I heart D9, regardless what others say about it. River valley and those devts near botanic gardens (eg Somerville, Botanika) are great places to stay and raise kids. Near orchard and raffles place, but not too near.

I am eyeing the prices ard D9. When prices are right, may want to go in for another. Saw a 1281sqft 3 bedder unit at Domain21 asking for $1.6m lately. Wait a while longer may come down to a level where I am keen.

yeah sold - 'downgraded' to a bigger place at a not so good locale to have cash in bank for future opportunities. but main reason was to find a child friendly environ. TS was unbeatable living for adults and tweens but open concept posed a huge security risk - not to mention quite a f-up maintenance by mcst common areas are starting to look like hdb. i still dun like d9 personally but it's a good compromise for the kid, next door to some of the best kindergartens/playschools, and great shopping/spa for the wifey. i'm gonna miss my full bay/sea view/lasershow tho

From what i read over this forum, watertown pricing range from 9xx to 1300psf. It is difficult to make a meaningful comparison

Just did a check on domain, i would prefer to monitor prices over at one jervous or twin regency

how's nanyang primary? mine's within 1km but i did not factor that into purchase (walkable proximity to shopping belt more important lol).

worse come to worse thinking of buying one close to rgps or scgs

i very old skool when it comes to district codes. D9 to me is orchard bounded by grange, cairnhill, and south of newton. those funny stuff e.g. newton edge is really kampong java so i dun consider that d9.

my friend just bought MPR - he's an uob banker. only can buy high floor there. temple, quite chialat...

although i have a friend that bought a 2 bedder at 1208psf after discount, facing the tracks.

Never underestimate far east. They can sell anything... Even ice to Eskimos at three times the market price for ice, plus make the Eskimos feel good after over paying for their ice.

The MPR unit I almost bought was on level 33. View must have been breath-taking.

Yup. Agree. Even river valley can be so different! From one jervois all the way to Robertson quay area. From d9 to d10.

Even d11 is very varied. Some of them are practically in thomson already. :)

D9/10 very quiet now. I am waiting too. better still if the whole world stays focused on hot areas like punggol and leave d9/10 alone. :)

Bro, you can go look at shelford road properties after you are done with your D9. Within 1km to BOTH nanyang primary and RGPS. Hedge your bets on both sides.

nanyang primary how to get in? i was thinking get one next to scgs - a bit more expensive so hopefully price out competition, and become PV.

Phase 2B within 1km shd have a good chance i guess. Sorry can't help much here... Am an old girl from nanyang primary... Hence phase 2A...

Can check out kiasuparents forum. Very informative. RGPS not bad. Quite high up there in the ranking charts...

Join the NC, Grassroots way. Much easier route compared to PV. But you have to act now as there is probation period. Current rules state you need to be executive member at least 1 yr before registration.

My family also either ACS or MGS (Primary education) but I chose NYPS for my boys. My dad protested but eventually my other half won the battle.

yes, it is a studio, but big one with fantastic city view at night
smallest is 495sqft, now is about 1m+

Personally I like the high floor unit with nice city view. Saw the nice simple looking unit is asking above $1.3mio. :scared-4: Got buyer???

Reading again all the old comments regarding concerns about Soleil bec it is next to hospital. Looks like all these concerns do not make a difference at all.

Its subsale price was about 1350psf for a low floor 2 bedroom unit in early 2011. My friend got it and has been enjoying rental value at $5500 per month since TOP. Identifying superior product in property investment is important. Knowing what constitutes superior quality need years of experience, extensive knowledge, lots of hard work and conviction.

4 penthouses in all at 36 floors , fantastic view, private lift and jaguzi , lap pool , 1 sold prior TOP period, the next 2 ( 1 fully furnished also at $10.8m ) sold within last 1.5 months. Last penthouse available. any takers.

There is a huge downside... its 99-year LH and surrounded by FHs around the area and that is precisely why it has to be built as `high-end' to differentiate from the rest

The ambiance near Soleil is quite good, quiet, and comfortable for living and convenience itself is no need to say!

And besides that, Soleil facilities are one of the best and inside lush greenery garden landscape is seamless and matchless among condos in novena and newton.

I am very doubtful why you say Novena is one of lousiest location in Novena!
If you still say it is due to facing Tan Tock Seng, then,, nothing to say to you!!

But one thing I need to say to all of forumer is everything about property is shown by its price how it has been risen and moving.

I still remember people who had been saying badly about Soleil with hospital and Feng shui things blabla since 2007 until TOP, and poorly confused other forumers and investors,,

But I am still holding my Soleil unit and quite happy and enjoying renting my unit without trouble so far with relatively high rental yield!

Those low floor units beside novena square kena the exhaust fumes and air con exhaust of the mall. Occassionally got pumes of white oily smoke bellowing out from there one. :scared-3:

been to see a few units around the area. For Soleil, main attraction is city view for the high floors and good facilities and near MRT. But a lot of units face the hotel/blocked or TTSh or novena hosp. for investment ok, for own stay some owners may not like. the mortuary is just around the corner, again, no issue for some but maybe an issue for others.

the convenience attracts tenants, so probably why rentals are good.

As for issues facing carpark and exhaust, it also depends on the individual's views. For example, a lot of the units at Viva face directly the carpark and the exhaust/ventilator shunts blow directly in its direction. can be loud at night. again some may mind while others don't.
whatever one's views, prices of these condos are still very high.

There are currently several high profile medical projects at various stage of development. More such projects are coming....Novena square office rental is rising again.

That would help.

However, some agents said the waters are a bit unknown, and the test case for LH in the area will be Amaryllis.

Think Amaryllis is into 16 years of its lease and another 10 years or so, may get some answer how it fares against the FH in the area.
