Industrial building on Enterprise Rd up for sale

AN industrial building at 19 Enterprise Road in Jurong has been put up for sale by Jones Lang LaSalle.

The single-storey factory, previously owned by Eng Lee, comprises warehouses, offices, and production areas.

It has a built-up area of approximately 62,500 sq ft, and sits on a 109,164 sq ft plot. The site is leasehold, with 25 years remaining in its term.

The production and warehousing area has a nine-metre ceiling height and includes an overhead crane. The floor loading capacity is 25kN psm.

The site is classified as a Business 2 zone under land use guidelines of the Urban Redevelopment Authority, with a plot ratio of 2.5.

Jones Lang LaSalle, describing the area as an established industrial estate, also drew attention to the connectivity of the site: It is near the Boon Lay and Joo Koon MRT stations, and accessible by the Ayer Rajah Expressway and Pan Island Expressway.

Nicholas Ng, the local director of investments at Jones Lang LaSalle, is optimistic about the demand for the building.

"In light of increasing demand from industrialists and a limited supply of large industrial plots for sale in the Enterprise Road area, we expect strong response, given the location and specifications of the building."

He added that the site would be suitable for small- and medium-sized enterprises and corporates looking to expand their business, with its "excellent accessibility and infrastructure" and "good access to the workforce from the surrounding housing estates".

Jones Lang LaSalle has given the building an indicative price of $18.5 million. The tender for the property closes on April 30 at 3pm.

Another industrial site along Enterprise Road was put up for sale last October, with an expected price of more than $20 million.

The sale of the former International Flavors & Fragrances factory premises, comprising five terrace factories, was managed by Cushman & Wakefield.

Sitting at the corner of Jalan Boon Lay and Enterprise Road, the 75,018 sq ft site is similarly zoned for Business 2 use.

The five plots have remaining leases of between 23 and 30 years. Details of transactions, however, are not available.
