We sold 4 units since last posted, there is no clear indication of the foundation will be done. Foundation maybe done, but if Pile cap is not done yet, we are not collecting the money as approval from authority is not received.

There are just about the last 5 more 2-BR units going for around $920-$1,110 psf, and a couple of star buys for 3 bedrooms going between $980-$995 psf.

Yes definitely will be lesser than the August period. Right now I can only see 2 caveats being lodged in the URA website.

You are right. They had removed the one bedroom and two bedroom show room so that they can start building the foundation. The showflat is currently sitting on the spa pool?

hmmm but KSH construction is 33 months and now 6 months in should be 27 months left. Not Dec 2015? :doh:

That is construction time mah. After completed still need to be subjected to various BCA checks before can issue TOP. My guess is Frasers rather overestimate than under estimate.

Will take another 2 months to breach 90% I think. It is still moving quite fast compare to some of the recent launches.

I went to the showflat last week and the one and two bedders showflat had been torn down.2 bedders left final 6 units and all in all left only 50 plus units I think.

Unfortunately it's almost impossible to take good pictures of the construction progress as I have no access to Tropica condo or the Waterview condo opposite Q Bay.

Nonetheless we can still share information over here. :)

Just returned from the FEO dinner. Was raining very heavily. Some updates:

1) Over 90% sold. Left 40 something units unsold, mostly in Tower 9 which is the tower right at the main entrance.
2) Units are still moving and FEO maintain that they have not and will not cut prices as they are confident of sales.
3) There is strong hint that there are number of potential buyers wanting to buy choice units which have already been sold. Owners looking to sell should check with their agents.
4) Foundation for towers 17, 15 and 11 was completed in October. Foundation for towers 5, 7 and 9 was completed in November. Foundation for remaining towers 1 and 3 will be completed by end December.
5) FEO is confident that construction will be completed by Q1 2016 or earlier.
6) Was told ceiling height is 3m.
7) FEO is firm that they will not be able to accede to any special requests with regards to modifying the fittings of the units (eg. Change floor tiles, don't build cabinets etc.).

Presentation focused a lot on the future developments in the east (eg. Terminal 4, sutd, tampines north, tampines lifestyle hub, shifting of PLAB etc and how these benefit QBay owners.

That's all folks. :D

Since it's FEO who said that we can trust them right?

Yes sales is moving and hopefully they will be fully sold by mid next year. Thank you Renzy for the update!

Yeah...ceiling height seems to be uncertain. I spoke with one FEO staff and he told me the usual is 2.8m or 2.9m. BUt he said he wasn't sure and directed me to speak with the manager whom he said oversees Qbay project. The manager told me it is 3m and certainly not 2.8m or 2.9m.

Great news if true! Hmm choice unit? Got a Tower 5 16th flr unit facing Sengkang/Punggol and am looking forward to the view :)

Stack 20, 40 and 41 will be good to get unblocked view of the quarry. If not stack 21, 36 and 37 are not bad too.

I actually considered stack 20 but realized that it would be full blown exposed to West sun. But yes, view from that stack would be good :)

Ah yes. And I seriously doubt my lawyer will send me the notice to pay for the foundation by the end of this month.

Congrats! Certainly the view at stack 21 will be better than 22. I wanted a 4-bedder which are all located only in stacks 23, 24 and 28. Went with a unit in 23...will not be able to beat your view at 21 :)

I would also love a 4 bedder knowing that the size of the units are not big (as with most new mass mkt launches nowadays). Yeah, 4 bedders are mainly pool view. Personally for me, height and view is one main factor. U pay thru nose for a unit, I wish to come back and have a nice peaceful view to relax with :)

Think it's quite typical for 1-2 blocks to be built later/last. In my layman guess, its prob due to manpower resource? Maybe they will build the outermost stacks first as its most visible?

Likewise for the Arc, there was a block or two that was very evidently late - the rest were ready and painted whilst these remaining were left bare and "exposed" still.

To the kind bro who took the pic for us from Tropica, can trouble you to post some updates as and when u are able? Thx so much :)

Hi nickq! Thanks! I got Blk 7, unit 25. How about u? I popped by Qbay show flat yesterday, kinda forgot how it looks like, so went to snap some pics. And the guy there told me that units are being sold every week! And only 28 units left! Was also told that the residential plot next to ours was bought by the developer at a higher price! And it might translate to increasing the value of our units! :)

Also, not sure if u guys know this, but by 2016 a HDB will be built next to the Arc (the EC next to us). It will have coffee shops and a supermarket apparently, walking distance for us! So it's good news! Looking fwd to The Day!

Hi Fishing Driver! Yup the plot next to Q Bay will be launched Q2 2014 I heard. Since the land was sold at a much higher price the selling price of that condo will be much higher than Q Bay :)

And yes there will be a supermarket and coffee shop at the HDB beside us. The HDB is also building quite fast right now.

I'm in Block 1 Stack 1. :)

Just found out that MCC Land is currently building the show flat now. I believe the land beside Q Bay will be launched somewhere in March or April.

And accordingly to this URA Report, they will be having 597 units with ancillary facilities. What is ancillary facilities by the way?

Yes I think so. Someone uploaded a picture of the construction progress on Facebook. Will download it and paste it here later.

I haven't receive the call or email from my lawyer though. And I thought already signed sales agreement already? Why still need to sign this mortgage thingy?

Not sure lei. Most importantly is I think this means our block is right next to the showroom. So the showroom is actually where the small pool is since pool does not need piling.

Yah. And I always thought the showflat is occupying our block. Stupid me. :p

MCC Land is building the showflat already. I think it will be launched soon. Hopefully by then Q Bay is sold out!

On another note, we got a new photo taken from Waterview. :) From this picture we can see that MCC Land is building their show flat and the new Street 86.

So the returned 3 units got sold again. I think low sales is expected because people are waiting for the price next door. If priced similarly or slightly higher then qbay sales will pick up again. I think to price it lower the other condo will have to use inferior products or make the units really small.

Next door will sell from 11xx onwards. I remember last year the launch price of q bay only 985 nia.

It depends where you work actually. If your workplace is near q bay then of course get q bay. If you drive then whether is it near mrt or not shouldn't be a concern.

Q bay will top in q1 2016 and will have a supermarket and coffee shops at the bto diagonally opposite in 2017.

And location wise, think Tampines has more potential as the new condo Santorini likely to sell above 1200 psf.

That's why i'm in dilemma. I know Qbay will have more potential for more capital gain, but I would like to move in ASAP.

Guess last month people were waiting for santorini pricing , quality and design. After that some decided to buy qbay after waiting to compare the 2 projects

No lah. The starting phase will be slower because building foundation eats up a lot of the time. Now after all the foundation are done it will be average 2-3 weeks to build one level.
