URA's latest land sales to yield 2,000 homes

FOUR 99-year leasehold residential land sites set to yield an estimated 2,045 homes are being released this month, the Urban Redevelopment Authority said yesterday.
A land parcel at Ang Mo Kio Avenue 2 and another at Jurong West Street 41 were launched for sale yesterday under the confirmed list.
A second site at Jurong West Street 41 was launched on the reserve list. Unlike those on the confirmed list, reserve list sites go on sale only when a developer agrees to bid a minimum sum acceptable to the Government.
A fourth land parcel - a mixed commercial and residential site at Yishun Ring Road - will be launched for sale by public tender on Nov 27.
The 18,477.5 sq m Ang Mo Kio land parcel is near the future Mayflower MRT Station, part of the new Thomson Line to be completed in 2021. It is set to yield around 680 housing units.
Analysts said the site is expected to draw seven to 15 bids, with the top bid ranging from $560 to $650 psf per plot ratio (ppr), owing to the limited supply of condos in this area.
R'ST Research director Ong Kah Seng said interest in this project is expected to be "encouraging, particularly from those who favour homes in an exclusive, quaint spot".
The Jurong West Street 41 site on the confirmed list, Parcel A, is 22,358 sq m in size and could yield about 660 units, while the adjacent site on the reserve list, Parcel B, could yield 545 homes.
Bids for both sites could range from $380 psf ppr to $590 psf ppr. Parcel B is likely to draw slightly higher bids partly due to its later launch date, said SLP International research head Nicholas Mak. Analysts expect five to 13 bidders each for both sites.
The Yishun Ring Road parcel is significantly smaller, at 8,858 sq m, and is estimated to yield about 160 housing units.
The tender for the Ang Mo Kio site will close on Jan 8 next year, while the tenders for the Jurong West Parcel A and Yishun Ring Road parcels will close on Jan 15 and Jan 24 respectively.
