Bartley Ridge unit layouts are efficient and spacious in comparison with most new projects nowadays. Each unit type has got various layouts and sizes for selection choices. For Penthouse unit, master bedroom is on upper deck which makes it a better buy for penthouse lover. ;)

SINGAPORE: Singapore property prices still have "some ways to go" before reaching an acceptable level, according to Deputy Prime Minister and Finance Minister Tharman Shanmugaratnam.

actually, a lot of new developments do not give reasonably large kitchen (like those of HDB flats), especially all the MMs... then, what about the washing machine?
i am one who certainly cannot do without washing machine...

there are some projects where its shown on the floor plan, washer and dryer put at balcony. Illuminaire @ devonshire was the first one which i saw such a floor plan.

Look at the floor plan for the kitchen, look out for W/D. That is where the washer and dryer is.
Thanks, 4wheels! I didn't check out the legends below, and I presumed W/D was "Washing/Dishes" ! :doh:
Anyway, I just feel uncomfortable that some of the layouts are such that the W/D is just next to the cooking stove... that is just "not right" IMO.

Noticed that the stacks are spread over 3 rows with the smallest units facing the main road (Bartley Rd). The plot is really triangle shaped and the center row being blocked by the 1st and last row.
The back is facing Gurkha camp and the side facing bartley secondary school.
This odd orientation is balanced by good layouts for individual units. Indeed the common rooms could house queen sized bed.
Overall feels good about this project although I still prefer Bartley Residences.

To add-on, developer is giving marble flooring and quality branded sanitary fittings. Common bathroom in each layout comes with dual entry (Ensuite concept). 4 Bedroom layout comes with 3 bathrooms; 1 Master, 1 common bath with dual entry, 1 shared between 2 bedrooms.
Almost 100% with North-South orientation (1 or 2 stacks of 1BR & 2+S with unblocked east facing view over Bartley Sec). No direct west sun.
Bartley Ridge (http://newlaunch-property.com/showcase/bartley-ridge.html) is of "Condominium" status.
Due to overwhelming response over the last weekend, the showflat will be opened on 16 (Sat) & 17 (Sun) March for Clients to submit their Expression of Interests. Any folks interested can call me. Hehe. :)

Actually the layout is really efficient. Liveable space is quite acceptable (Not to all probably but to majority i believe). :)

Next-gen HDB flats will be better designed: Khaw

[SINGAPORE] The future of Singapore will look like Punggol, National Development Minister Khaw Boon Wan said yesterday, but just how might this pan out?
Mr Khaw told Parliament that the next generation of public housing would be even more comfortable and better designed, holding up Housing and Development Board precincts at Punggol South as an example.
Newer neighbourhoods, such as Punggol, were planned as smaller estates, HDB said in response to queries. Each Punggol precinct is made up of between 1,000 and 3,000 homes.
There is also more intensive land use, it said, pointing to the gross plot ratio (GPR) of about 3-3.5 in Punggol.
This compares with earlier public housing developments in the 1970s and 1980s in older towns such as Ang Mo Kio, Bedok and Clementi, where GPR ranged from 1.8 to 2.8.
"In general, as gross plot ratio increases, the number of dwelling units within the same plot size of land increases. More families can then be housed in the development," HDB said.
To maintain liveability, planners had to exercise creativity.
For example, some carparks were integrated with housing blocks, covering the first few floors. To maintain a sense of space, HDB's planners executed ideas such as communal gardens on the rooftops of integrated carparks.
Each precinct at Punggol also shares a "common green" of about 0.4-0.7 of a hectare in size within walking distance from each block, compared with the 1-1.5 ha neighbourhood parks shared by 4,000 to 6,000 households in older estates serving a wider catchment.
"So what is our future? It is not to be a concrete jungle. It is to be a city in a garden, it is to be Punggol - multiply that many times. And the best is yet to be," Mr Khaw said yesterday.
Feedback about developments at Punggol South has been positive, Mr Khaw noted. He added that the same applies for preliminary plans for Punggol North. Planners are now working on Tampines North, Bidadari and Tengah.
"They will be awesome," Mr Khaw assured.

to be honest I can't imagine staying in Punggol despite all the hype...used to wide open spaces with plenty of room for everyone and much less congestion...

Fair enough. Only time will tell. Terrain for example does not make a site particularly inferior or superior. Maybe B Ridge owners strike lucky and SPCA gives way to something really fantastic. So hard to say for now. Sure, everyone has an opinion. I think Potong Pasir is far superior to Bartley. But time willl tell.

Fully sold very difficult unless selling below $1 - $1.1k psf. With current price range, can achieve 60% sold (to total) within the first few weeks considered good.

The last CM7, people already figure out how to 'cracked it' by putting seperate individual nameto avoid that ABSD. 3 of my colleagues also do same same outting their spouse name for the 2nd, and using their own name for the 1st.

It was very crowded at 11am! But crowd lesser now.. Its still balloting, should be until 3pm. My early estimate should be about 200-250 units sold by today.
Showflat reopen at 5pm, so should have some update then

Market is still 'alive', it seems the response is better than hillion residence... east is still better than the west....
today is friday again, I wonder the garment will come up with CM8, remember they are closing monitoring all the projects, the tally at the end of the month will be a record,.... no doubt about that

as long as prices dun climb too much......that should be fine for now....
think prices are all discounted...to offset the ABSD...so not much price increases actually....
only thing is garment collecting more taxes......ABSD etc...

Frankly speaking is no brainer not to buy.
Mrt, and just outside city fringe. Also to be developed new town..when car become more expensive then people will appreciate the mrt...
