The west sun is no joke, even the low floors will likely get it. I survey the site at WV and it really is hot when I was there about 3-4pm. FEO need to work their magic to sell the quarry view. ;)

I drive/ cycle past this place every day. It is jam in the morning with full of cars, and no amenities nearby except for a petrol station

I suspect the demand is not that high. Unlike educational institutes like INSEAD where the students are working adults. These type will generate demand. Those younger kids are here because of the parents. If you say CBP I agree, to quote UWC is a little stretched.

UWC lower grade classes are very popular, waiting list is more than years. Usually parents more prefer to stay near kids' school if kids are younger.
Question is that deep pocket parents will intend to buy instead of rent... So I'm not sure the rental market hehehe.... I will let bro chestnut to figure out :D

My tenant just shifted out(ang moh) because her kid commuting takes >30 min and her kid has to wake up early. So they shift to somewhere else with same budget 5 k+. Older apartment but nearer school.
That's really more than 1.2 km away to the new Tampines West MRT station (Downtown line Stage 3).
Walkable... hmm... Take bus bah... Take bus to Bedok North MRT or Kaki Bukit MRT should be faster... Heh...
Try squeezing with the Poly kids during peak hours on buses.

I already paid 40%, so don't need to worry about me, very most I rent out 2.5 k lor, hdb renters will look for me. But pray I don't do that, because if I do, the price of WV will drop!!!

We usually jog/ fast walk along reservoir after dinner. Tried several times to return Tropica from Berlin Wall to Tampines ave 1. I have to say, after dinner the walking journey is very pleasant.
But for go to work daily by train, it'd better to take bus. Morning sun in Singapore is very hot, after 8AM.
There will be one entry in TP side. It will take us 2/3 bus stops by any bus (8,15,23,69,518 and maybe more in future), only 5 mis ride I think.:cheers2:

I think the night scene is lagi best. A v well maintained project but the swimming pool was earlier closed for renovation, so rental wise was quite affected.

They don't engage great ID so they save on this part.

FEO and gang also bidded for WV plot of land but did not get it. WV plot is so much better than this plot. I think QBay will go for 1K and above. If it does, I strike consolation price on rental and 3rd price on capital gains. Hahaha.

Yummy... I actually loved the tanjong rhu enclave.. It's really like an exclusive enclave where you can only enter via 2 roads and Pebble Bbay is the best of them all..
Those facing the stadium is also quite nice. Read in the news the GIC biggie Ang Kong Hua lives in one of the penthouse there.

but if it price it around 1000 - 1200, then i will rather buy city fringe or even bartley residence.

I'm not putting down this area. But the euphoria that is created by ST reports, media, etc seem to suggest many are buying for rental. Dual Key concept will add another supply to the equation for rental units supply because own stay now has the option to rent half their units while staying there themselves.
River Valley is different district. Their rental yield also not impressive.
Hume area including Hillview area.. easily 10 condos..3 bedrooms asking ~$3000 lowest.

Area looks relatively less developed minus the amenities one would normally see in mature hdb/residential estates with more coffeeshops, retail shops, maybe not a mall but at least more shops, bus services, etc etc. Perhaps in a year or so time, when WV is completed, the ARC, and Plots B, C and D gets taken up and also the BTO beside the ARC, then its time to consider vesting ... hope that I have got it right ... Btw I am vested in WV and also the other side at AQbP :sleep:
