Sands Resort. The resort will be expanded from three hectares to 3.8 hectares approximately about the size of five football fields and will house 400 rooms. A meeting and conference facility which includes a multi-purpose hall that can host up to 3,000 people will also be built.Work at Downtown East is expected to start in the last quarter of the year, with the entire project slated for completion in the latter half of 2017.

But Stratum is the one with the highest no. of returned units. Seems that those vested in Stratum are more financially stretched. :doh:

I see some movement at Vue8's site - foundation blocks? Ok totally construction noob here. Eager for Stratum to start work too so can post pix of its progress. Now I just see the grass growing longer & longer. :doh:

Personally I think it's positive news that OFS won the site. One less condo in the vicinity for us. Potential tenants if we want to rent out. School does not run 24/7. Having a school in the vicinity of houses is very common. Dunno what's the big hoo-haa. :cool:

Heard the main gate to ofs will be along vue8 side. I would think those 3-4 rooms would be a better choice for those ang moh families. Ang moh like low rise and quieter areas to stay..

Does stratum comes with timber flooring and timber skirting as stated in the S&P? I notice in the showroom that it does not have timber skirting.

What is Data Point used for? Is it the Open Net thingy?

I feel like knocking down the partition walls in the utility, wc and washing machine area to create a bigger space. Did anyone write in to developer to request anything?

Anyone has any idea?

Went to the new suite showflat... Nice!

But Things look quiet (can hear cricket sound in the showflat) and sales seems to have stagnant.

Compare to other developments launched around the same time, this one has got no signs of any construction work or whatsoever. Mid - end 2015 completion sounds too optimistic. Most likely mid - end 2016 as stated by this new 1st time local developer.

Was quoted 560$... Hmmm... Q3/Q4 2015 OFS starting, another one more year before stratum TOP... can wait for nearer TOP to see whether got chance to buy at discount for rental income :p

Thanks for the good news Casvel! Did the agent reveal the guesstimate of how long the construction may take? Any plans to time it before OFS completion? Lol. Am very optimistic ya. Maybe they can do magic.

Hi sandollss, sorry I didn't enquire much info from him. I doubt it will be completed before OFS, in fact, it would be better that way, as we wouldn't be inconvenienced by the dust and noise from the construction.

Maybe they could give tentative dates? I'm not really sure about that. Even with what the agent said, I wouldn't really set it in stone till I see it.

Couldn't explain why so late still haven't start the foundation work. I wonder whether the developer has encounter any financial difficulties. Those launches have started much later than stratum have already started their foundation works...it is hard not to speculate that. I hope the developer could step out and give the owners of stratum a clear explanation..

There's no harm to ask for your lawyer to draft an letter to developer to enquire on the status, I think you would be able to get an answer at least on a rough time when the construction will start. There's nothing wrong either when the developers choose to kick off the construction work as long as they don't hit the five-year cap from obtaining the land to completion of project, from legal perspective. It's groundless to jump into speculation that the developer is in financial strain. Look at how sluggish the Palatte project is, many only received their 1st payment notice after 1.5 year waiting. So is CDL in financial strain? Mostly likely not.

What Im worry would be these potential tenants from OFS will most likely switch to other nearby projects rather than Stratum if the completion dates between both projects are further apart.

The Elitist Developer does not have any website which could publish certain information on the construction progress. Signz..

At first, Seastrand also was an empty land for 4-5 mths after all the 1BR and 2BR were sold out in Q3 2011.
Now, Tower A is going to be completed in Dec 2013... when i asked the construction guys there, they said they were laying marble tiles for Tower A already...
Hope the Loyang MRT will not be at the empty land opposite Seastrand cos my unit is at Tower Eeeeeeeeee...... traffic junction noise, road noise, mrt noise wah lau eh...

WTF, was wondering how come all owners of stratum are so quiet? The project had launched more than 7 months and there is no movement at all. What is the developer trying to do? Camping at the show flat until all units completely sold out then start foundation work????? I even ask my lawyer to write in 2 times to request for estimated payment milestone dates on different phases of project also no reply;nearly a month times.

Any of stratum owners have any news on this project??

Looking at the current situation, not possible to be fully sold within the next 2 yrs. I heard some developers already adjusted the price before the market get hit badly next yr.

I also heard some property analyst predicted that ABSD or SSD might be revised next year. Not sure how it going to affect those who has already fork out ABSD for their 2nd property buyers;if really so, it is unfair tothese group of buyers for sure.

I don't think is unfair. The buyer knew about that the ABSD is temporary and it may be lift if the market require it to be lifted.

I personally think if it is going to be lower it would be acceptable and not completely removed it. The impact is talking abt a difference of few 100k and is a huge sum.

The frequent changes on property regulations would definitely piss off a lot of mid to high income owners which contribute to more than half of Singapore population for sure.

Hopefully absd and ssd will be revised downward next year. Seriously with so many rounds of changes and cooling measures, there is no fair ground for sellers and buyers in the first place.
