haha soooooo underprice.. no wonder URA wanna evict the HDB at rocher center. 33yr old HDB selling at 850psf based on 3rm if really at this price for a location beside bugis mrt. Right on the other side, Duo Residence artas condo can sell potential 2.5k onwards. The land price there easily 1.5k psf if sell to commercial. PAP can easily pocket half a billion sup sup water if SER that place

The current HDB system is really good at generating wealth for the masses :D:D. I am wondering why are people still complaining? :confused::confused:

Usually the masses have no such wonderful deals in most countries.

this is becoz only 4 blks of residents benefit and the rest can only watch... sinkies are like that, gain then diam diam, lose then kbkp

Aiyo Singaporeans really very jealousy and have no patience!

Each commoner will have his chance if he don't destroy the whole system out of jealousy. If the whole system is destroyed, these commoners will be very much worst off. :2cents: Hope they can see the big picture soon. :cheers1:

The very very loud complaints are only made by a very very small number of very very vocal miss-the-boat experts who think they are so smart in "timing" that they even shorted their own roofs or missed buying a 2nd property and asking Govt to help them to fulfill their dream!

If you ask the masses, they are so happy that although they keep quiet, they easily give PAP >60% of votes! :p
On the other hand, if PAP listen to the MTB experts and crash the property market in the near future, it will be interesting to see what their % of votes will be in 2016 GE..............

the buyer is paying for the option to get a brand new modern HDB at prime location. Only time will tell whether he has overpaid.

old flat exchange brand new flat and get money ok what....maybe location not as good but what to do this is the way it is with sers...:cool:

is a lose-lose proposition for buyer no matter how one sees it.

pay $620k for a 3br when HDB's compensation is avg $455k.

hdb replacement flat costs at kallang:
3br is $348k - $401k,
4br is $443k - $606k,
5br is $628k - $741k.

need to fork out more $$ if he chooses to pick 4br or 5br replacement flat.

the only explanation is the buyer die die wants the new kallang location without wanting to wait and buy from resale mkt. Granted he gets to live in the rochor location in the mean time.

I din read the article but I would assume the 620k unit is not the rochor centre HDB which is slated to be torn down. That place still got 2 more estates not demolished yet queens st and waterloo area
