Another way to look at it: the white will continue their path of asset enhancement schemes and what not schemes to make sure your assets appreciate over time.

It is their ethos.

actually its the opposite from what I heard from PP resident previously.

Sennett Estate (all the landed homes) precinct traditionally has higher PAP supporters.

No fish, Prawn is also good !! The area will be popular with the youngster ( esp from the St Andrews Village ) and next to Mrt will be a good meeting place.

Personally, I think a max of 2 balconies is sufficient.

With the third balcony and no yard, one of the 3 balconies will likely end up being used as a "yard" for drying clothes.

One can always hang clothes at one of the balconies and enjoy the panoramic view at the same time!

I agree with you actually. Interest rates hike will definitely moderate prices a bit.
On the other hand, cooling measures are actually holding prices up because sellers are unwilling to sell at a low price due to the high replacement costs that they are facing.
But in my opinion, for prices to PLUNGE, a crisis such as disease, financial turmoil or war must happen.

1. those with student loans ... more US workers earning 2k pm are holding it

Amount of student debt owed in the US: $1 trillion
Avg per student: 24k

2. US government (including municipal i.e. town councils) having large amont of debts
3. US households struggling to pay houses bought at peak

so US just needs to be the cleanest dirty shirt and continue to muscle its police power to borrow money cheaply

The next CM is always coming. Because there are hardly any good buys in the market now (many sellers unwilling to sell low because of the high replacement costs), the best bet are SAFE buys.

There are some merits to very selective equities, but beyond those, I would make sure I have physical real estate exposure.

This is commonly happen depend on the developer . Maybe different facing you never know . Just accept can do anything . Vvip is just u can choose the unit u want price wise depend on develpoer . :D

anyone with a blank cheque can be a "VVIP" but sometimes units are being sold to developer's employees, business partners, shareholders etc. at a special price before the VVIP launch

3-bedroom 883sqft is on stack 18 & 19. The size for #06-18 and #06-19 is 1,076sqft (Internal layout and size is the same as 883sqft but bigger with balcony just like those PES on the ground floor). If you are referring to 6th floor unit at either stack 18 or 19, the pricing you quoted is not 1.26mil. :)

And his unit even more ex than #16-18 which is on so much much higher floor. This is where the frustration is.

If it's true and above board, I guess there isn't much else one can do.
But if not, then they have a lot of explanation to do.
Having said that, I think the developer should be smart enough to know all the prices are public.

can't quite exactly agree with reasoning as shareholders (own purchase) has to do some form of reporting (esp listed companies) eg. fragrance boss bought a studio unit in UV...

then again i know of unspoken ruling that some developers can sell to own shareholders/family members at 5-10% discount...

The developer is not a listed company.
I suppose if the private shareholders agree to sell some units to themselves at a pre-determined price that is lower than public, there is nothing much that we could do, except look in envy as we are commoners and not from the elite group.
