Do most people refinance after 3 years?

Are there cases where by refinancing is not worth it? What are those?

What are the fees usually involved in refinancing also?

Refinancing was good 3-4 years ago but not now with so CMs stipulated by MAS.

I am thinking of re-financing my housing loan with other bank. It is still manageable if either partner is still 30 years old, and below.

max tenure starts from the day you take the loan.
not many banks offer legal sub now (typically 2.8K for mid range prop)
refinancing is an option only if u can find better spreads than your current loan or u want to cash out
