I think they should lift the income ceiling for this type of unit.
I feel that they are sending the wrong signal.
How in the world can you afford to pay off the mortgage comfortably with a monthly combined income of $12k per month!

I think it is time for them to modify the policy. If buy EC above certain quantum which exceed their affordibility calculation (12K household income limit), then they should'nt be entitled to any grants...:tsk-tsk: :2cents:

landed 2000sqft?? another consideration will be whether this is dual key or simply just a penthouse ... a lot of space probably wasted with the open roof terrace

sis, there are several LH 99 units which were sold at high quantum, but none for EC with a 12k cap of course.

e.g for LH99 (non-EC):

Kovan Residences: 3 units for 4xxx sq ft were sold for 3.65m, 4.2m and 4.2m.
The Minton: 3552 sq ft, 3m.
Parc Centros: 2906 sq ft 2.9m.
A Treasure Trove: 3 units of 48xx sq ft sold at 2.7m+ each.

last but not least,
WATERTOWN: 1475 SQ FT $2,417,280 :scared-1: :ashamed1:


And it is LH99 y .
So which Singaporean in the right mind will buy?

Putting afforablility aside, what on earth does a couple need such a big house? It can house a half a dozen of kids comfortably. :doh:

But those are real condos.

Then it takes 10 years before it attains private status.

yeah. unless its priced under 2m. that EC unit prob more like giant roof terrace rather than giant penthouse hahaha.

those prices are actual transactions that took place in the past 2 years. most prob bot for own stay. feels very difficult to re-sell at an even higher quantum.

What's the maximum loan a first-timer couple earning 12k/mth can qualify for? Can't be 2.4M, so presume the rest has to be paid in cash? Or rich dad is guarantor for loan?

To put things into perspective, it is almost 4x standard HDB 5rm 110sqm flat size! Even w DK and double storey, it will be HUGE!

I would if they allowed me .. But Dont want if it's one floor staying.. one floor rooftop.
Unfortunately.. i've gotten the penthouse at one of the EC! :(

But fated one... most probably it will be one of those landed owners soon to be married children taking up the penthouse.

Perhaps these are meant for those who are actually rich but somehow declared household income below 12K? Surely these people can afford to buy. Not sure if it will trigger IRAS though :beats-me-man:
