It could be a very prime facing shop lot. 10-15k rental should not be a problem.

yup. price is a function of rental yield, not a function of the size.
If a 10sqft space can command $100k rental, the size does not matter and it will be $xxx,xxx psf.

Last time US dollar very strong. US$1=S$2 last time so that is japan peak.
So now US$10000psf is nothing much.
