Fren bought unit close to substation on the VVIP preview day...3 bedroom compact......approx 950sf I think....He paid 803k...If u ask me, that's pretty unbelievable price...

I looked at his floor plan...really not bad.....no balcony(but got a small planter), bomb shelter, yard area, wc, but space is really maximized. Master bedroom can fit king size bed,second room can fit queen, and 3rd room maybe can squeeze queen or die die twin (agent assured him that queen can fit.)

So I went down full of hope, unfortunately stack 40 (which is where he bought) all sold out...

It pays to buy on the VVIP preview..

Hi RCT,

Bin Centre is still not too close, it is close to stack 36 and not 40...

And stack 40 is not facing expressway, it is facing Pasir Ris Drive 8.

Only thing is its above the substation...But I think still ok since its above substation and not facing the substation...Plus these days substation or not people still buy if the price is ok.

Scientifically totally unproven... Its an urban myth.... Using your mobile phone puts you at much greater risk of electro magnetic radiation. Electro magnetic radiation is everywhere. Ask your doctor (its the best way to reassure yourself) :)I have lived all my life next to a substation so I know:) And its also perfectly quiet. I do not think any substation have exploded in any condo project in Singapore. There is more risk of fire from your neighbor forgetting to put out a candle.

But one must remember that next to substation, next to main road, next to bin centre, 4th floor, 13th floor, 14th floor are all "non-choice" units...You usually buy them cheaper and also have to sell them cheaper. Really depends on what you can afford.

But go and check out the projects to see if such units are sold...Usually these are the first ones to be sold out (especially the substation ones), since the pricing is far more attractive.

Choice is yours;)

Hi all, as long as u bought a property u are safe from inflation. It does not matter where you bought low floor, high floor, face tennis court, bin, bbq, children pool... Etc.

surprised that NV also crossed 1k psf so comprehensively. i was at the launch, it is some distance from Pasir Ris MRT, the only draw for me was the curved L shaped window view for the master bedroom.

Yes, It's by CDL. This is its last plot of land in Pasir ris. The price I believe is between $980 and $1100.

Nearer to MRT. The best plot. I expect there are above 900 units in this project.

If you miss this opportunity. You have to wait a bit longer for Pasir Ris central to further development which is close to amenity, MRT, etc. By then the project will be even more expensive.

Its called "MARKETING" :) Agents will also tell you anything newer and a fraction of a distance nearer is worth the gold you're paying:doh:

But personally I consider anything less than 10mins walk as "walking distance" to the MRT, 10mins at my pace:cheers5:

If lucky enough not to be stopped by the traffic light, walking from D'Nest to the mrt also can be achieved within 10 mins. The realistic question is whether you wants to get sweaty walking to MRT in the almost always over-sunny mornings, though the distance to mrt is definitely within reach by walk.:D

Can cut across Costa ris right? Within ten mins for most pple I guess. Except for the few blocks near the entrance for NV and Livia, it is actually quite a distance away. Anyway, pasir ris grove is already the closest to MRT.

Initially I thought of considering stack 63, there is a generator and alfresco bbq nearby. Furthermore, with no side gate and facing near express way; walking to main entrance would take about 300m plus another 700m to pasir ris mrt...very very far. Though the 4br suite price is very attractive but would be damn difficult to get buyers in future.

The agent told me that nowadays generator is very quiet. After finding out, it is not really true. It will still release those irritating high frequency noise which may affect those who staying at lower level.

I hope the karaoke and jam studio room is totally conceal and the noise will not affect the resident.

The agent also told me the alfresco bbq is unlike traditional bbq using charcoal. It is those grill outdoor type but what is the difference? The smoke will still get into stack 63 lower level depending on wind direction.

I would think stack 35 is slightly better even substation is there. At least the view is worth every cents spend.

I'm a palette owner and we just received the first payment notice - I.e. foundation completed. In the general scheme of things, it will be x months from now before there's any progress over at dnest, I guess.

Good, i hope they can start the construction soon. Btw, anyone knows how many units still unsold? From URA website, it shows 630 units with caveat has been lodged, that means there is still around 280 units unsold, but i think d'nest should actually perform better than that.

814 units sold as of 15 jul.. Ura website shows. though at the moment only ard 630 caveat lodged.. how come u know 3 bedders out? Is it Sat papers advertisement states 2% off for 4 bedders? Last wk sat papers still show 3 bedder suite .. I had the same assumption when I saw the last wend sat papers too.

Second, saw newspaper today that said Dnest left only 88 units

Thirdly, I saw hoarding at the hill like green field. Looks like some development going to take place. Hopefully it is a public place that allows walking through, because that is a viable short cut to Wgite Sands.

The signboard outside D'Nest says expected date completion is first quarter of 2017. It's not too far from Palette TOP.
The showflat is moving out...seems that the 5th CDL condo at Pasir Ris Grove will be on sale soon...

Furthermore, I am worried that any new project may further delay the top of Palette and D'Nest.

I feel that Coco Palm's price is not expensive enough. Considering it is nearer to MRT. I was hoping it would start from at least $538k instead of $498k.
Higher prices for Coco Palms mean greater chances to drive up our Dnest prices in the future.
