Will be out very soon.
Will we see more EC land sites?
Where are the possible sites for EC & PC ?
Finally Yishun hub is coming!

Tiong Bahru one also looks interesting.
For reserved list... mostly concentrated at Redhill and Tampines Ave 10. Bartley got one more.
Most interesting in my opinion is the Potong Pasir 'white' site plot ratio 3.5... Looks yummy!

actually quite surprised seeing this piece is for sale. thought will be left "untouched" for another decade.
most of the houses around it are multimillion bungalows.. the last done at kingsmead was 15mil. wonder for this one how is developer going to bet. for this one the stigma is not over yet...

It's already on the hill so 36amsl is very challenging, no high ceiling.

Development around there usually have lower ceiling, except for the top floor. if you noticed, the plot ratio indicated as 1.4/1.6, not sure what that mean?

yes. i am very surprised too. why force it out? can put on reserve list if they like. and it does hardly anything to alleviate the so-called insufficient housing conditions.
quite a number of units is estimated for this site, so its likely to be a cluster housing project? if its landed, high net worths have better choices than to take a "risk", 99 year leasehold somemore.

1.6 can build to 12 storeys. So 1.4/1.6 could mean anything up to 12 but constrained by 36amsl.

Our gahment like to do the piece meal thing ... rem the plot beside sky habitat, it is listed under URA's cousin - HDB. Here you have it w the EC choices. ;)

890 units worked out to be 101sqm per unit before bonus GFA. With bonus GFA average unit size is 111sqm which is huge and quantum too high. Constrained by 70sqm rule actual units built could be between 900 and 1200 to keep quantum in check.

But mixed development typically have GFR of 3.0 eg Promenade at pelikat which is only low rise. Probably yishun hub will be capped by its AMSL (14th floor max?) and cannot fully utilize the GFA.

Yes. Yishun, Sembawang & most part of Woodlands are capped by AMSL. Can go up to 16th flr in certain areas with this limitation.

I saw the Kim Tian Road plot has PR of 2.8 in the plan but now is 4.0

the new master plan is already ready i suppose. govt is allowing buildings to be built taller and taller

Very good observations, these changes are not in the proposed or gazetted amendments for MP2008, so could be based on Mp2013. Btw the MP2008 was only released in Nov 2008, so worst case we may have to wait till end 2013 for the next refresh :(

All condos, Twin Regency, Regency suites, Meraprime & The Regency @ TB are all 36 flrs, new HDB flats @ Indus Rd, Kim Tian & BUC bukit Ho Swee are mostly 40flrs, so the plot ratio has to be adjusted.

I have been waiting since 2006 for an increase of plot ratio in pasig panjang.
So many old condos there with big land with only plot ratio of 1.4.

Increasing plot ratio especially for FH will inevitably lead to more enbloc sales.

Actually sgp is so tiny. To the ang mo, this is just one of their small town. I have a feeling in time to come they may prefer to stay in OCR which are quiet & serene then busy orchard road area

A lot are also settling down for good. Can see many locals in relationship with foreigners now. Usually girl is local, while guy is ang mo.

big countries have the luxury of land. the can build for the next few decades also won't run out of land. as for us......

perhaps if there is a big political shift or change.. affecting the whole of sgp... where sgp becomes the slum of SEA... possible that prices will drop. and i dun mean short term fluctuations, but perm devaluation. but if PAP contnues their current good work, it shld not happen for the next 20-30 yrs

AMSL affects all the buildings, not only Yishun/Semb/Woodlands.
URA set this rule usually consider a few factors:
1. nearby airport/ air traffic,
2. nearby sensitive zone that building should not have a direct view on it
3. Environmental effects on the sunlight/ wind flow.

Yup political risk is the greatest worries of all investors.you can't predict or prevent it, you are under the mercy of majority voters which are mostly non investors.
