1000psf? they put marble and hansgrohe and miele in there?? those guys are trying to mark up the price expectation. $350psf construction + financing cost has been accepted as the norm for now.
but assuming at $850psf all in cost, the question would then be how much margins are they setting aside.

yes, it is understandable if they want to sell it around 1-1.1k psf after factoring in their margins but $1k psf cannot be their cost.

After 22% discount (which includes ABSD discount), their prices are 1200+ psf which is kinda ridiculous isn't it? They think that buyers are fools!

CDL don't always charge high price. There's another developer that is more consistent in doing that.

Don't put so much hope on this project. The price should be x. At least more than 1k psf. Only mrt nearby. If compare to Sengkang and ponggol, this project will lose out in future as no shopping mall within walking distance. Only a small ntuc and some small retails around. In future, mrt is not a selling point as when 2030 come, most of the housing estate will be within 400m away from mrt. So amenities like big shopping mall nearby will be an added advantage to the price of the condo.

Believe if they right sized the price to total quantum 1 mio or below, many will bite as it is very very near mrt.The CM will slow it down a little though so that first timer can bite first before the rest do. This is especially for one and two bedder..........:scared-5:

Do u think they will sell cheap? With land price 301mils. At least break even price around 900psf. Better buy those with mrt and shopping malls around. Furthermore the price is almost the same. Look at Parc centros that launch last year. Price is cheap for 3 bedders compact. Less than 1mil, will definitely make $ next time.
The developer is CDL not some CHINA developer, hence I think they will price between 1050-1150 psf. Just my guess only.

So expect the average psf to be very close to La Fiesta's $1150.00.

Bartley Ridge, Sennett, Urban Vista, Trilinq, La Fiesta, Hillion, Marina One and plus this CDL project total is 8. Huat ahh.

La Fiesta is expensive in terms of psf, 1200 psf. It will be interesting to see the price CDL launches it. If < 1100 psf, it should outpace La Fiesta.

This is very near MRT. CDL probably would not want to do too much charity work. Also UOL just won another plot in Sengkang West which is expected to be launched above 1000psf and that is not anywhere near any MRT. My gut feel tells me should be an average of 1150psf to counter La Feista 1200psf.
Buangkok no nearby mall but there is one near la fiesta ... hopefully will price below 1200psf .. anyway buyer can now shop around wif the many projects going on ...

Far East project balcony already small in a/c ledge relative to other developers. If 829sqft, not just small balcony or no bomb shelter/storage room, also no yard and no WC which used to be included in 3 bedders but fast disappearing...not to mention tiny bedrooms. The term comfortable is very subjective. Compare to a 1184sqft or 1270sqft (b4 2008) 3 bedders, which one is more comfortable?

Problem is no storage space. Only 3 wardrobes to store everything. Got to be highly disciplined to throw away things :)

These days most of the projects only provide homogeneous tile, seldom you can find one with complete marble finishing. Best still sold out at 1100psf in OCR like nobody business.
Notice only FEO give out price list to customers n they did indicate the a/c ledge space in the list eg. 2sqm which is approximately 21.53sqft.
CDL should do the same as well, anyway their project D'Nest already sell so well, dun expect them to price this project in the same range as D'Nest.
this project is nearer to MRT than D'Nest. and the NTUC is 24hours. but no mall with shops like popular and challenger like those in white sands.

$1.2k. Kovan regency's bid price is only $1 difference to this one. So if the starting is 1.2k consider good Liao.

Think Keppel finishing will still be a notch better than CDL...

Showflat are great illusion, I can only comment when I see the actual product upon TOP.

you want to choose your preferred unit, most of the time you have to buy off plan. not many projects complete and still have choice units remaining unless there was a prolonged crisis.

The pricing is even higher than 5 room HDB near to Sengkang MRT.
No potential why prices gone up higher that similar flats in the same Punggol & SK.

Esparina owners averagely paid 750+++ psf that is after the govt grant.
EC and PC difference is usually 30%....1000psf is a fair deal for Jewel.
The Quartz which is readily to move in or rent out condition is selling at 1000-1100 psf.
Some agents told me the price for jewel might be 1200-1300. I told them if this is the case, the sales will be similar to mid-town. :cheers2:

Actually some attraction abt the buangkok area now include:
underground carpark, quite nice facade for HDB and just about 5 year old HDB, a self-contained area with basic necessities, very close proximity to mrt.
The flats in sengkang and Punggol are on average about slight past 10 years old, facade really nothing to crow about.
But sk and punggol still seem to have better potential opportunities in future.

Esparina owners averagely paid 750+++ psf that is after the govt grant.
EC and PC difference is usually 30%....1000psf is a fair deal for Jewel.
The Quartz which is readily to move in or rent out condition is selling at 1000-1100 psf.
Some agents told me the price for jewel might be 1200-1300. I told them if this is the case, the sales will be similar to mid-town. :cheers2:

Sound like FEO, the balcony screen is new from CDL tho.
regarding units with 2 balconies, its not like the whole stack will be 1 or 2 balconies. its more like maybe 2nd to 9th floor unit comes with 1 balcony, 10th to 12th comes with 2 balconies and thereafter 13th to 14th back to 1 balcony.
so units with 2 balconies will be pretty random throughout the development

The 2 bed room showroom is very small and the open concept kitchen is bad.
The 3 bed room and 4 bedroom are very decent...No marble use in this project..all are homo tiles and toilet using ceramic.
The psf for this project is averagely 1150-1200. even for PH, the psf is 1200 due to all PH are pool facing and unlike other project which the bigger the unit the lower the psf.
Kitchen are nicely done up with hiflux water sytem.
Overall....not bad if u getting the 3-4bedder.
2 bed room is the worse IMO.
Pricing not cheap. Good luck

One fine example - Blossom Residence in Bukit Panjang. It is horrible.

Assuming both 5 bedders are about the same size, the $300,000 difference is a lot considering that Parc Centros is only 2 MRT stations away (about 5 minutes more in travel time on the MRT for those taking MRT).

There's was quite a lot of people in show flat, but not those like parc centros type where you completely can't go in at all on the first day.
Drive past there just now but in the end decided not to go in.

Which brings me to another point. Kovan regency was $507 psf and they are selling $1.2 million for 3bedroom compact, $1.3 million for 3 bedroom premium and $1.7 million for 4 bedroom. So I think this project pricing is still acceptable in the current market.

If sales in jewel was good, I will be very impressed.
This shows that despite substantial price difference within a year, ABSD, CMs, there's still no impact to price correction.
Our mr yowetan will be very very disappointed.
the thing is a lot of things have happened in the last 10 months. the market conditions feel very different. suddenly, the americans are feeling optimistic about their economy again. it may not be value for money but CDL won't be doing charity.

After every CM announced, all the condo price in D19 move to a new height. In the past all price dish out b4 Vvip was b4 discount but now they are after discounted price, plus the 7% ABSD ,+3% SD n 16% SSD.....

Actually those buy WT at 1000-1150psf region was still ok. The mind boggling figure then was 1500psf... but many moons later, with Sennett Resi and Sant Ritz going at those prices, the 1500psf at Punggol appears less ridiculous now.

Hi Xan, exactly! Very well said. Those people were saying the folks buying Watertown very silly to pay even 900 plus psf during initial launch. Turns out the wiser ones were those who bought one year back and the actual real jewel.
Anyway, for both Kovan Regency and Jewel, they are playing the quantum game for the 2 to 3 bedders to still keep it affordable for the masses.

Hi Kane, it also made Sky Habitat at Bishan more reasonable and humane now....haha.
How are the sales figures so far at Sky Habitat?
I would expect the finishing close to Corals @ Keppel bay, at least it look more justifiable.

Went to take a look....it is just like any other run-of-the-mill mass market condo. It does not even have cdl's signature smart storage system or any sky gardens. Finishing so-so as well, with laminated flooring for bedrooms. Washer not included. :beats-me-man:
Do note that for the showflat of the 2 bedder, they just use the white tape on the floor to show that long passageway behind the main door. :doh:

The blocks look really close from the model in the pics.
My neighbour that went to the showflat yesterday told me that Jewel @ Buangkok had collected more than 650 cheques for PREVIEW BALLOTING to BUY.

Looks like wet market there, even on a hot market like this. With such a dazzling name like jewel, using laminated flooring for the bedrooms look like a real cheap shot. Otherwise it's pretty ok.

I asked them why since the price is above 1150psf.
They said " If now we don't get in at 1150psf near mrt, next time prices will still be higher for a near MRT project"

Yeah, just went. Although i prefer the finishing of tuan sing's sennett, this is about $300psf cheaper. So they may not be completely out of point...
Just passby the showroom, at 7.15pm, the show flat still open with people viewing.

The preview is on next thur or fri.. minimum 618k for 1 br.. no further discount as per my agent on tat day ...

Jewel in terms of layout is much better than La Fiesta. I am refering to the 3 bedroom premium. The only drawback of this project is the maintenance fee. $400 for a 3 bedder. This is certainly a drawback for those who looking to rent out.

Sadly those stone finishing doesn't cost much as compare to the purchase price rite.

IMHO Stratum is the best in terms of finishing (marble and timber strip) whereas the other two is homo & laminated but location not as good (3 bus stop from MRT)

Housing is all abt Location, location, location.
Some of the bros here says b4 even when the market crush and hard times comes location is still the key selling point for any housing.
Interior can always be fixed but a good location is hard to come by.

Next to MRT and 1km from MRT is a great deal of difference in property prices.
If want to compare, compare apple to apple not apple to pear or lew lian.

Location is a very subjective and broad matter. Here I assume you try to link distance to mrt with convenience. If only looking at distance to mrt, Stratum is definitely out of the game as it's still 2 bus stops away from Pasir Ris mrt whereas the other two are mins walk to MRT. However, in terms of convenience, would a family relying on mrt as their primary mean of transportation buy a house at LF or Jewel if they work/study at east area? Most probably not. So distance to mrt does not necessarily come with absolute convenience. And Stratum's affordability explain why it sells well so far. My guess is that it appeals v much to those HDB upgraders stay in the east region and those who still want to invest at this uncertain period while try to minimise the downturn risk via buying lower psf development.
For pure discussion purpose, let's just put a bit weight of family leisure life onto the location topic. Stratum as far as I know is 8-10 mins walk to the Pasir Ris Park/seaside and 8-10 mins bus drive to Downtown east. And there is always people who seek for tranquility after everyday work/study. Surroundings of Stratum is not that crowded as compared to Senkang and the future Buangkok. On top of that, a plot ratio of 1.4(need verification) condo is hardly found for development under 1000psf nowadays. So which one is better in terms of location? It's everybody's own call.

You can argue till cow come home and I don't want to explain the term "speculation" but to me Jewel and La Fiesta is total different ball game and selling point from Stratum. And when ppl say "Stratrum is better value" I have to state facts and disagree.
If u are talking abt personal preference - there is really nothing to argue abt.
But for sure Stratrum is not meant for "SPECULATION".
