View Full Version : $3.5m+/- budget for a condo: 4 bedder, near MRT, spacious bedrooms
Hi guys,
With a budget of approx. $3.5m, what can we go for? Criteria:
1) 4-bedder, with at least 2 en-suites.
2) Walking distance to MRT station
3) 2,000 sqft and up
4) Prefer as little balcony/terraces as possible
5) Hoping to have spacious bedrooms that can put in a double bed and work table comfortably in each bedroom
6) Old projects, 99-years LH also ok.
We have seen D'Leedon but the common bedrooms are small (not helped by the bay windows) and the balconies are humongous! Sky Habitat balconies are lagi big!!! :scared-4:
Any other suggestions please?

I have brought the client to see quite a number of properties already but none suits his needs. The biggest issue are the bedroom sizes. And trust me that I have used the propertyguru and have visited practically almost everything that is close to his requirements. I am exhausted of ideas already so just trying my luck here. :)

Tanjong Rhu? Pebble Bay? Walking to stadium MRT takes about 8min though, but with nice scenery along the way. If still find the bedrooms small then i bo wey gong liao..
I think only old condos can have 4 bedrooms that can all put double bed and desk. New condos can barely fit in a single bed in 3rd/4th BR.
I have an old condo 3BR 1800+ sq ft that can put double bed and desk in all rooms but no en-suite except for MBR.

I visited Park Infinia when it was first launched. They have 4 bedrooms with 2 ensuites, approx 2,000 sq ft. When launched, the price was about $2mil. Not sure how much it is today. Good luck.
% wise, can anyone give a rough estimation what's the % of the resale houses on the market, is listed on propertyguru?
and also, are the prices on propertyguru generally slightly higher than the real actual market prices?

Hahaha yes the asking prices on propertyguru are not the same as actual resale price, generally because:
1) Every buyer will want to bargain down from the asking price
2) Every seller will think his house contains gold and will want to "try his luck".

Yeps yeps, some like to call it junior master. I have a unit with a junior master and its quite popular for the angmohs who sometimes like to invite overseas guests/relatives to sleep over.

there are quite a few such types for those units launched during 2007 planning:
VIVA just next door and the other recently TOP project at holland hill, Parvis. all around 4m of course.
