Entry pricing to Q bay is lower than waterview because of the 1 bedders from 5xxk :D

I remembered the cheapest units in waterview also costed around 650k during preview. :)

Almost the same size as the next door EC Arc at Tampines.

630 units in total (think its a bit cramped). Arc has around 570 units.

At least QBay has 2 tennis courts.

From the site plan seems like the stacks are quite generously and widely spaced out, unlike the recent feo projects. Also, most units are NS facing with no direct west sun and have partial quarry view? V smart indeed .......

Yes, this area will become more vibrant in time to come. Temasek Poly, UWC, SUTD. Changi Biz Park more focused on IT. Already got wafer fabs further down. Still got plenty of land for Science Park with focus on technology and design, etc. Two water bodies for recreation .. an oasis of sorts. and underground MRT extension along T Ave 10 ..easier to build as no services to divert....Q Bay will be a sell-out ...Plots B, C, D will be hotly contested ...:D:cheers4::cheers4:

Don't quite understand why quarry view commands a premium? The "quarry" view we are talking about is HDB sand storage facility. Everytime the wind blows, it brings tons of miniscule sand into your house.

Not to mention the same stretch will be all the industrial sites to be built.

Hmm, the site plan looks a bit too good to be true in terms of spacing, etc. Gonna see the model and actual distance but at 630 units w 2 tennis court, it shd be about same as Arc, consider the latter has a MSCP ... ;)

Airbase also no issue as we are not at flight path, very quiet.
Midges got one time attack, only one night last year...

How fast ? Depend on the econ, takers etc.

With easy reference of the map, Kaki bukit indu. is developing upwards while at tampines industrial, will be coming downwards once land near GF all taken up. :D

Never been to vvip... quite interested on this project. Can gurus in here can enlighten how to go about? Heard some ppl buy without even seeing the showroom.... hm.... aint that too risky? afterall house shopping is a huge purchase in our lifetime..

So far I've been too few projects in Pasir Ris. Ripple Bay, Sea Esta, Seastrands and some in D19. Find Seastrands finishing really nice and until now still can't figure out why it looks big given the same size compared to Ripple Bay... :beats-me-man:

Also been to some old projects but seem like seller these days asking for sky high price especially in D19 :scared-1: so figure out New launch is more worth it now than resale.

Hope guru can give tips

Sis, typically the tent is to get people in and 'sell' them first. They will talk to potential customers... Sell them the condo, features, sizes, developments around, key reasons to buy... Answer queries... Finish, agents will ask for contact... Tell this people they need to deposit checks, etc....

I think this is what u saw... You can drive by and see if agents try to flag u down or not... This happened with SKy Habitat, vision, sea suite, etc...

If we discount the fact that most of the WF series units do not have reservoir view and those that do come at a 100-200k premium, it's true that for own stay Archi has a efficient layout, no baywindow, nestled within Bedok Reservoir Park, nearer to amenities and though it's near HDBs, it has a more exclusive feel as it's the only one on that side of reservoir road as compare to 4 WF projects, but the psf/quantum quite high as compare to projects like WV, Qbay ...

Besides the lack of reservoir view, it is also not as close to MRT as WF series. I think about 400m or 10 min walk, so even if it's underground MRT, still possibly get wet on a rainy day. :)

Wfg hv a side gate just beside wfw. Near stack 11. I think.. max is 300mtr to mrt. But the minus is no shelter :doh:

Oh you know where are the 2 entrances? I was thinking could it be one at Clearwater side and one at Baywater side? It would be good news if they have one more at the extreme west end of the station ie. in front of WFK, then the path would be even more sheltered =)

Sis for own stay I would prefer WV too. It does not have any bay windows and is directly next to the reservoir parks. There r many projects next to MRT, but not many near nature reserves.

For rentals then of cos good to be near mrt la.... But WF series also not near to any amenities right?

With more than $1000psf for 2-bedr aft discount, there is no selection for flooring. It's not marble flooring, but compressed tiles (cheap).
The showrm furnishing when looked from outside, just like another typical low-end furnishing

FEO did not put full force of their sales executive on site, but mainly the agents from Frasers.
