The size combination seems rather odd. I had thought new regulations mean on average, OCR condo size cannot be lower than 100sqm?

Are the units single level or double level ? The term loft gives one the impressin that it should be 2 stories.

1 bedroom unit from 3rd till 15th floor are single level with 3.4 m floor to ceiling height

For PH on 16th & 17th, it will be duplex loft with up to 5m high ceiling.

(1) District 12 falls under Rest of Central Region (RCR), not OCR. The guidelines affect OCR only. See link http://www.ura.gov.sg/circulars/text/dc12-13.htm for more details on the guideline.

The guideline stipulates maximum dwelling units (DU) allowed in a development, not dictating the minimum size of dwelling unit.

(2) If we look at another similar guideline, http://www.ura.gov.sg/circulars/text/dc11-14.htm, it only affect land parcel with Gross Plot Ratio (GPR) of 1.4.

The GPR for Cosmo Loft land parcel is 2.8. Thus it is also not affected.

Launch date is 1 May 2013, as announced in the straits times today on page B2 Money.

In average the launch price is $1700 psf. Prices ranges from $799,000 for a 452 sqft 1-bedder loft to nearly $1.65 million for one of the four 1173 sqft penthouses.

ABSD discount will be given on the launch date. Also, first 12 month maintenance fee will be waived.

Bush is set to become a major investor in Singapore-based developer
SingXpress Land, which plans to change its name to SingHaiyi Group.

The move will take place following a rights issue and share placement by
the SGX Catalist-listed developer that plans to raise up to S$226.5 million
in proceeds. Mr Bush is expected to be named Chairman after the share
placement is completed, replacing Yeo Wee Kiong who will remain as
Non-Executive Director.

The fund-raising exercise is the largest-ever by SingHaiyi and will see the
firm looking for growth opportunities in the US, specifically in properties
or projects that are on the brink of bankruptcy.

Mr Bush is President of privately-owned oil and gas company ATX Oil and is
engaged in various business activities focusing on the US, China and Middle
Eastern markets.

It is believed he is a long-time business partner of Gordon Tang who
controls Haiyi Holdings, which currently has a 62.3 percent stake in
SingHaiyi. Both are linked through American Pacific International Capital,
which has a portfolio of commercial properties in the US.

On his new role, Mr Bush said: “I am elated by the opportunity to
participate in the growth of SingHaiyi. Through my network and business
experience, I hope to strengthen the investment opportunities between Asia
and the United States, using SingHaiyi and Singapore as a springboard.”

SingHaiyi's top management added: “The Board has great confidence in the
abilities and network of Mr Neil Bush and we look forward to his
contributions as the company explores real estate investment opportunities
in the US and elsewhere.”

Meanwhile, the firm and Mr Bush continue to have faith in Singapore’s
economy and real estate sector. SingHaiyi is part of the consortium which
launched the much-talked about CityLife executive condominium (EC) at
Tampines in December last year which sold a S$2 million “presidential
suite”.


SingHaiyi Group appoints Neil Bush as non-executive chairman

The brother of former U.S. President George W. Bush will head the Group.

The Board of SingHaiyi Group announced the appointment of Neil Bush as non-executive chairman.

Mr Bush, 58, is currently chairman of Great Texas Regional Center since 2013, Luoil since 2010, TX Oil since 2010, Nexus Energy since 2008, and ATX Oil (Domestic Energy) since 2008, according to a SingHaiyi Group.

Singhaiyi is formerly SingXpress Land Ltd, entered Singapore since 2010. They have launched few projects namely Charlton Residence, Pasir Ris One DBSS, Citylife EC, and this upcoming Cosmo Loft (http://cosmoloft-sg.simdif.com).

Relatively new in Singapore as compare with other big market player, Xpress group has more than 50 years of track record (http://cosmoloft-sg.simdif.com/about_the_developer.html) in Hong Kong.

Yup that what I heard but I when asked how much the maintenance fee but the agent say that not confirm yet, I guess after they confirmed the maintennace fee sure high to offset the first year free :2cents:

Anyway nothing impress and location hidding behind the beautiful Mezzo :doh:
