I think most likely he/she is also interested in Geylang property but concern about the negative impact on vice, as for interest rate hike, not only it affects Geylang property, it affects across S'pore property owners unless he/she doesn't take the bank loan. Just spoken to one of the agents 2 weeks ago, he too invested one in Geylang Lor 28/30 but for own stay. He said Paya Lebar Airbase is going to re-locate, so plot ratio might increase and there will be chances of enbloc to build higher levels. But I think older buildings will get enbloc first leh.

Even if they increase plot ratio, how high can they build? Those plots are mostly 'party wall' kind separated. Meaning side to side with no gap. It would be stifling and probably too cluttered if all 20-30 stories there.

yeah...really worth the money.....this contractor is well known in the market for constructing posh residential development...1 loft is better than edenz loft...
IMHO, some agents tell you high rental value so that you will engage them but I think it is not so much because my agent told me that it cannot fetch as much as last time liao in today's market especially so many projects going to be TOP soon. Unless you are lucky, maybe you can still rent out at this price.
Currently, there will be lots of TOP coming up, competition will be great, so if you can get a tenant offering a reasonable price and if the tenant profile is good, it is better to secure it otherwise it might take you 2 to 3 months to find another tenant, of course for those who are lucky enough, they might be able to get another tenant again within the same month.
There are different type of tenants in Geylang, not only ang moh, there are also Indians, Koreans, PRC, Malaysian, Indonesian and Philipino etc. I came across a "Hongkee" and "Korean" viewer too.

Not sure about your rental market price for your apartment as yours is a new double-storey apartment but be prepared when he told you that at this current market, you cannot fetch that high when he started to market your unit, so be flexible. He told me that he has a client, insisted on the asking amount, in the end 4 months already, still cannot rent out. Good Luck to you.

They will write to you and you have to arrange an appointment date. They will meet you at #1 Loft and accompanied you to your unit and handed the key to you together with the relevant documents. There is a 1 year warranty for all defects, so make sure you check carefully and get them rectified.

Why are u stopping the buyers from calling the developer?the buyers have spent so much money for this apartment.they deserve to know the completion date .
Construction is completed but TOP delayed due to authorities require them to rectify this and that thus it could takes another 2 to 5 mths to get TOP.
I am still hoping for TOP before Xmas!
I think its ok to call developer as long as not complaining or scolding him. Just ask him nicely.

ya...the building is completed..yet we cannot move in....we need to bear the bank interest....this is unfair...
Nowadays lots of newly built condos got issues.
Some issues maybe cannot let people move in then rectify.
And warranty only begins after moving in so by then the major issues should have been dealt with. I am not sure but the developer might be trying their best to manage some of these issues since it's not to their advantage to delay so long.
When they say 2018, it might end up 2017. It's still far I know.

They can rightfully delay till the stated handover and TOP dates so I don't think there are grounds for us to send any lawyer letters. Anyway a delay might be good as we only borrowed very little and if the interests rate goes sky high we need not pay more.

yeah they have the right to delay....we, buyer, too have the right to chase....we have waited for 3 years ...the building is ready but the developer yet to handover the key to us....
the agreement must be fair mah....3 years already still cannot move in....come on, this is just a small project....80 units only....y drag until 6 years? is that fair to the buyers?

Just hide in vacuum until market stabilize then come out.

Beside we still have to pay for installment. I think for those who get 80% loan, their installment must not be little now.

I think all those in your shoes will prefer to have the unit available for rental or utilisation. I would too.
What I am saying is in this case, can only look for the other "positive" angle to look at it or to seek legal counsel to see if something can be done since it is not going to TOP as yet.

I just wonder why developer can't hand over the keys, I tot the construction is completed. I have another concern, when a building left it empty too long may effect the quality of the building. I hope it won't happen.
Handover later means the warranty period start later, so we can see if the quality can stand the test of time if its empty longer?

Under warranty mah. The later they hand over after completion the more time will lapse and show us what needs rectification if any.

Sorry hor....1 loft is duplex...each unit has lower and upper floor....1 toilet at lower floor, 1 toilet at upper floor....lower floor rent out for 1400...upper floor 1200.....total can get 2600....

Congratulations to all home owners.
No. I didn't engage any specialist to check. We did it ourselves. Check every single corners, especially the flooring and walls, make sure that there is no crack. Also check the doors (including the toilet glass shower door, if any because mine cannot close properly) windows and sliding door wardrobe (if any), make sure it can close properly. Some of my plugs cannot switch on and off, so maybe can check that too. We also had some problem with the master bedroom door keyhole, can check on all the doors keyhole too.

Not sure about your rental market price for your apartment as yours is a new double-storey apartment but be prepared when he told you that at this current market, you cannot fetch that high when he started to market your unit, so be flexible. He told me that he has a client, insisted on the asking amount, in the end 4 months already, still cannot rent out. Good Luck to you.

i didnt regret buying one loft...the rental is about 2500 per month..not bad..
Many made it as room rental fully furnished, 1 up 1 downstair, rent out for 1200-1300/room not bad.
If rent as simgle.unit, typical rental rate there only about 2k semi furnished.

Folks...the process of cleaning up geylang is the works in progress, I Guess...another 5 rundown landed units were tore down last month ...now no more Chicken standing in front of 1Loft...price for freehold 1L will only increase in the future.... rental yield is damn strong
