Weaker demand for HDB 3 bed room flats and private mm units.

"We will be revising our policies to allow singles to buy new HDB flats with certain restrictions. However, there are no plans to lower the minimum age, as marriage rates are highest between the ages of 25 and 34," he added.

Not much impact on MM actually as it is almost the same situation as now just that they are allowed to buy BTO. This was announced a few months ago. MM supplies are insufficient also.

it should not affect mm much as HDB 3-room and mm are different lifestyles and price-tag. much affected one should be the resale HDB 3-room.

BTOs are already in hot demand for the married. To add the singles means MND must build more and more. Can they deliver or its another situation to send HDB prices up. Now PC prices are stabalized or even falling over the last CM. Gap between HDB prices and PCs are narrowing further? :scared-5:

I think global economy in 2013 will be better, so prices will hold while transactions come down.

The only price corrections are those corrected artificially at new launches at which the developer cannot be too bullish (20-30% premium over resale psf nearby) or they give extra discount until you blur 10%+2%+3%+1%+7%+.... (but in fact they jacked up the price already.)

HDB prices should continue to gradually increase because of new citizens.

Age requirement at 35 stay.

Singles most likely only allowed to purchase 2/3rm flat with income ceiling 5k and 8k respectively.

It will affect resale 3rm flat slightly.

many btos are bough by 2nd timer. When the HDB ready in 3 years time, these 2nd timer need to sell their 1st HDB.. supply will be there.. and from KBW in this message in end 2011, almost 1st timer's need have been clear.. The launches in 2012 sure has some extra units to cater for the singles.

btw, i notice some places also building HDB flats (1 or 2 blocks) but they are not in the BTO announcement.

It will not even affect HDB 3room flat at all and not even mm.
Pls read carefully for the past 10years only 18000 bought resale flat. So only 1800 per year. While in the past condo mm and hdb flat price continue to go up.

in the past, 1/2R flats are normally rather crummy, and the neighbourhood is left much to be desired.

would well-heeled working class singles buy into this?

Usually in very matured estates. I will buy and knock down walls n major makeover.

But since we are talking brand new bto here, we digressed.
