2500psf is reasonable, considering its location, the mm can charge 3000psf. so for a 334 sqft mm, can sell at S$1m.

The Oxley area is priced a discount to Orchard. This discount looks very permanent. So I think $2,500 psf is out.

Hearsay Liberte @ newton area already 2.4-2.5k psf already. Oxley will try to tai buyers, if can tai will tai. If can carrothead, will chop to the max. Regular size visioncrest around 2.2k psf, one oxley rise asking around 2k region. Sophia area deep deep in already 2.2k psf for regular 1rm.

If developer built MM with the likes as Espada, 2.6 - 2.7 psf is even possible. Dun be little power of MM. At 2.7k psf, a 390 sqft is merely slightly over 1mil

MM >mil to me is also turnoff. But I guess if they price within a comfortable range slightly below 1mil with smallish units selling at 2.6k psf I think still will hoot investors. This area is still not yet as MM infested as TK or Geykang area

MM at city fringe is now close to $1m. How to expect this location to be below $1m?

Hmmm.. I just got my hands on the information, and was just looking through...

Quite a funny project. The smallest 2 bedroom is smaller than the 1 bedroom unit? Maybe that's for benchmarking the low price used.

I'm hearing 8xxk for the starting range. If that's the case, even given around 380 sqft, and say 890k, that means it's about 2350psf.
Comparatively, it seems some larger typical size units on the other end of River Valley Road are going at 2400psf already.

I wonder if I'm reading things wrongly.


I'm an agent, so I'll be going to take a look at the briefing..

Any buyer will know it is a 1+study and not a 2bdr.

I prefer rv edge layout but it is still too small. Another 100sqft added to the living and dining area and another 50sqft to the bedroom will be better.

the 398sqft psf (the one less than $800k) is priced a little too low isn't it? given the location and being FH...But I agree that there is no arbitrage/no free lunch in the world...haven't been to view this previously...what is wrong with this unit such that it is priced so low? there must be some disadvantage right? anyone care to share??

still, this project is priced below what i would expect...there is even a 441sqft being sold below $1900 psf...really a good price i will say...

perhaps residential commercial mix play a factor too...or developer less greedy :)

lookg at the plans even for the biggest unit, doesnt it look a bit cramp if you have biggish kids?

after you minus the roof terrace, the bomb shelter, the staircase, the 1400+sf maybe left 800 sf...

and also compound space, facilities generally good for kids. with the same budget, aspen heights right behind is a much better choice.

The penthouses are more worthwhile if you're using them as an own stay; for investment in D9, usually 1-2 bedders are more popular. They're great units, just that it's harder to sell because they already took down the showflat and agents are generally not marketing it much anymore.

It's possibly the cheapest PSF in town for a brand new development I'm pretty sure.

If investment based on rental yield, I think LIV at Sophia/Wilkie is quite a good buy.
