Both the minister(ND) and CEO (HDB) have yet to experience a real housing crisis that happened in the 1990s.

There is one figure that HDB did not release, is the % of subscription to the BTO flats and the drop off rate.

It started from BTO and changed to build in advance, and now better, is to build to hold for the population of the immigrants...

In other word, the policy on population is going to be BIG BIG

This is what I call "Shock and Awe" tactic :scared-5: :scared-5: :scared-5:

how can it be possible for them to launch 42318 unit of HDB this year for these 42,318 units be completed in 2016.

HDB has already cleared the first timers. I tot, not too long ago, they mentioned to launch around 20,000 BTO this year.

Did the statistics missed something? The SERs, the en-blocs, re-development, etc. Existing housing which were demolished, replaced/replenished? Should these be deducted from the figures ? Else forever looks like an increasing demand.

In anticipation of new citizens, and current new citizens who get married and upgrade to bigger HDBs. I expect bulk of the new flats at Bidadari and area like Punggol.

Public housing and EC nothing to be alarmed as it is governed by MOP and it will be used for own consumption.

It is the massive supply of PC that is alarming. I am expecting half to be for investment purposes.

Government have been pushing out private condo land sales. Lets hope they know what they are doing.

it will depend how many people they take in per year b4 reach the so called 6m, 6.5m or 7m target

but I am really skeptical that it is sustainable as u see today our infra already cannot cope with current load unless they complete 1 mrt line in 1y instead of 1 line in 10y

of course you can go for Bombay style, no MRT door, all become hanging fruits

cow's number for public housing comes to about 110K,...

bto sold in previous years + yr2013 planned as:
2009 ~9000x
2010 ~16000x
2011 ~25000x
2012 ~27000x
2013 ~25000x planned

that's is about 100K, close to cow's number... and another 10K of ec
these are all bought units... means housing no surplus...

the more important question is:
how many of these are holding a hdb now? which means they will throw a hdb onto the resale hdb market when their new apt top-ed. there were a lots of first timer applied last few years....

if the percentage is too low, let's say 20%... additional 20K from now until 2016.... resale hdb price will still be shooting up non-stop.... until hdb got some extra un-wanted new flats and can throw directly into the resale market....

anybody got data for 2nd timer applicants number who still holding a hdb flat (not sold yet) ??...

:beats-me-man:

(... also note.... cow's can play a bit with numbers and hide some numbers... he is good at "talk-down" or "blog-down" the property market hor... :banghead: )

When HDB launched the latest BTO last week, I had a wish: that the first-timers’ application rate would come in below 2.

If it does, it would mean that almost all first-timers will get a chance to select a new flat.

It would also mean that our ramped up BTO programme in recent months would have largely cleared the backlog of first-timer applicants.

There will of course be new first-timer applicants, but their numbers will be below the 25,000 BTO flat supply for next year. First marriages involving Singaporeans number about 15,000 a year.

Currently, we reserve 95 percent of BTO flats for first-timers, leaving only 5 percent for second-timers.

Once we have cleared the first-timer queue, we can help the second-timers more.

Registration for the current BTO launch will close in a few hours.

At 5 pm a while ago, the first-timer application rate was 1.4, way below 2!

Wow, Christmas is coming early for me, with my BTO wish coming true. It is a wish not for me, but for all the HDB applicants, especially the many second-timers out there. I will now be better able to help them, starting next year.
