Singapore is so small. The categorization of OCR, RCR, CCR is to create the luxury effect. Traveling by public or private transport to town from even ulu ulu places like CCK or Bt Panjang will take less than 1 hour.

And decentralization of CBD will definitely happen over the years.

JLD is the new CBD of the west.

So compare psf, it's still worth it to get in now!!

I thought hillview peak and hillion are good for own-stay for those who like

Its downstream partners are likely to have plans for expansion to take up the products. More jobs, more buyers and more tenants in the west.

SUMITOMO Chemical, the largest Japanese investor on Jurong Island, has set up a new Business Support Regional HQ in Singapore for its South-east Asia, Indian and Oceania operations.

Apart from a number of chemical plant investments here, Sumitomo heads a Japanese consortium which owns half of Singapore's first multi-billion-dollar petrochemical complex.

Its new regional business support HQ, known as Sumitomo Chemical (Asia Pacific), will be operational from April 1 and will back the group's business development in this high-growth region, where some 22 Sumitomo companies are operating.

"Given the prospects, Sumitomo Chemical has decided to establish regional headquarters anew in Singapore to support the company's business development in this high-growth region," it said.

The new Singapore support HQ will work closely with its Office for Asia Business Headquarters, a new strategic arm to be set up concurrently at Sumitomo Chemical's head office back home, it added.

Sumitomo Chemical has been active on Jurong Island, where it heads a Japanese group of chemical investors that holds a combined 50 per cent share in the $5.4 billion Petrochemical Corporation of Singapore. PCS operates a 1.4 million tonne ethylene cracker that feeds a number of downstream chemical plants.

Sumitomo, which recently said that it would permanently shut down one of its main crackers in Japan, expects its Singapore base to account for 30 per cent of its total petrochemicals production - with Saudi Arabia accounting for 50 per cent (once its Rabigh II project comes onstream in 2016) and Japan down to just 20 per cent.

PCS is also adding a US$100-150 million downstream plant to supply butadiene to synthetic rubber plants on the island.

Sumitomo's latest investment here also involves a US$120 million solution styrene-butadiene rubber (S-SBR). It broke ground on the Jurong Island project last February, with the 40,000 tonne-per-annum plant set to produce synthetic rubber for tyres once it is completed in June this year.

Earlier this month, PCS managing director Akira Yonemura disclosed that the PCS complex, in which Shell and Qatar Petroleum International own a quarter stake each, is studying several other mid to long-term projects to boost the complex's competitiveness.

Jurong Gateway's much-anticipated Westgate shopping mall (pictured) is now 50 percent leased, ahead of its planned opening in December next year.

The mall offers a total of 416,000 sq ft in net lettable area (NLA), mainly targeting middle-income families, professionals, students and commuters. It is part of an integrated development under a joint venture (JV) by CapitaMalls Asia (CMA) Limited, CapitaMall Trust (CMT) and CapitaLand Limited. Meanwhile, the office component, Westgate Tower, has been approximately 50 percent pre-leased to CapitaLand.

Moreover, the development is directly linked to the Jurong East MRT and bus interchanges. Among the tenants that have showed keen interest in the mall are Paul Bakery and Isetan supermarket.

According to Lim Tien Chun, Managing Director at Isetan (Singapore), the supermarket is now "looking forward to the opening of our store at Westgate – our sixth in Singapore. It will be our first store in the west of Singapore and also our first Japanese-style supermarket outside Orchard Road."

Other tenants also include Food Republic, Paradise Dynasty, Café Crema and Steak & Seafood Robatayaki Buffet. Yamaha will also open a music school at Westgate.

"Westgate will be the catalyst for the transformation of the Jurong Lake District into a key regional hub, the largest outside the Central Business District. We are excited to bring retailers such as Paul Bakery and Isetan Supermarket to Singapore's West with their first stores outside Singapore's downtown core," commented Wee Su Lin, General Manager of Westgate.

JEM unveils latest line-up of high street fashion brands

In the lead-up to its launch in the second quarter of next year, Jem™ is proud to confirm the addition of H&M, Uniqlo, and Apple via EpiCentre to the strong retail mix already assembled at Jem™.

Lend Lease Project Development Director, Mr Paul Walker, said: "When Jem™ is completed, it will be Singapore's third largest suburban shopping mall. By securing H&M, Uniqlo, Apple via EpiCentre and many other fantastic retail partners, we are on track to realise our brand promise of bringing the best of Orchard Road to the West."

H&M's store at Jem™ will be its first in Singapore's suburbs and will occupy over 19,000 sq ft and span three floors. The store is anchoring a prominent location in the mall with good visibility from the Jurong East Mass Rapid Transit (MRT) station. "Since our opening last September, we have had an amazing response from the shoppers in Singapore," said Mr Lex Keijser, Country Manager, H&M Singapore. Apart from the three reputable brands mentioned earlier, other well-known names which will be present at Jem™ are Charles & Keith, Crabtree & Evelyn, Pazzion, Pedro and Swarovski.

Last year, Robinsons, FairPrice Xtra, Courts, Marks & Spencer, Cathay and Koufu were secured as major anchor tenants. Cathay will feature the largest cinema multiplex in the West, including their Platinum halls and lounge. The Robinsons Group of Companies will be marking their first suburban venture with their flagship Robinsons department store and a Marks & Spencer store. FairPrice Xtra will field a 70,000 sq ft hypermarket.

In keeping with the Urban Redevelopment Authority’s decentralisation strategy to establish commercial hubs outside the city centre and to provide jobs closer to homes, an office tower situated above the retail component of the building has been fully let under a 30-year lease to the Ministry of National Development, the Agri-Food & Veterinary Authority and the BCA.

"As a major mixed-use development at Jurong Gateway, Jem™ represents one of the many steps we are taking to increase our retail footprint in Asia," said Mr Michael Kenderes, Head of Development, Southeast Asia, Lend Lease "Certainly, Singapore retail remains very competitive. MND has signed a 30-year lease to take up 29,300 sq m of office space. This makes up around 27 per cent of the development's maximum gross floor area of 107,098 sq m.

Property developer CapitaLand is scheduled to relocate to a new home in early 2015, occupying around 160,000 sq ft across 11 floors in the new 20-storey Westgate Tower (pictured).

“The relocation will be a milestone for CapitaLand Group. For the first time, all business units in Singapore and the corporate office will operate from a single location,” said President and CEO Liew Mun Leong.

“We want to create a conducive environment that will help to further improve productivity across the Group and achieve work-life integration,” added Liew.

CapitaLand will still maintain an office at Capital Tower for staff to easily coordinate with business partners and clients in the city.

Westgate Tower is jointly developed by CapitaLand, CapitaMalls Asia and CapitaMall Trust Management Limited, which manages CapitaMall Trust. In January, the parties broke ground for the development which will include a 416,000 sq ft lifestyle and family mall scheduled to open by end-2013 and a 320,000 sq ft office tower to be completed by end-2014.

“We are pleased that Westgate, sited within Jurong Gateway - the biggest commercial hub outside the Central Business District - will provide the ideal location for the Group to be housed under one roof. We look forward to playing a significant role in transforming the Jurong Lake District into a key regional business hub,” Liew said.

Room-hungry RWS finds its answers in Jurong hotel site

WITH its six luxury hotels filled to the rafters and a constant stream of visitors still flowing in, Resorts World Sentosa (RWS) now knows where to park them: at its upcoming hotel development in Jurong, with possibly budget-style hotels at Iskandar Malaysia in the works.

That is because it wants to reserve its Sentosa rooms only for its top-end guests while still putting out the welcome mat for other visitors. It feels that its four-star hotel at Jurong, which will have between 450 and 500 rooms, is in an ideal location to cater to a growing number of visitors from Malaysia, especially those from the mass-market tour-and-travel segment.

The hotel is expected to open sometime in late 2014 or early 2015, said RWS's chief executive Tan Hee Teck at a press conference timed to coincide with the grand opening of the integrated resort (IR).

This was the first time that RWS had publicly commented on its hotel project since the Urban Redevelopment Authority announced two weeks ago that Tamerton Pte Ltd, a wholly owned subsidiary of RWS, had outbid 10 other firms for a 0.9 ha land parcel in Jurong Town Hall Road. The winning bid, at $238.2 million, was a record high for hotel land here.

The yet-to-be-named hotel, which is still at the conceptualisation phase, is in a "very high growth area" between the Second Link border in Tuas and RWS on Sentosa, said Mr Tan.

The hotel will be a five-minute walk from the Jurong East MRT station and nine train stops from Harbourfront station, which is nearest to RWS. A shuttle bus or taxi ride from Jurong to RWS would take 15 to 20 minutes.

Mr Tan said: "It's a great location as far as we are concerned. We need to grow the number of rooms to be able to make RWS even more successful than what it is today."

He chaired the hour-long press conference with Lim Kok Thay, chairman of the Malaysia-based Genting Group, RWS's parent company.

"We have an incentive to try and complete the Jurong hotel earlier, since the high season (at the end of the year) is our busiest period," said Mr Tan, adding that the land has already been paid for and the company would want the hotel to be ready "as fast as possible".

Mr Lim identified the shortage of hotel rooms as one of the biggest challenges facing RWS at the moment. The IR has 1,500 rooms across its six luxury hotels, and is currently experiencing "close to 90 per cent" occupancy.

Technically, this is considered full capacity because the IR has to set aside a certain number of rooms for its VIP gamblers at all times, especially those who may show up at the last minute.

"We cannot afford to put low-end hotels here on Sentosa as this is very expensive land. Our 1,500 rooms are very precious to us. We have to position them for the higher-yielding market rather than the budget market," added Mr Lim.

He disclosed that RWS would not stop at building just one more new hotel, given the vast potential in the mass-market tour-and-travel sector in the coming years.

One possibility is to study the opportunities in Iskandar Malaysia, the economic region in Johor, which has the potential for more budget-style hotels, he said.

"We look at Iskandar with excitement because, obviously, that's where lots of the budget hotel rooms can be located," he said.

The Genting Highlands resort in Malaysia, for instance, has done much to reach out to the budget-conscious consumer, with some 8,000 hotel rooms available for that market alone, said Mr Lim.

He added, however, that the overall shortfall in rooms here was not a problem unique to RWS; most hotels in Orchard Road and elsewhere are also feeling the strain. Some have already raised their room rates to cash in on the growing number of customers from the higher end of the mass-market segment from countries such as China.

Meanwhile, it was a landmark day for RWS yesterday as it celebrated its grand opening, following its soft opening in January 2010.

Its grand opening comes just two weeks after its Marine Life Park - the final piece of the S$7 billion resort - was launched to much fanfare.

Since January 2010, the IR has welcomed more than 45 million guests who have visited its various attractions, such as South-east Asia's first Universal Studios theme park.

And even with an uncertain global economic outlook, Mr Lim said, RWS expects to welcome 17 million visitors next year, up from the 16 million recorded this year.

Mr Lim said: "In 2006, we began with a vision to build a destination resort like no other. Six years on, we have taken our vision into reality, and turned the page for Singapore's tourism story.

"We stay committed to ensuring that RWS continues to be an exceptional destination."

Yesterday's festivities were capped by a gala dinner last night, graced by Prime Minister Lee Hsien Loong.

resale price stagnant or not it not my concern as I am just highlighting that property near MRT station will always command a higher price as compare to those further away regardless of noise or not.

MRT no longer asset? I think it is the opposite. with COE supply limited and restriction on car loan financing, more and more people will actually buy property near MRT station.

Dont believe you can compare the take up rate of new launches near and far away from MRT station.

Themed playground to delight children of all ages

Located at Level 4 will be a one-of-a-kind thematic playground, set to delight children of all ages. The specially customised play area is designed by a US theme park designer whose previous work includes attractions at Universal Studios and Disneyland.

The playground will have different zones to cater to children of varying age groups. It includes a tree top adventure play area within a giant tree trunk with interactive panels, tunnels and bridges. There is also a giant flower pot, which children can scale, and a splash area.

Isetan's supermarket will be its first outside Orchard Road and will offer shoppers a different and unique supermarket experience. It will also operate a department store, bringing Japanese fashion to Westgate.

Mr Lim Tien Chun, Managing Director, Isetan (Singapore), said, "Isetan Singapore is looking forward to the opening of our store at Westgate - our sixth in Singapore. It will be our first store in the west of Singapore and also our first Japanese-style supermarket outside Orchard Road. The store will reflect Isetan's vision of Value and Quality and our customers can expect Excitement and Originality when they shop at Isetan Jurong East."

Food Republic will introduce a new thematic concept at Westgate, while Paradise Dynasty will expand its popular xiao long bao concept at ION Orchard to Westgate. Café Crema will operate its second store at Westgate while the mall will also see a new entrant on the F&B scene, Steak
& Seafood Robatayaki Buffet.

Yamaha will operate a music school at Westgate for aspiring musicians. Yamaha Music (Asia) Pte Ltd said, "Since Yamaha's formation in Singapore in 1966, Yamaha has been the leading provider of music education and quality instruments to the local community. Yamaha Music (Asia) is proud to extend its reach to the residents in Jurong East with its new branch in Westgate. The Courtyard - An alfresco shopping and dining zone

Tapping on the growing popularity of alfresco spaces, Westgate will feature a naturally ventilated area called The Courtyard. This low-rise block from Level 1 to Level 4 faces the Jurong East MRT station and will comprise F&B outlets (many with outdoor refreshment areas) and retail stores. This will be linked to the main retail podium by an inner street and bridges.

The Courtyard will house an intimate semi-outdoor pedestrian street, recreating the ambience of a vibrant shopping street. The area will feature lush landscaping with planting and water features, taking reference from the mangroves and rivers that were in Jurong. The Courtyard will be protected from the elements with a glazed canopy that lets in natural daylight. Ambient temperatures will be kept cool with mechanical means such as jet blowers and air diffusers, and water features with pre-cooled water.

Retailers at The Courtyard include Paul Bakery, Café Crema and Japanese ramen restaurant Menya Musashi.

Themed playground to delight children of all ages

Located at Level 4 will be a one-of-a-kind thematic playground, set to delight children of all ages. The specially customised play area is designed by a US theme park designer whose previous work includes attractions at Universal Studios and Disneyland.

The playground will have different zones to cater to children of varying age groups. It includes a tree top adventure play area within a giant tree trunk with interactive panels, tunnels and bridges. There is also a giant flower pot, which children can scale, and a splash area.

West property doesnt have the brand power like East or CCR, hence property prices tend to grow at a must more steady pace. But West does offer plenty of valu due to the jobs, educational and healthcare institution. With Khaw Boon Wan office moving to Jurong East, I am sure the JLD project will definitely take off as KBW will be personally over looking the transformation of JLD just like what Dr Goh Keng Swee did with Jurong Industrial

UPCOMING suburban mall Jem® achieved 100 per cent leased status on April 4, with all 241 shops in the 74,000 sq ft mixed-use development being leased ahead of its opening in Q2 2013.

The Lend Lease mall's line-up boasts international giants such as H&M, Victoria's Secret, and the first new Books Kinokuniya outlet in 14 years.
While Jem® development director Chris Brown deemed this achievement "reasonably uncommon", he was not surprised it happened.

"We always knew it was going to be successful because the demand is there," he said, given Jem®'s unique positioning among suburban malls.
In line with the government's intent to create a new CBD (central business district) in the west, Jem® is set to be its heart, bringing an Orchard Road experience to the Jurong Gateway regional centre and tying it with community culture.

"We see that there is the opportunity to serve them better and to create a more communal heart by providing them something they don't already have," Mr Brown said about the suburban community that Jem® would cater to, being connected to the Jurong East MRT station.

Hence, their leasing strategy concentrated mainly on securing big-name brands as anchor tenants, such as Robinsons and H&M, many of which will be setting up their first suburban outlets in Singapore.

They also targeted new-to-market brands such as Paris Baguette, a Korean chain with one outlet here at Wisma Atria.

"You've got a higher chance of success in an area that's got a higher demand," Mr Brown said, emphasising the underserved nature of what he called a "captive market".

"There are numerous brands that just aren't facilitated anywhere near here," he added.

Mr Brown insisted that the rents offered to tenants were competitive in the market and were not discounted in any way.

This made Jem®'s intrinsic qualities the key to attracting retailers; Mr Brown listed the mall's design, function and connectivity as plus points, in addition to the lack of immediate competition for such brands in the area.
As a mixed-use development of about 70 per cent retail and 30 per cent office, Jem® seeks to cater to a wide demographic.

Its offerings range from hypermarkets like Fairprice Xtra to F&B and entertainment facilities, along with mid to mid-plus shopping. According to Mr Brown, it intends to "serve the same person at different times of day".
Jem®'s inherent appeal, though, did not necessarily guarantee the success it has experienced. Rather, it depended on the attitudes of the retailers approached.

"It shows the confidence of the retailer," Mr Brown said about the 100 per cent lease, explaining that the mall's positioning made it a new frontier. "Some people are more game than others."

Kinokuniya's decision to open a new outlet at Jem® is certainly a strong example of this.

According to Hiroshi Sogo, group managing director of Books Kinokuniya Pacific Asia, the opening "serves to highlight our sustainable growth strategy as we commemorate our 30th anniversary in Singapore this year. With Jem®'s prime location at Jurong Gateway and its strong retail mix, we believe our store at Jem® will enable us to serve more book and magazine lovers for many years to come."

"We were confident that what we were creating was different, and they saw that as well, so we were more than happy for them to come along with us," said Mr Brown.

Mr Brown also cited the government's support as a reason for the success of the venture. For instance, the Ministry of National Development's 30-year lease in 2011 marked the first time a government agency committed to a long-term lease with a private developer in its development project.

He noted that Jem® dovetails with the government's desire to have people work closer to home and maintain work-life balance, due to its office facilities and outdoor park space.

"We think it's going to provide far more flexibility and opportunity for people who don't have that in their immediate area," he said.
In order to convince retailers of the development's appeal, the Jem® team conducted numerous studies to determine target markets and retailers.
These included formal research through research providers and collaboration with the Southwest Community Development Council, as well as the more unique method of using social media.

"With a strong immediate catchment, we were able to formulate an opinion of what the consumer wanted and then take it from there," Mr Brown said.

He expects that, in the long-term, social media will continue to figure prominently in Jem®'s overall processes.
With Jem®'s 100 per cent lease, Mr Brown is glad that customers will be greeted with a complete retail offering when the mall opens its doors in Q2 2013.

Everytime, we I saw my colleagues commuted from East to West to work, I keep wondering why they live so far away from their working place.

Recently, I asked another colleague who once lived at Toh Guan Road and has moved to Tampines about how he feel like Tampines, compared with Jurong East. His answer is very simple: Tampines is too crowded.

This morning, I saw some agents promoting new PCs and HDBs beside the wet market. They are marketing to the 80% local market now.

according to them, this MCL project will launch two months later and the price may start at least $1600 psf.

Recent Project have an average of 1400psf for near MRT, 1600 would be steep.

This will be the equivalent of ION in JLD. :D

For me this is a no brainer, sell high and sell slow, because buyers will only see the true value when Jems, Westgate, NTF TOP.

However what they need is to make sure this project is being designed and marketed as luxury living, along the line of Echelon, with nice sky terrace and gym over looking the lake etc.

The last thing JLD need is another family style of condo project.

I think casino unlikely for two reasons... Too close to HDB heartland and the fall out from having another casino as people still not happy with the social effects of the current two casino

There is actually another commercial cum retail site (4.2 plot ratio) on the other side of the JE station which has not been put on for development yet.

I think URA might have to consider the alignment of the future JRL mrt station first before building the JE interchange. I think this could take another 5 to 8 years to materialize. Meanwhile, expect plenty of digging and construction for the next 10 to 15 years.

Considering how hard it is to bid for good site from GLS, I would think that MCL will want to maximize their profit with this one.

Location is excellent. I suppose there are no other near competitor for rental. COE will continue to climb as population moves towards 6.9 mil and import of highly paid FT continues. $1800 psf is cheap if you were to look back in 2030 (or even 2020) :)

SINGAPORE - In a matter of weeks, residents in the west of Singapore will get a swanky new mall.

Connected to Jurong East MRT station, Jem will open to the public officially on May 29.

The 818,000 sq ft worth of retail space will host a plethora of retail and food stores - 241 to be exact. Most of them sport names commonly found in the Orchard Road shopping belt.

The anchor tenants are Robinsons and Swedish fashion brand H&M, which are spread over four and three storeys respectively.

Both are setting up an outlet in a suburban mall for the first time.

Lingerie brand Victoria's Secret, Japanese bookshop chain Books Kinokuniya - which is opening a new store in Singapore after 14 years - and beauty and cosmetics shop Sephora are also setting up their first suburban outlet here.

Japanese lifestyle store Muji and fashion retail stores Mango and Topshop will also be opening their first outlet in the west of Singapore. Making their debut in the area as well are department store Marks & Spencer and Japanese fashion retail store Uniqlo, each boasting two-storey premises.

As for food, shoppers' appetites will be whetted by gourmet offerings from Marché Bar & Bistro, Imperial Treasure Seafood Restaurant, Sushi Tei, Din Tai Fung and popular South Korean bakery Paris Baguette.

Cathay Cineplexes will be running 10 screens in the mall, while the FairPrice Xtra supermarket will cater to shoppers' grocery needs.

Jem is set to be the third-largest suburban mall here, after Jurong Point and nex mall in Serangoon Central.

According to the development director of Jem, Mr Chris Brown, the mall is 100 per cent leased.

Referring to the mall's positioning as the "Orchard Road" of Singapore's suburbs, he said: "We aim to offer a unique shopping experience comparable to shopping in the city. (To achieve that) Jem's retailer mix (has to) consist of brands usually found in the city."

To further bolster a "downtown shopping experience", Jem Street, a two-storey lifestyle zone in the mall, will offer streetside shopping, similar to that of Discovery Walk at 313@somerset, and al fresco dining, he said.

The ERPs are not related to JLD. Mostly for east bound traffic and also the ease congestion on clementi road.


SINGAPORE - Motorists will have to pay to use the busy Ayer-Rajah Expressway (AYE) near Clementi from the middle of next year.
Three Electronic Road Pricing (ERP) gantries will be set up to help improve the flow of eastbound traffic towards the city during the morning and evening peak hours. One gantry will go up on the AYE before the Clementi Avenue 6 exit, while the other two will be built at the slip roads to AYE at Clementi avenues 2 and 6.
These will impose ERP charges on motorists who enter the AYE towards the city.

developers are known to only release actual prices only on that day of selling the properties...

Some will even wait for you to ask fr specific units and they will only give the pricing of one unit at a time

yup, true. Actual pricing will only be known just before launch or sometimes on launch day itself. At this point agents are mostly just fishing for prospects.
