I start.

One reason: Usually projects are small. So less crowding and wear and tear of common facilities/areas.

Agree. Maintenance fee is the main consideration.

Another is the lack of facilities in boutique developments.

Volume is not there for comparison when selling.

Location. If u are looking at areas like Siglap or Telok Kurau, it's almost impossible to find anything there new by the the big boys.

Only the small developers are interested in the small plots of land that comes out every now and then to build small small estates.

Why I will not buy boutique developments:

a) mostly built by 3rd class developers so quality highly suspect.
b) maintenance will be high
c) unless it is very classy, most tenants will prefer medium sized developments with decent facilties, pool sizes.

Nontheless, some buyers are attracted by the FH status and affordable quantum.

Moreover, these units have been selling rather well in recent years?

Yep. Dictionary definition of boutique means small and exclusive.

* lack of parking space,
* when development is old, the place will be run down as residents are not willing to pay for repairs
* no feeder service to MRT station

I think most people buy such development is because they want to stay close to their kampung but couldnt afford landed property.

Wah lao eh! :banghead:

Bro, don't know whether Radha joking or not, but I feel it is true... I stay in boutique condo... Fewer than 100 units...

Maintenance is a lot higher
There are a lot less people fighting to use facilities
U bump into less people

But for me, shiok... I don't get to hear kids screaming at the swimming pool... It is so serene and quiet... Just like the little stretch of Pasir Panjang.... All low rise... So quaint.... Diff strokes for diff people... If not, no one will stay in Pasir Panjang.. Hahahahaha:D

Buy only if u can afford to pay the monthly maintenance.... It is like buying an SUV, buy if u can afford the gas...hahahaha

Bro, where got cheap?? Can name me 2 boutique condo which is cheap??

Look at the village?? Where got cheap??

I bot my boutique condo cheap because at that time, market was bad... If u compare with other development, not cheap leh?? And it was built by reputable developer...

Cheers....:cheers5:

Huh? If maintenance low, please be careful.... Because sinking funk small.... So in event of major upgrade, etc... All units have to folk out a lot of cash... We just went thru 1 round last year... Hahahahaha

High rise look like hdb, no private feel. Low rise near landed feel more exclusive. Also feel more like holiday resort. Peaceful....quiet... agree with high maintenance fee is the killer.

haven't seen a 10-yr old small boutique development that's well maintained; most degenerate v.quickly after the 1st years

Always the case. For example if the pools or playground needs repair, those who dont use it will not want to pay, so AGM sure got argument.
