The Bartley Ridge condominium being built near the upcoming new Bidadari township development proved popular with buyers on launch day yesterday.
The Straits Times understands that more than 200 units were sold by 4pm.
About 900 people turned up with their agents at 11am to enter a ballot for flats at the 99-year leasehold project between Serangoon and Paya Lebar.
Developers Hong Leong Holdings, City Developments and TID released 300 units under phase one.
The project will have 868 units in all.
They offered an early bird discount of 15 per cent, which will offset the additional buyer's stamp duty (ABSD).
The smallest one-bedder at 441 sq ft is priced from $580,000 while the largest dual-key four- bedroom unit costs $1.97 million for 2,120 sq ft.
Average per square foot (psf) prices for the different unit types range from $930 to $1,350.
First-time buyers Shien Ang and wife Sharon Mok, who both work in the banking industry, bought a four-bedroom unit at $1.6 million.
Mr Ang, 34, said: "The location is pretty central and there are good schools nearby.
"I'm hoping to send my son to St Andrew's, which is where I studied, and it'll be convenient for him to travel there."
The father of an 18-month-old son noted that the pricing was more affordable than other condos like Sennett Residences in Potong Pasir.
Ms Mok added: "Our incomes did not qualify us for an HDB flat or executive condo.
"With a bigger unit, our parents can move in with us in future," said the 35-year-old.
The couple have been living with Mr Ang's mother in a semi-detached house in Sembawang.
Fellow buyers Bob Tang, 41, and his wife Annie Ooi bought a one-bedder at $600,000.
This is their second investment property after buying a three-bedroom unit at Bartley Residences, another condo by the same developers across the road.
"I like this place because the pricing is reasonable for a property so close to the MRT," he said.
The couple paid about $1,350 psf for their unit.
They live in Marine Parade and are keen on investing in city- fringe properties.
Nearby Bidadari, the site of an old cemetery, will be developed into a residential area for 40,000 people with more than 12,000 high-rise homes.
The Bartley Ridge condo is a two-minute walk from Bartley MRT station on the Circle Line.

Mr Ang should have bought Nin as he is sending his son to St Andrew school. He would have paid $200psf lesser and his son can just walk to school. But this is still a good buy but with different potential.

If you want an investment to stay safe, then you must cover all possible hurdles.
No one wants to make a panic decison. Right? :)
Compare all the bank packages and also their features, and choose one that you feel is best tailored to your needs.

if not because of the ABSD and low LTV, property price has reached 7th heaven
528b cash on the sidelines ... even just 1% i.e. 5.2b is enough to fuilly pay for 5200 units of 1m each i.e. about 10 projects
Just went past the showroom. Wanted to go in but the carpark was full. Went to sennett instead. Less crowded. The layout looks pretty efficient for Sennett.

Normally the conveyancing fee falls within $2.8k including mortgage stamp duty and cpf conveyancing fees for BUC (Building Under Construction) projects. For "good deals", buyers would have to spend extra effort (by calling various law firms to compare) to find out, as long as they are under your bank panel, you can use them, just inform your banker. :)

I bought the unit with the intention of self stay, rental and eventually capital gain :) Btw, it's my first residential unit so I am really inexperienced :P

Just spoke with my agent. She said the actual plan of what they are going to do with SPCA land is not out yet. Currently, the land is still up for bidding.

some people only believe in local banks... saying foreign banks have higher chance that they may trigger LTV test and call for top up when valuations collapsed. hence, they will not take chance with foreign bank even though it is cheaper.... it doesn't really bothers me though.

u probably need to consider the historical spread between SIBOR and SOR... since it is based on their average. If SOR moves unfavourably, u would be paying an additional spread.

some people only believe in local banks... saying foreign banks have higher chance that they may trigger LTV test and call for top up when valuations collapsed. hence, they will not take chance with foreign bank even though it is cheaper.... it doesn't really bothers me though.
Mine was at 0.85% when i took my loan end 2011.
but given the fact we can refinance or repay in full as and when we like, doesnt the impact of high SOR be minimise? Dunno leh .... on the surface now, 0.95% vs 1.25% a lot leh ....

I have not finalized the loan package yet but I am inclined to go with ANZ.
Very tempted as well... the cheapest 1 bedder available quoted to me on Sat were for:

but lousy stack facing the tennis court and half-basketball court.

I did a comparison between 3M sor n 3M sibor for the last 530 days. There are 149 days where sor is higher than sibor. There are 381 days where sibor is higher than sor. When sibor is higher than sor, the magnitude is greater compared to sor higher than sibor. Conclusion, I'm taking sor instead of combo.

I just plot a graph between the spread of SIBOR vs SOR 3mths on bloomberg. If you look at the last 5 years.. you are right, SIBOR always always higher than SOR.
But if you look beyond the last 5 years (back to 2000 - 2008), SOR is almost always higher than Sibor. The widest was back in beginning 2009 where the spread was almost 0.7% wider.
SOR is an FX implied rate and can be heavily influenced by the US rates market, wherease SIBOR has no FX component to it and is less affected by the US rates market.
Found a good guide from OCBC explaining the calculation of SOR.

If sor rate eventually rises past sibor rate, there is always an option to do a refinancing. Back in 2009, if the property owners are afraid of the volatility of sor n choose the sibor rates, they would have lose out for 5 yrs paying a higher interest. :banghead:

Yes true but u never know what other things may be implemented, eg DSR, MSR. If new measures are imposed, it would affect your refinancing & the spread may have changed

I was told OCBC no need to even buy fire insurance. SCB only from TOP onwards. So actually ANZ subsidizing first year might be the most expensive of the lot. But agree ANZ has the best spread at the moment.

tink u might hv gotten the wrong understanding of fire insurance. buyers pay for ins fee, but the beneficiary is the bank.

actually Im not the least worried cos bartley mrt is a gd location. Im juz curious nowsaday extreme OCR (but not necc cheap) condos got snap up faster den RCR or CCR.
